Summary:
*Under new Management as of 1/15/25* Treat yourself to a wonderful stay at this 4-bedroom, 2 bath home in a well-established and safe neighborhood. This location is perfect for small and large groups alike. This house features four new bed sets, high quality couches, a 65-inch TV with Netflix access in the living room, and a TV in the master bedroom. Fast Wi-Fi, a fully stocked kitchen for all your cooking needs, and the best new mattresses will ensure you have a comfortable and enjoyable stay! Message for monthly rates.

The Space:
Each of the four bedrooms feature new furniture with the most comfortable mattresses you will sleep on while traveling. The first bedroom has a queen bed and a Roku enabled TV. The remaining bedrooms also have queen beds. Each bedroom has new comfortable pillows and linens that match the room's decor as well USB bedroom lamps and sturdy nightstands.

The living room features plenty of seating with comfy new couches that also allows for an additional place for a guest to sleep. This area has a 65-inch Roku enabled TV with Netflix and local channels already setup for guests to use. You're welcome to download any other channels and use your own logins to watch whatever you like as well as use the screen mirroring function to mirror from tablets and laptops.

The kitchen is stocked with everything you need to cook your own meals during your stay and the laundry area is located just off the kitchen. Also near the kitchen is a workspace for any business needs while traveling.

The dining area has a table with enough seating for guests and friends to stop by.

The bathrooms are clean updated and stocked with all the linens and toiletries one might need throughout their stay. The hair dryer is mounted on the wall and other miscellaneous items are stored in the cabinet space under the sink. Shampoo and body wash is provided in each of the bathrooms.

The backyard is large fenced in and includes plenty of room to enjoy the West Texas sunsets. The pool is available to use by guests and is taken well care of.

The garage is not available but parking in the driveway has plenty of space for 2-3 vehicles. There is always free parking available on the street.

We look forward to hosting you at 806 Estate. We do require an electronic rental agreement to book this property so please reach out with any questions or concerns. For the safety and security of our guests, there are cameras at the front and back entry doors that record with motion.

Parties are strictly prohibited at this property. Any violation of this rules will result in an immediate $500 fee.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. Service animals require proof of registration BEFORE booking.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

All areas of the house are available to guests with the exception of the locked cleaning closet and garage.

The Neighborhood:
806 Estate is located in a very safe, well established neighborhood located in south Lubbock. Very easy access to shopping (supermarket is 1 mile away), dining, and entertainment. This house is a 10 minute drive to the SW corner of TTU campus.

Getting Around:
Located near 92nd and Indiana and close to everything. Main roads Indiana and 82nd Street are nearby, as well as Loop 289. Quick access to everything Lubbock has to offer! Other than Uber, Lubbock has poor transportation options, so it is recommended that you have a vehicle. Depending on your plans, you may be able to get by without a vehicle - let us know and we can help you decide!

Any credit card fees charged when booking will not be refunded if a trip is cancelled.

House Rules:

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Once you have booked, please refer to the check-in instructions for entry codes that are sent out the day before your stay. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. We pride ourselves on our quick responses. Let us know if you're looking for restaurant recommendations or something to do!
