It is spaciuos, comfortable and clean. That was what I like most. The only thing I dislike is that it provides only one thin pillow per person and refuse to provide one more even if I'm willing to pay extra.
This was a very nice guest house in a really fantastic location. Walking distance to a lot of really great places, and close to several bus stops that get where you want to go in Kyoto. It IS a guest house, not a hotel, so there is not really a "front desk" and there's not any sort of daily maid cleaning or anything. For us the only challenge with that was timing check in, and if your room is ready you can check in early for 1,000 yen. And then after you're checked in, you're pretty much on your own in a tiny apartment in Kyoto! We were worried about the location being so close to a major overpass, but our room literally faced it and we heard nothing ever. Overall we were very pleased with our stay and would definitely recommend it!
I really enjoy staying here, as it is basically like renting a small Japanese apartment. Unless I'm only staying someplace for a few days I prefer accommodations like this, with a kitchen and washing machine. The small veranda with sliding doors is also nice, as guests are able to enjoy fresh air, unlike most modern hotels where you have no choice but to breath recirculated air. The staff here are also very nice, and made our stay even more enjoyable!
If you're new to Japan, and especially if you're only visiting Kyoto for a few days, you would probably be better off just staying in a regular hotel, but if you're already familiar with this country, and especially for long stays, this guesthouse is an excellent option.
The guesthouse is awesome and so convenient. Everything is really modern and streamlined too. The check in was an ease and the room was simple yet had a lot of amenities. It was great to do laundry in our own room!
Guesthouse is within walking distance of main attractions and also has a bus stop nearby. Staff was very friendly upon arrival. The apartment is clean and comfortable. We didn't understand why there wasn't any cutlery or crockery in the kitchen. It appeared that you rent this for a small fee at reception. We'll definitely recommend staying at this guesthouse.
Best stay in Japan so far. We had everything you could possibly need when travelling. Our own washing machine and drier was a bonus with kitchen facilities in our room. Great stay.
short overnight stay, but surprisingly pleasant experience. Followed instructions via excellent Utube presentation and get to destination without problems. Not far from Kyoto station and easily accessible to places of interest. Quiet neighbourhood, and extremely clean and comfortable accommodation. Highly recommended.
Quiet, clean, excellent. If you are not too good on your legs the 30 min walk to train station maybe too much (but there is a bus). Excellent location for some of tourist sits on foot.

Not recommended this guesthouse
The hotel is actually a guesthouse, which is quite far from the city center and railway station. We had to travel by taxi which costs about $US 10 each way. The hotel is located in a very small street. We were abandoned by the taxi at a corner of the street when he could not find the hotel for us during our first trip from the railway station. It was through the kindness of a lady who walked her dog that we found the guest house. We ran into guests at 10 pm trying to stop people on the street for direction to the hotel. Locating the hotel could be a nightmare.
The office only opens from 9 am to 5 pm. After hours, nobody answered the emergency phone when we called one night because the internet did not work.
They have nice appliances including a range, microwave oven, frig, and washing machine. But there is no cooking utensils or dishes. So the appliances are useless.
The layout was very inefficient. There is no hooks or shelves in the bathroom for towels. No cabinets or shelves in the room. There is no daily maid service. They put extra sheets and pillowcases in the cabinet under the stove, and towels in the closet.
The room is more spacious than rooms in Japan but so inconvenient that I would not stay again and would not recommend people to stay
The room was no frills in terms of decor, but absolutely over delivered for my purposes - which was simply to have a comfortable stay. There was a little kitchen section and the bathroom was a well equipped wetroom. Very easy to check in and out. Wifi worked well.

Great location for sightseeing in Higashiyama. The biggest downside for me is that they would only supply one pillow per guest, and the bathtub was quite small.
THIS PLACE, BOOK IT. We love this guesthouse. The room was big and roomy with a giant bed in the middle and a table and chairs to the side by the patio. Best part? There was a sink and 3-4 feet tall fridge AND a freaking washing machine in the room, which were all separated from the "bedroom" itself. Oh, and that shower. Wow. Japanese technology. The shower room has a tub and a shower area with "dryer" functioning so you can hang your wet clothes to dry! Also, heating function if you want to enjoy a nice hot bath :] No cigarette smell at all and amazing, amazing cleanliness. Check in and out was easy. Room also had a TV that can convert to PC. Yes, it's 2017 but I am amazed! Only "con" for me would be the location for those who want to stay close by to Kyoto Station. Bus 206(?) goes to the station in about 15 min if traffic is decent. Comes pretty often, like every few minutes unless it's Sunday. Within walking distance to Gion and Kiyomizu Temple (15 min or so). Hotel staff was also nice enough to put out a bucket of umbrellas for use in the rain.

Decent value for the price
Great location for sightseeing in Higashiyama. Some taxi drivers had a very hard time finding the place; a more detailed map should be provided. Room was equipped with washing machine and tiny kitchen, which was convenient. We asked for more pillows and were told we could only have one pillow per person, which was not enough for us! Aside from this, the place was not disappointing for the price.
The room was amazing and clean. Getting to the hotel was a little tricky because u have to cross the road and head down under an underpass but the room was equivalent to a five star hotels room. Room comes with a kitchen, bedroom and advanced toilet
Very clean and new apartment style hotel with kitchenette, spacious bedroom, and high tech bathroom. The room is a lot bigger than your traditional Japanese hotel and even includes a small balcony. There is a washer in the apt and you can dry your clothes in the bathroom using the high tech air system. It's all in Japanese but there's an instructional Manual in the room to follow. The kitchen includes gas stove and small fridge and freezer but doesn't include any utensils (you can rent them from the office for about $5). There was no daily room cleaning which we didnt need mind. Finding the place was a bit difficult with google maps and the hotel's instructions but we managed. It's in the back of a quite neighborhood under an overpass yet surprising still very quite.The staff will not let you check in early no matter what so plan your day ahead. You can leave your luggage at the office if you arrive early but if you plan to stay in Kyoto after checking out you must store your luggage somewhere else (we did it at Kyoto station). There is a Lawson convenience store just 5 min walk away where you can get everything you need including the day pass for the city bus. It's definelty worth getting since there are no trains nearby. Everything else is within 20-30min walk. Kiyomizudera temple Is right around the corner (10min) and the closest train station to get to nara is about 25min walk. Overall it was a very nice hotel for the price and We would definelty stay there again!!
It was perfect room for us. This room was cozy, clean and price was also reasonable. Small spa-bath helped us to release our feet. Next time, I will choose here again.
