The master suite is beautifully furnished with a king bed, HDTV, and a spacious bath with double granite vanity tops, updated cabinets, a spacious tiled shower and soaking tub. The second bedroom offers a queen bed with access to an updated second bath that opens to the hallway for convenience. Expansive sliding glass doors open from the living area to a large, well-furnished balcony with views of the sandy white beaches of the gulf. For your convenience, there is a stackable washer/dryer and WIFI is complimentary.

Tops'l Resort offers over fifty acres of lush landscaping with approximately 600 feet of private beach. It features world class tennis courts, two restaurants and swimming pools. There is a nearby fitness center at Grand Boulevard that is available at an additional cost. Tops'l Resort also has its own beach service (chairs & umbrellas) available for guests to rent.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Beautiful place well decorated. Super friendly host. Few light bulbs were out. Secondary shower wouldn’t drain well. Could never get the main tv in the living room to connect to the cable to watch tv. But the view and furnishings of the place were awesome. We would stay again. Great little bar and grill at the pool and a beautiful beach.

Summer Stay
The check-in process was extremely easy, and we were able to communicate via text. The condo is on the 12th floor and has a decent view of the beach (you have to overlook the building next door) so the 12th floor was good. The unit was clean and well equipped. Be sure to read the guidebook the property management company sends prior to check in. There were a few stains on one of the sofas and the tub had dried paint on it, but for the most part, the condo was great. The balcony is one of the largest I have encountered. You can sit out at certain times of day and enjoy sun or shade. The condo is next to the Hilton Sandestin but there is no way to walk to Seagars for dinner without taking the beach. Some sort of gate to pass through would be nice. There are beach chair rentals, but I would suggest either reserving or getting to the shack early as they fill up fast and they are many rows deep. There is a decent bar/food shack by the pool area that was open from 11-8. Overall, I would rent here again. The guidebook really does tell you everything you need to go before you arrive.

Bedsheets were dirty on arrival. Needed to wash all of these ourselves. Freezer did not work despite adjusting temperature to “freeze” multiple times. Had to throw away some groceries. Would recommend a new fridge. Lastly, would have appreciated more than just one day of kitchen and bathroom supplies as well as more towels. Check in was easy. Ample parking. Multiple Dolly's available to load and unload luggage. Furniture was up to date in living and dining areas. Location to beach, pool, tennis, and basketball court was excellent. Fantastic view of beach from balcony.

Tops’l resort is in a great location. Best beach front in the area for guests and residents only. Pool areas were clean and well maintained. Our unit was another story. The carpet was dirty, ice & water did not work on fridge, mattresses, pillows, towels, need upgrading. Better bring extra paper towels, toilet paper, soap, dishwashing, and washer machine detergent. You only get one of each.

Overall, I loved it! However, if possible, please let renters know if access to in-house beach toys, chairs, and equipment will be permitted. Some owners do this, some do not. It would be nice to know before arrival to property.

Loved this spacious beautiful property! The large patio was beautiful and the location and beach access was superb! The cafe by the pool was excellent. My only negative comments are pretty minor: tissue boxes would have been nice and you might consider replacing the outlets as they are super loose, especially the ones on the island.

Absolutely beautiful place enjoyed our stay the only issue was the code to use the hot tub area. I got it 5 days into my stay then they closed that area for two days and by that time was leaving to come back home. Plus had to walk further down in the morning to the next building if I wanted to take an early walk on the beach because no beach access during certain hours. The property was beautiful the condo beautiful.. very relaxing. The beds were comfortable.. nicely decorated, master bath gorgeous... overall a nice week there would stay there again.

the condo was outdated and had very poor quality cabinetry . The utensils , cutlery and dishes etc were all of the lowest quality and dirty . the appliances except for the washing machine were old . The freezer made ice at a snails pace . the cook top was horrible , old and dirty . the bathrooms were dirty and no one had cleaned the commodes and the shower curtain was slimey and rusted . Paint was peeling off the bathroom wall . Towels seemed to have been bought from a thrift store The only thing that was good was the beach access . I was there with my kids and they were just happy to be next to the sea . If it was just me I would have checked out in the first 30 min

Beware of amenities
Falsely advertised as having a fitness center as an amenity. Upon inquiry there was an independent fitness center off site (down the road 1mi) at an additional fee. Property management company, Beach Blue, refused to admit this was false advertising. In my opinion Amenities are generally onsite and included so not sure what their definition of amenities would be. Condo has a nice location but was not very clean with mold and sand in the bathrooms upon arrival. Note we had a 5p check in which is in the fine print and not the advertised 4p. Also in case you haven’t heard, don’t fly into or out of VPS on Saturday. Absolute chaos would be an understatement. 3.5 hour TSA and bag check lines which is outdoors.

The condo itself is very nice and the location is great. A few reasons I scored lower overall: the master bedroom mattress needs to be replaced (sunken in on each side from memory foam with raised area in the middle), could use some blackout curtains in master bedroom (bright as noon by 5:36 am every day - fine for a work day, but not when I’m on vacation), shower head in second bathroom needs to be replaced (water stream so hard the kids couldn’t use it so left us with one shower), and carpets need to be cleaned in bedroom and living room. We did receive a notice before we arrived about toilet paper, but really???? We paid a pretty penny for a week stay and you only give us one roll per bathroom, plus only one small trash bag for the kitchen?? Seriously?? The site is also under construction so you have to walk around to get to the beach. Other units under construction too, and elevators were constantly being worked on, so you are fighting for an elevator with other guests and construction crews with only 2 people or 1 family per elevator at a time due to COVID. We would typically take the stairs, but hard to go up 12 flights with luggage. Zero crowd control at the one pool, so people on top of one another during COVID. We typically only go to the beach, but sometimes nice to end the day with a jump in the pool... due to crowds we stayed far away!
