Experience beautiful East Tennesee in epic fashion by staying in this elegantly decorated 3-story townhome. Perfect for groups of 9-12 who want to be downtown. Incredible lighting and decor throughout. Out of the door to the left is the Broadway Corridor & Happy Holler, to the right is Old City & Downtown Knoxville. Just steps from multiple breweries, restaurants, and shops.

Your group wlll enjoy high ceilings, large windows, and impressive artwork throughout. Ideal for larger groups with enough space to spread out, as well as to gather together.

IMPORTANT NOTICE:
The refrigerator is not cooling correctly. We have a service person coming to work on the 15th of November. If they are unable to fix it before you arrive, we will have a mini-fridge dropped off. There is also a separate ice maker in the kitchen so there will be plenty of ice either way.

Professional Management by Halo Hospitality. We will give guests their space, but they will be able to reach out for any issues that come up during their stay.

The Townhouse is in a neighborhood in North Knoxville generally associated with the communities and business along N. Central Street & N Broadway. The City of Knoxville has coined the intersected as the North Broadway Corridor. The area has changed much in the decades since and is currently experiencing a period of renewed growth and public interest.

New points of interest to walk in this part of town include:

Take note: We have not had any issues, but as a precaution we do ask that guests please be sure to lock your car and ensure no valuables are left inside vehicles.

✧Any guest who confirms a reservation will be responsible for damages upto $500. An authorization hold will be placed on your credit card. It will be removed once you check-out and if nothing is damaged.
✧To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, and pass through our verification portal and, in some instances, complete a criminal background check.

✧Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
✧You agree to be bound by our rental terms and conditions.
✧You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
✧You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
✧You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

Please keep the following rules in mind during your stay:
1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Noise should be kept to a minimum after 10:00pm.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6) SMOKING, VAPING, PETS, and PARTIES of any kind are strictly forbidden. In the presence of any evidence of these things, including odor, a $300 “Wear & Tear” fee will be applied in addition to any specific damage or cleaning that is required.
7) Before check-out, we ask guests to begin dishwasher with used dishes (if applicable) and start washing machine with used towels.
8) Please do not leave any doors propped open for any reason. All windows and doors should be closed and locked when not present at the property.
9) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to COVID-19.
10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.
11) It is the responsibility of Guests to complete all check-out instructions for the property prior to 10:00am Checkout. This includes putting trash in the trash bin, washing any dishes that were used, and starting a load of any used towels in the washing machine.
12) Guest agrees that if they have not checked-out by the designated checkout time they authorize the Host to charge the guest for the Hourly Rental rate of $50/hour to the credit card on file.
13) Failure to comply with any of these rules will result in a fine up to $500 at the hosts discretion.

**It is the guests responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum $50 shipping and handling fee which is collected prior to shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

*We are happy to have pets. "Pet fee charge separate from reservation fee for $50/night per pet fee for up to $250 for 1 pet or $300 for guest having 2 pets ." We ask that you don't allow pets on furniture, beddings and that you clean up after them. Pets must be either supervised or crated at all times. Any traces of this being violated guests can be charged up to $300 for extensive cleaning and breaking of house rules.”

Home has great location and quick access to the downtown area. House was clean, comfortable beds with nice kitchen and bathrooms. Parking can be a bit of a challenge as it is on street, but we were able to find spots close enough.

Graduation Stay
Overall- it was GOOD! Plenty of space … decorated beautifully… solid home built in 1900. It was more on the outskirts of the old city than I thought but I had never been to Knoxville before . It was definitely very close to things and parking was convenient but we chose to drive every where we went …We came in town for a graduation. It was affordable and tons of space (3stories ) however all bedrooms are on the 2nd and 3rd level… so lots of stairs . ( something to consider if you have bad knees) Our bedroom light started coming on while we were sleeping and that freaked us out a bit lol we would turn it off and about a few min later it would turn on again! We contacted the property manager and they were quick to respond and said they could check out the issue . The only other thing I would wish is that ALL windows would have a covering .. there were several windows with no way to cover for privacy ( a few windows downstairs and windows on 3rd floor). Also… my husband wanted to add that maybe an alarm or security system would be great for people that are staying there and not from the area since all bed rooms are on the upper floors. There were a lot of homeless people around and a couple of times right outside the town home . The home was stocked off all necessary toiletries and soaps, detergent etc so that was nice .

One Time for the Birthday Trip
The property was in a great location. We had quick access to everything we needed and wanted to do. Good parking was very appreciative. The house was roomy enough for all of us to be under one roof. A good time was had by all.

Cute house; transitional neighborhood
Really cute, well stocked house with lots of comfy beds. Missing a little bit of attention to detail in a few ways (no lamps nor dressers in a lot of rooms) but all in all a nice place. The area is a little questionable…not far from great breweries but unfortunately in an area with a homeless population. That said, it never felt unsafe.

The rental is nice but sparsely furnished and equipped. No bedside lamps except for 1 in MBR. No coffee pot; just a keurig. Limited towel supply thus had to wash for fresh towels. No chairs on front or back porches. Sparsely decorated, I,e pictures on the walls. Limited supply of clothes hangers. No tv in bedrooms expect for the one upstairs 3rd floor. No tv cable access. Limited trash cans. 2nd king bedroom has bed low to ground making it hard for older adults getting up from seated position. It was a convenient location to wedding venue. Located nextdoor to a brewery. Old, historical remodeled home.

Paid premium but we’re not understanding with left items.
The location is great, the house is clean. I chose a “check in” rating of 3, bc unfortunately they did not update the Wi-Fi name and password in Vrbo and we could not work the first day we got there and there was no number to contact property manager, I had to google it, but when I did get ahold of halo hospitality Friday evening and they apologized and got the new updated name and password. I also chose a rating of one star for “communication with property manager” because I left my hairdresser and they charged me $75 to ship it to me. When I communicated with them that I had left it, they said that they charged a minimum of $50 and when it came time for them to charge me, the upped the charge to $75. I received the package yesterday and the shipping cost $11.35. I took a picture and planned to upload on this review but there is no where to add a photo. I rent my home on Vrbo, people have left things in the past, and I shopped items out of common courtesy. I have never up-charged a renter that paid a premium.

Lots of room for a big group to gather when they want and have private time if they want.
Perfectly located in an up and coming neighborhood. The area is still a little gritty, but historic and lovely and we had no worries about safety. It was wonderful to walk into the old parts of Knoxville in the evenings and enjoy the bars and restaurants. Lovely old home that my group will absolutely rent again if we ever get back to town!

The house was well decorated and within walking distance to ole city and downtown Knoxville. There was a brewery and coffee shop within a block of our stay. Would recommend visiting them. Only one television in the living room which utilizes streaming services- no cable.
