Good if you value the location more than the room.
The staff in the reception were kind and helpful, but unfortunately the room and breakfast brings down the overall experience. The room was showing a lot of wear and tear, broken tiles in the bathroom and big stains on the carpet, curtains and bed. The breakfast felt very dull, the scrambled egg tasted like it wasn't made out of proper eggs and the bread was very dry. Overall conclusion is that I will try a different hotel on my next visit in LuleƄ.
