The original details in my Midtown Colonial apartment are sure to give you a sense of life over a hundred years ago. The original oak floors, woodwork, and fireplace surround have all been restored and refinished.
While a brand new spacious bathroom with floor to ceiling tile and a giant rain shower head bring you a bit more into modern day. I think my place is extremely cozy with several different sitting areas and a working electric fireplace to boot. I hope you enjoy it as much as I do!
The numerous windows keep my place open and bright with a well laid out floor plan. The brand new bathroom is on one end of the apartment, kitchen and living area in the middle, and the bedroom on the opposite end from the bathroom.
I've tried to set it up so you have several different sitting areas; a couple in the living area with either a comfy sofa or a relaxing chair facing the smart TV. A small kitchen table with a couple bar stools is also a good place eat a meal you brought in from one of the many nearby restaurants or a meal you prepared yourself in the equipped kitchen with all the essentials (salt, pepper, olive oil)
In the bedroom, turn on the electric fireplace that puts out a good amount of heat and get some reading done or use the antique desk in the corner for when you need to buckle down and handle your business.
This is just one apartment in a building of 8. There is shared laundry in the finished basement in the rear of the building downstairs
The property is in the front of the building so it's closest to the street in front which has no parking restrictions - but you are also welcome to park in the private parking behind the building (access from the narrow driveway to the left).
You will have full access in the apartment; there are no locked doors or cabinets.
You'll receive a digital code a three days before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message.
I will send you a text with a link to my guidebook I'm working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info
Walk out the front door and 100 yards down the street brings you to a bustling corner with a jazz restaurant, Moroccan and Mexican restaurants and, of course, a delicious BBQ joint. Keep walking or take a short uber another .75 miles to Overton square, one of Memphis' most happening areas with a host of other restaurants and bars.
Head downtown the other direction in a short uber ($6) and you'll find yourself engulfed in Memphis' blues scene on the famous Beale street.
In addition to the many great eateries (which you'll find in the guidebook i'll send you) there are several parks nearby and places to relax.
Uber or Lyft are readily available and definitely the best option.
There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown.
The whole building has a total of 8 apartments and this apartment is on the second floor towards the front of the building.
There is also a shared patio on the second floor that you are welcome to use and relax :)
You also have access to laundry in the finished basement down the stairs in the rear of the building and are welcome to use the laundry detergent. Please just remember to take your clothes with you and not leave them down there!

➤ Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
➤ If you are a local resident, you must contact us before booking
➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
➤ No parties or events allowed
➤ No Pets allowed.
➤ Guest must provide us with a valid ID that matches their credit card information
➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
➤ We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
➤ We would like to inform you that a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
➤ For your security and protection the property is equipped with an exterior camera
➤ Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
