Spacious apartment, elegantly furnished, offers a large dining room with living room equipped with flat screen TV, two spacious bedrooms with beautiful frescoes and vaulted ceilings. Beds have memory foam mattresses, to ensure the best possible comfort. From the sofa bed in the living room are two beds obtainable. The master bathroom has a bath Victorian style and the other bathroom has a shower. The kitchen has a microwave, induction hob, dishwasher, refrigerator, juicer and espresso machine.
The residence is surrounded by a garden, equipped with table and chairs where you can eat or relax in the shade of the trees.

A grand apartment in Tuscany!
We thoroughly enjoyed our stay in this beautiful, ground floor apartment, of a grand Italian country house. From the moment you enter its cool interior, you are immersed in Italian history with the stunning ceiling paintings and artwork. The furniture is traditional and suits the style of the apartment. Beds are very comfortable with cool linens, and there are all the appliances and kitchen equipment you might need to enjoy your stay. There is parking outside the property and a small garden to enjoy cooler evenings. Giulio is an excellent host. He was there to greet us, and always available to help or advise without being intrusive. There are interesting places to visit from the location of the property and there are some excellent ideas and itineraries provided by the host for you to peruse. Highly recommended!

Wonderful Property
This is a very impressive property. We had a great stay at the location and give it our highest recommendation. We traveled as a family of four, and it was perfect for us. One room for us, and one for the children. Communication with the owner was easy and very responsive. We were there visiting family throughout Tuscany and used it as a base because of its central location near Pistoia, Lucca, Firenze, and Pisa. If you end up staying here I highly recommend you give the Villa Giusti thermal pool and caves a try, as they are walking distance. We had an unforgettable experience there. Our highest recommendation.

Beautiful home in the heart of Tuscany
We had an amazing time staying at this beautiful historic home. It's central to most Tuscan towns which we were able to reach by car. It's also walking distance from the beautiful Grotto Giusti thermal spa which we were able to enjoy, as well as an amazing traditional Tuscan restaurant. The hosts were incredibly kind and helpful, including providing us a trip to the local grocery store. We would absolutely stay there again.

Excellent stay!
We had a wonderful time at this property. Our host was available to answer any questions and left a detailed list of interesting things in the area to do and see, which we really appreciated. He even left us a delicious bottle of wine to enjoy. The property was immaculate and beautifully decorated. We felt as if we were in a museum. The garden was lovely and we had everything we needed for an enjoyable stay. Restaurants were close by - walkable, but not super close, so we chose to drive. Parking was in front of the home. The location was great to visit several areas of Tuscany. We thoroughly enjoyed our time here and would love to return one day.

Spacious and relaxing for day trips in Toscana
The apartment worked beautifully for our handful of days, which was our first visit in this part of Toscana. The bedrooms and bathrooms are spacious, and the apartment feels clean and comfortable. Giulio is a responsive host, and he graciously allowed us to adjust our time of arrival so that we could have more flexibility and take our time while driving in Toscana. Even though our day trips did not allow us to relax in the outdoor areas, the garden is colorful and carefully maintained; plus, there is good, clean furniture that invites a nice afternoon. Particularly during this year of the pandemic, we organized our trip to travel to places where we could walk outdoors, enjoy the architecture, and dine in smaller bars and osterie. The drive to San Gimignano is easy and scenic. In the other direction, we would love to return to the lively streets and bars of Lucca, which is an easy trip for even a long afternoon. (Another review states that “[t]he villa was the perfect spot to take our day trips to all parts of Tuscany and Umbria.” While the hill towns of Toscana make for a nice day’s drive, we believe that the apartment is a bit too far from Umbria for a back-and-forth day trip.) The only inconvenience during our days was the WiFi service, which twice failed. Each time, the WiFi resumed pretty quickly. Overall, we hope that Giulio continues to make the apartment available because, if we can, we would look forward to plan another visit.

Outstanding in every way
My family and I recently spent a week renting this absolutely beautiful home in Monsummano Terme, Tuscany, Italy. The rooms are all large, the kitchen is very adequately equipped, the home was spotless. Our hosts Rita and her son, Giulio were the perfect host. They were available when we arrived and were very hospitable in every way. The decor of this home is stunning. The A/C in the master bedroom and main hall of the home kept us comfortable cool in the evenings when we were at home. The home is very conveniently located to many beautiful Tuscan Villages. We visited Monsummano Alto, Montecatini Alto, Montecatini Terme, Collodi, Vinci, San Miniato, Montecarlo, and Lido di Camaiore. Monsummano Terme is a beautiful town and has all of the amenities a traveling family needs. We walked into the town piazza each night for gelato. Also there are many grocery stores nearby where you can purchase foods to prepare in the house. I just cannot say enough about how wonderful this home is. We enjoyed our visit immensely. Grazie mille a Rita e Giulio!

Wonderful Experience in Tuscany
5+ Stars !! This is an outstanding property, and our Hosts Guillio and Mama Rita went above and beyond to make our stay exceptional. If you are looking for a beautiful villa in the heart of Tuscany, this is it. Monsummano Terme is a charming Tuscan town, with excellent restaurants close by, and coffee/bar across the street from the villa. We stayed for 8 nights, and didn’t want to leave. Beautiful apartment in a perfect location
We stayed here in June this year for 18 days and as soon as we arrived Giulio was there to greet us. He made us feel very welcome and showed us around the apartment and garden while explaining how everything worked. The apartment was spotless and the beds were extremely comfortable. He was always available if we needed help and he was very knowledgeable about places to visit and left us a list of the places he recommended, which were numerous. The air conditioning kept us very cool in extremely hot weather, which was very welcome. We were very close to the town which was charming and has a lot of history and there is a pizzeria within walking distance of the apartment. There were 2 very good supermarkets within a few kilometres (Co-op) both in Monsummano and, Montacatini, which is the next town and very close. The owners of the house looked after us very well and gave us lots of good advice. When we got back each day after our visits out, it was really nice to come back to a lovely cool house (the walls are extremely thick and keep out the sun's rays) and it felt like coming home. We would sit in the garden with a cool glass of wine and relax in the peace and quiet and marvel about what we had seen that day. There was everything that you would need in the apartment for a wonderful holiday. It was close to all the major tourist attractions, Sienna, Pisa, Florence and Lucca and the seaside resorts were in easy reach by car. We had a wonderful time there and will definitely go back without hesitation. Thank you Giulio and your wonderful family!

The villa was the perfect spot to take our day trips to all parts of Tuscany and Umbria. We were able to come back to the villa and rest for another day of adventure. Fantastic stay
This was one of the most beautiful places I have booked. It is truly Italian, exceptionally clean and comfortable. The suite is very large and well maintained and equipped. Guiano was very helpful and pleasant and always available if you needed something. I would Highly recommend this to anyone. The location is great. Superb
This is a superb property. Spotless clean, fantastic service, ideal for travelling to popular Tuscan destinations. We are a family of 2 adults and three children (16, 14, 12 years) and spent 6 days here. It is an ideal base I for a family holiday. Giulio is a gentleman and looked after all our needs. The bedrooms are fantastic; the 3 children shared one bedroom comfortably. We ate out all the time as restaurants were good, reasonable and within easy drive. A local bar is conveniently located across the road from the property. While the thermal spa is beautiful for a relaxing day, we also recommend the local public swimming pool for families with children (€8-€10 pp). We visited Florence, Pisa, Lucca, Pistoia, and experienced the amazing Palio in Sienna. A fantastic holiday. Highly recommended.

Giulio and his mother were excellent hosts. The apartment was extremely clean and neat. The apartment was stocked with sufficient supplies. There is a an excellent restaurant located a short 10 min walk from the house. The Grotto Giusti Spa was a much needed treat which Giulio recommended and even had a discount for. Beautiful Home
The home interior is as beautiful as the pictures. Like living in a museum. Guilio and his mother very gracious hosts. Home well appointed with good amenities. Only problem is that Monsummano Terme is a little small in terms of restaurants. Fine if you eat in but dining out not great. Good restaurant down the road but closed for one weeks holidays when we were there. Recommend trying Montecatini Terme nearby.

Experience life in a palace situated between Florence & Pisa (a perfect location for day trips)
This apartment is a dream if you like antiquity and design; it has beautiful decoration, spacious rooms, lots of woodwork and it is immaculate. We were greeted by our host, Giulio, who made sure we had plenty of information about the region in order to enjoy our stay at the maximum. This apartment comes with all the conveniences of a home, even with a garden dining area. The apartment is at a 5 minutes walk from the Grotta Giusti resort which I highly recommend if you are in a mood for spa treatments, mineral swirl pools, underground adventure and luxury…my sisters and I were totally satisfied. We tried three of the nearby restaurants on top of mountains with panoramic views… all had great food and spectacular surroundings . We had a car which made it easier to travel all around the area and were glad to have our own easy parking spot that came with the apartment. We only have compliments to give to Giulio.

This is an absolutely beautiful property in the lovely village of Mosmmano Terme'!
My wife Julie and I just returned from an amazing two-week visit to Monsummano Terme', Italy. We had the great pleasure and tremendous good fortune of staying in an absolutely beautiful 1500 square foot, two bedroom, two bathroom flat owned by Mr. Giulio Casciana, and his lovely mother Ms. Rita Casciani. We were remarkably pleased with our lovely accommodations and the hospitality of this wonderful family. Upon arrival we were met by Guilio and Rita and found the flat immaculately clean and beautifully furnished. The kitchen is fully equipped with nearly brand new modern appliances to include a dishwasher and all of the necessary cookware, flatware, dishes one could hope to find. The beds were very comfortable, and all of the furnishings were gorgeous. This flat also has air conditioning which we enjoyed as it was over 90 degrees each day of our stay. A washing machine is also available on site, but be prepared to air dry your clothes. This home is located across the street from a small cafe' and cappuccino bar, and within easy walking distance of a delightful and delicious local restaurant. We also enjoyed a number of nearby hiking trails which allowed us to explore the nearby foothills. All in all, we had the best vacation we've ever enjoyed, in large measure due to the kindness and gracious generosity of Guilio and Rita Casciana. My only recommendation is American guests should purchase and bring a 110/220 electric transformer for lap top computers, cell phones, digital cameras, and personal care appliances. Visitors should also brush up on your Italian language skills. While Guilio speaks excellent English, most of the local population does not. As Julie and I have both traveled extensively overseas for both work and pleasure, we both agreed that the time we spent in Monsummano Terme' was the best travel and vacation experience we have ever enjoyed. We absolutely loved this flat, the village of Monsummano Terme', and the Casciana Family. We hope to visit again in the future, and encourage you to do the same. This is a "Five-Star" HomeAway accommodation!

Clean, spacious, close to autostrada, convenient, gracious hosts, very comfortable
I can't think of anything negative to say. Giulio and Rita could not have been kinder or more helpful. With a kitchen, a TV room, 2 large bedrooms, and 2 full baths with air conditioning, what's not to like. You walk out the door and you're looking at the beautiful Tuscan hills. Close by is a local bar if you want a drink or quick sandwich. An excellent ristorante, where many local folks go, is less than a 10 minute walk. A nice modern grocery store is 5 minutes by car. Using this historic house as a home base, we were able to not only enjoy nearby Montecatini and Pistoia, but made day trips to many special spots---Florence, Lucca, Portofino, Bologna, Barga, San Gimignano, Vinci and Siena. We were easily able to get back to the house at night. The price is very reasonable too. So, it was a 5 star place all the way for our family.

Great Rental Property
Giulio and Mrs. Rita were perfect hosts for our five night stay. He answered questions we had regarding sight-seeing and even gave us a few suggestions on places to see and restaurants around the area. Mrs. Rita does not speak much English, but we were able to communicate enough. She is a breath of fresh air! We did go to the Grotta Giusti for an afternoon of relaxation the first day that we arrived to the home. This was only a five minute walk from Giulio's home which was very convenient. The home was spacious and very clean with comfortable beds in both rooms. There were four (women) of us staying at the rental, and we were all able to get ready for the day between the two bathrooms. Monsummano is a nice quiet city located between Lucca & Florence. Unfortunately, we did not make it to Lucca, but did take the train into Florence on two days. The cost is about 5.50 Euro/person to Florence and takes about 45 minutes to get there. This is much more convenient than driving and trying to find parking in Florence. If we ever get the opportunity to visit Tuscany again, we would book this rental again. Thanks for your hospitality Giulio & Mrs. Rita!

In about 5 decades of travel in most continents this was superb.
Large spacious rooms with frescoes to admire as advertised,welcome biscotti, fruit, wine and many other base items. However the real treat was the location on the edge of town with lovely walks up hills for fantastic views over surrounding land. We were able to walk to restaurants, shops and one night on way home saw first ever firefly display. The other benefit was the warmth and spontaneity of hosts. We knew two people in Italy-- Giulio and his mother, Rita. One day having walked into town to buy birthday cards and have a nice coffee we returned for lunch via supermarket where we bumped into Rita! Immediately we were offered a lift home and on delivering parcels to house she suggested we share lunch with her. What a treat to have home cooked Italian food! Giulio is one of the most considerate,generous hosts with time and energy to help. Again we were invited to join him and lovely girlfriend and enjoyed one of the most special days of my life-- visiting three medieval villages, walking in woods with robinia trees in full flower and scenting the air and daring to traverse high swing bridges! Thank you to three beautiful new friends for going well over the required effort -- maynyou in turn have lovely holidays in future.

Beautiful and peaceful
This rental is one of the most beautiful places we've stayed in. The 2 bedrooms are HUGE, even by North American standards (we're Canadian). The bathroom with the footed tub was also huge. There was lots of hot water available when needed. The kitchen was well fitted with the ability to prepare meals. The beds were comfortable and, with the shutters and windows closed at night, it was dark and very quiet. The laundry facilities are just outside the unit, and it was wonderful to be able to wash clothes while we were there. Giulio and his mom were so kind and helped us with anything we needed. He also suggested a number of great places to visit once he knew what we were interested in seeing. We enjoyed our time here greatly, and would highly recommend it for anyone wanting to stay in the area. (Lucca, Volterra, Pisa and other places are all within easy driving distance.)

Marvellous Monsummano Terme
This is a beautifully maintained, spacious, well equipped, exceptionally clean and nicely decorated apartment with lovely linens and towels. It has ample parking and is located near several safe and quaint villages. A car is a must but it is close to the local train station that makes travelling to Florence, Lucca, Sienna, and the Cinque Terre, etc., easy and hassle free. Finding parking in these villages can be a bit of a challenge so taking the train was helpful. Giulio and Rita (mother and son) were exceptionally helpful, responsive and kind. They go out of their way to ensure that their guests feel welcome, take the time to explain where and how to get around and what to see. Giulio offers to take people on tours and he is very genuine and kind. He responds promptly to all emails. Written material, maps, discounts on restaurants and spa treatments are available and helpful when booking this property. If you like a combination of quaint with access to a multitude of villages and cities then this is a lovely place to stay. The hosts are marvellous and would highly recommend this rental property.
