CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the trash compactor in the back of the parking garage, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.

CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

CLEANING & REPAIRS: All units have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Manager’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach.

ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Manager or Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters` negligent acts or omissions.

CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.

FURNITURE: All furniture must be returned to its original location on Guest`s departure or an additional charge will be made. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.

USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Manager and Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out NO

PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Manager`s advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.

NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the unit by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. NO EXCEPTIONS

PETS NOT ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.

CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.

CHECK-OUT PROCEDURES - Renters are responsible for collecting their belongings and taking trash to the large trash cans near the elevator upon check-out. Please ensure that the door is locked when you leave.

HOLDING OVER: Because of the nature of Manager`s business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Managers business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest`s unauthorized "holding over" period. In the event, Manager may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Manager to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Manager’s prospective business advantage. In addition, we will charge $100.00 an hour past 10:30 a.m. on day of check out.

Construction near property, outdated condo.
Major construction project literally next door. Very noisy from 7:30 am to some days as late as 6pm. We were not notified of this before arrival or when making the reservation. Condo was clean, but outdated.

We chose this unit for the view. This was our first time to the East Coast beaches and we were not disappointed. Far enough away from all the major attractions, but close enough to walk on a stroll. Perfect location for a quiet getaway with options. Honestly we didn't step foot on the beach for the first two days. beach for two days

Not What I was Expecting
The overall property is very dated. There was a giant cockroach on the floor when we got there. The walls are all scuffed, trim pieces broken. You could feel springs in the king size mattress. The pillows on the bed - 2 were lumpy, and 2 were flat. Definitely well past time to replace them. The pull out couch was something from the 80s, so the mattress was all of 2 inches thick. You could feel every bar and spring in that one too. There was also only 1 extra pillow for the pull out. So, it is advertised as sleeps 4, but they probably wont all have pillows! There was only 1 roll of toilet paper, and 1 trash bag. So I had to purchase more to get us through our week long stay. The street it is located on, is was super noisy, cars/motercycles revving engines until the early hours. Car radios loud enough you could understand lyrics, even 11 floors up and opposite side of the building. So, before booking this location, make sure you are okay with all the noise. We were not able to relax in the evenings due to all the noise. Definitely not a peaceful area of the beach. The check in/out process was easy, the view was great. But the actual property was not so great.

We greatly enjoyed our long weekend celebrating our 35th wedding anniversary. The view of the ocean from the balcony is breathtaking. The condo is in a great location with some shops and restaurants within walking distance. Short distance from the area attractions. We highly recommend this condo.

Enjoyed our vacation very much. This property was perfect for two people. Loved the location- close enough (within walking distance) to the fun and “razzle -dazzle” of the Boardwalk but far enough away that our section of beach was not as crowded and it was not noisy at night. Great views and breeze on the balcony. Loved that it was an end unit- only had neighbors on one side. Very little communication was needed with host because everything was so easy and efficient, but the one time we did have to contact him it was quick and easy and response was immediate.

Brad was easy to work with and quick to respond. Check- in and check-out are very easy. There's a convenience store on the main level of the building. Although small, the condo was exactly as advertised. The balcony view was perfect! Great for our week at the beach!

Overall all we needed.
The condo was a little dated and a lot smaller than it appeared in the photos. Also, was told to run the dishwasher before we left but there was no dishwasher detergent. The other supplies...towels, soap, etc were excellent and plenty for our weekend stay. Biggest problem was the TVs. Very difficult to figure out how to turn on and operate. A lot of guessing at which buttons to push.

kind hard to find when you book and it its different than what you book its called maridian has a store under the motel and nobody knew . Had the privelage to meeting the caretaker after the door would acted up and he brought a battery out .very nice guy he took care all of the issues .i would stay there again very nice place .very much enjoyed

This was a great location! 10 min to the Cal Ripkin experience fields. Restaurants and entertainment within walking distance yet a quaint and established community. We watched the sunrise every morning from the ocean view deck. We felt safe and the local residents were so friendly. We have already booked for next year.

Okay for the price
First, Brad was terrific. Very responsive and addressed concerns and provided some local recommendations that were spot on. The property had pros and cons. Bro g right on the beach was terrific - wonderful view. The location was perfect for what we needed. However, it was much smaller than appeared in the photos, it is also badly in need of some updating/sprucing up. The floor was covered in sand - when I swept using a broom I found, I not only got sand, but quite a bit of dirt and dust. When I called Brad, he had someone come (on a Sunday) and vacuum and mop the floor. Sand was gone, but the floor was sticky with whatever they used to clean it. Made us wonder if everything else had been cleaned before we got there. The bed linens - no bedspread, just sheets and a blanket. The mattress had a plastic cover (understandable) but no softer mattress pad over that. The fitted sheets wouldn’t stay on - either old and stretched out or just slipping off the plastic - so we woke up throughout the night to laying on plastic with the sheet all balled up under us. You get one roll of toilet paper, one garbage bag and one roll of paper towels so plan on bringing/buying more. The alarm clock is broken - can’t change the time. The tv in the living room is really difficult to use because the cable box is behind the tv. The heater/air conditioner is really loud. For the price, it worked okay for us. But next time, I think we’ll find another place.

I stayed for three weeks and I throughly enjoyed my time at the condo. It has a great view and I loved the hot tub. If you are expecting the ritz Carlton this in not the place. But for us it was perfect us and we would stay there again.
