Perfect downtown location 2.5 blocks from Main Street and just off Center Street. Beautiful 3 Bedroom, 2 Bath Townhome in Downtown Moab with a 2 car attached garage and private back yard. Relax in your very own private hot tub while enjoying views of the Colorado River Portal. Your kids will love swimming in the year round indoor swimming pool; the only vacation rental complex to feature this. Located next door to Arches East and Arches West, we can accommodate large parties of up to 27 in side by side units. Stay connected with High Speed wired and Wi-Fi internet access. Use the included BBQ to grill up an inexpensive meal. There's plenty of parking; your toys will be save in the 2 car garage, and your trailers can park on the north side of Williams Way. The Custom Master Bedroom has a King size bed and has been expanded to include an office area. Use the sliding glass door to walk directly out to the private hot tub. The 2nd bedroom has a Queen bunk bed, and the 3rd Bedroom has 2 twin bunk beds. There is also a rollaway bed and sofa sleeper providing additional sleeping options. Ideally located in downtown Moab, you are close to Main Street, as well as the brand new Moab Recreation and Aquatic Center. Also located nearby are the Moab Library, the Mill Creek Parkway, and the Moab Information Center.

This is a pet friendly condo. There will be a $20/night fee for each pet. If a pet fee is not reflected in the charges at checkout, it will be added by our reservations team before you are charged.

In order to protect you and the property we have partnered with Safely, a 3rd party screening and property insurance company. This screening is very quick and simply verifies your ID and checks against criminal and internal databases. It provides peace of mind should any small damage occur during your stay, and helps to eliminate credit card fraud. You should receive an email from Safely shortly after booking (please check your SPAM or junk mail). Please follow the included instructions to complete the process and verify your reservation. Special monthly rates for Safely Insurance and Screening are available for longer stays and may be added on to stays over 30 nights after booking. Please contact Moab Lodging Vacation Rentals with any questions.

Cancellations will result in a minimum $45 cancellation fee. Cancellations within 14 days of arrival carry up to a 50% cancellation fee, and cancellations within 2 days of arrival carry up to a 100% cancellation fee. There are no refunds given for inclement weather, flooding, natural disasters, loss of power, etc that are beyond human control. All efforts will be made to keep you comfortable; if we need to move you to another location, we will do so if possible, given availability.

Cottonwoods townhomes do have access to an indoor shared swimming pool. It is controlled & operated by the Homeowner Association. While there are specific dates that they are scheduled to be ‘open’ there can be closures caused by inclement weather and/or equipment failure. Such closures are completely out of the control of Moab Lodging and Property Management. No refunds are given because of an inability to access swimming pool or hot tub facilities.

Great time, great property!

The home was clean, spacious, well located and had a private fenced yard (with a lovely view!) along with the perfectly working hot tub. You wouldn’t know by the cleanliness that they allow pets and we were so happy they did.

The layout was great for our group, lots of bed options. The hot tub was nice and warm. It was nice to have a garage for bikes and cars. The family room and kitchen furniture were good quality and new. The fireplace kept us nice and warm. The bathrooms show wear and tear. The kitchen (and oven especially) are shabby—we had a gas leak issue the first night when we tried to cook and were not able to locate management, in fact they never responded to the voicemail and email about this issue. We resolved it by going to buy a lighter and re-igniting the pilot light. The king mattress is lumpy and should be replaced. I wouldn’t stay here with 14 people—the four person bunk bed is wobbly and hard to sleep in with someone on top. We were glad to have the pull-out bed as another option. The floors were quite dirty. Our socks were black in minutes. We wore shoes the whole time after that discovery and were glad our youngest is no longer in the crawling stage. A few inaccuracies about the listing: it says there is a pack n play. There is not. We brought one just in case and we’re so glad we did. Second, the mention of an indoor pool is misleading. You assume it will be warm in winter because it is indoors. Truly, the water is colder than melting snow. It is unusable. We had to call management for the pool code—the code in the condo was wrong. We realized after that we received an email with the pool code in the subject line, but it wasn’t clear that this was the pool code. Finally, management wasn’t real responsive. In addition to the oven issue, we asked for more towels, garbage bags, hand towels and washcloths. We got more towels, but a subsequent communication from us was not addressed. The listing advertises 12 people, and we were given bath towels for 6 and maybe 3 washcloths and hand towels. There should be full sets of bathing towels, hand towels, and washcloths for 12 if this is your listing. We shouldn’t have to contact management for that. Overall, it’s probably in line with what you pay for considering other Moab locations, but a few changes that don’t require much effort would make the stay more comfortable.

Perfect Base Camp
My boyfriend and I stayed here for five nights while traveling to Moab to hike in Arches and Canyonlands parks. This place was perfect for a quiet getaway! We loved having a full kitchen to make all of our meals in, and we looked forward to relaxing in the hot tub at the end of each hiking day. Very clean and spacious and exactly as advertised. Would definitely stay here again.

Beautiful home in an unbeatable location!
This home was more beautiful than the photos show. Checking in was very easy, use of the garage fantastic, the fenced backyard with private hot tub was perfect. There is a washer and dryer, stocked kitchen (but be sure to bring your own salt & pepper- no spices/oil/coffee), 2 car garage, beautiful photographic artwork, vacuum cleaner, coffee maker & blender, fireplace, large tv in the family room as well as tv’s in the master and secondary bedroom. There are sliding doors off the master bedroom and one of the bedrooms that lead to the backyard where the hot tub is and a sliding glass door near the front door leading to a side patio with a cute table and chairs- perfect for an evening cocktail or morning coffee. Wi-Fi was fast and I was able to bring my dog. I couldn’t have asked for more when I booked this home for a getaway. I worked from the home all week and was able to take beautiful hikes every afternoon. I was joined by my husband, daughter and her friend for the weekend. We had a wonderful time and couldn’t have asked for a better space in a more central location than this home. Will definitely be back!

Great base camp for adventures
Used this as a base camp for a big bike ride my husband and his friend were taking on. Having access to the garage was really helpful to lay out all the gear. I was able to have a comfortable and productive work day with my two dogs while the boys were biking. When they got back the hot tub was waiting for them!

Convenient location
Rental was large, modern, and clean - would be great for large groups. It is also located in walking distance to town which is nice after a long day of outdoor activities. For my fellow dog owners, please know that the backyard is not fenced in. There is a section of fence that has fallen down, which appeared to be the case for some time. Made it tough to really enjoy the outdoor space.
