CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the trash compactor in the back of the parking garage, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.

CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

CLEANING & REPAIRS: All units have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Manager’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach.

ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Manager or Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions.

CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.

FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.

USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Manager and Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out NO

PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Manager's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.

NON-SMOKING - This is a NON SMOKING vacation rental.This INCLUDES THE BALCONY. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the unit by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. NO EXCEPTIONS

PETS NOT ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.

CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.

CHECK-OUT PROCEDURES - Renters are responsible for collecting their belongings and taking trash to the large trash cans near the elevator upon check-out. Please ensure that the door is locked when you leave.

HOLDING OVER: Because of the nature of Manager's business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Managers business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, Manager may be legally liable in damages to said other guests.

Renter beware
The property indicated newly renovated. It was far from it. The manager stated they use this saying for up to 5yrs. Lots of little things needed. Manager did not tell us there was construction of a pier going on. Got there the hot tub was shut down. Wasnt informed of a entrance code change. Pillows were a disgrace. Had to buy new ones. Furnature was dirty. Windows were filthy. Had to clean windows to see out. Parking changed and was notified furing the day of not 48hrs prior. Than issued a violation notice. Not the same utensils as the adv showed. Pots were trash. Rusted air vents. Floor transitioners broken and can hurt your feet. Large gap in the door and frame. Needed weather stripping. I would not recoomend anyone to stay here. We used to own a rental condo next to this building and we took very serious the condition we rented because we stayed in it. Our belief is presentation is want you would want if stayed in. This unit vlearly showed the owner dies not stay in it. Rent it, take the money and move on. informed of a entrance code chan

This condo is very close to the convention center. This condo is right on the beach with great beach front views. The on site laundry is very nice and only $2.00 for wash and $2.00 for dryer. Bring your own quarters. I would definitely recommend this condo.

Sand in sheets, dried ”seggs” stains.
Pics were cute on site. Brad was very responsive before he was paid in full. Day one- stubbed our toes on the broken wood that separates the kitchen and living area. (Mine bled) stubbed our toes multiple times going out to the balcony. Balcony lock did not work. There was no privacy on the balcony. Literally neighbor was sitting and looking at you the whole time. Sand was in the bed before we even went to lay on them and before we went to the beach. Dried crusty Reminence of the people that stayed before us. The sheets were dirty. The pillows smelled like sweat and were very dirty. There was sand all over the floors and inside the bath tub. We had to wash our sheets before we even did anything on vacation. We had to go buy a comforter because we were so grossed out of the thought that we were going to be sleeping on a crusty comforter.The beach was nice. The elevators are right outside the room which is very loud at night. I have messaged Brad two days prior to my review and of course no reply since we’re not there anymore. I did not want to leave a negative review without proper communication with him. But no reply. It is not newly renovated like it said.

Great stay!
Overall our stay was great! Place is small but cute. Loved getting to see the sunrise which was beautiful! Brad was extremely responsive which was very appreciated. Upon arrival we discovered there was no Keurig as stated in the write up. Brad was very responsive (unfortunately it appears someone may have stolen it) and immediately ordered a new one which arrived the same day on the doorstep. We loved that the beach is just a short walk, as well as a great breakfast place. Covered garage across the street and friendly security presence in the garage most days. Building is a bit run down as elevator stopped working after the second day but the elevator on the other side was still working so we were good. Overall recommend with a great host.

We had an ocean view room and the view was great. However, the room is very outdated. We could not open the oven door due to it hitting the fridge. The coffee maker took forever to make a single cup of coffee. The TVs likewise did not work properly. The walls are obviously not insulated as we heard EVERYTHING our neighbors said which made sleep impossible. The kitchen was also not equipped with basic kitchen necessities; just an assortment of old items. The bathtub mats were gross and the parking deck had no lighting which is dangerous. It’s a shame the condo was in such bad shape because the view was great. We won’t be back.

Great location, great view. Cute condo! A couple of things could make it better. Better toilet paper- lol better bath tub none slip mat , and a couple more small tables- for the couch and bed . Oh and side table in living is very, very wobbly. Thank you

Condo was cleaned very well. Would suggest deeper cleaning of floors, ie baseboards. Also would be helpful if one did not have to cross the street to dispose of trash. Oterwise, we were very happy with our accommodation.

The View is amazing!
The ocean view from this condo was perfect! It was easy to walk down to the beach and located near everything! The property was very cute and beachy but it was a bit older and could use a good cleaning and update. The walls are super thin and you can hear a lot of noise. There was also an automatic air freshener that kept spraying during our stay which I found to be too much. It seemed like a there was a smell that needed to be covered up. Overall, it was a wonderful stay and location. The bed was comfortable and we had everything we needed.
