River Road Villas #3-River Front Property- Amazing Outdoor Kitchen/Living area!

River Road Villas are the newest addition to River Road! We are a true riverfront property with over 100 feet of direct river access. Located between the 2nd and 3rd crossing, this house is a 4br/3 bath that sleeps 14 with river views from the upstairs and downstairs porches. Only 4 houses out of 16 on the property have the riverfront views that this house offers. We are approximately 15 minutes from Gruene and 10 minutes from Whitewater Amphitheater. This house offers 2 full kitchens(upstairs and downstairs) with appliances and cookware for your cooking needs. Each bedroom comes with a smart TV. The downstairs kitchen/porch area is the best place to gather to watch your favorite sporting event on the 65" smart TV, listen to music, play cornhole or washers. An offset smoker is also provided, so don't forget the brisket and ribs. A washer and dryer are located upstairs. Linens, towels, and pillows are NOT provided.

Tube rental and shuttle service is located on both sides of the property. You can enter the river here and exit at a variety of places up and down the river and be returned to the property.

New Braunfels is close to Schlitterbahn, Whitewater Amphitheater, Gruene and the infamous Gruene Hall, Canyon Lake (a very nice, clean lake and great for boating), San Antonio (visit the zoo, the Alamo, Riverwalk, Fiesta Texas, shopping many things to list), Austin (the Capital, 6th Street, the beautiful parks), San Marcos (outlet malls) and many other small unique Hill Country towns. Enjoy the day in neighboring towns and come back to your river house for the evening and tubing.

Thanksgiving Stay
This was a very nice property and the location can’t be beat. Direct river access and facing the river as well is just great. The outdoor area is perfect for enjoying the area. I’d stay here again.

Awesome House - Perfect Location
A group of friends and myself have stayed at numerous places on river road and this is by far one of our favorites now! It’s in the perfect spot, and the house has an amazing layout. The up and downstairs patios, with downstairs kitchen, is the icing on the cake! 5 out 5 stars and will definitely be coming back!

Another successful River trip!

So much space for our adult group of 12. Enough room for sleeping arrangements, space to sit inside and outside and cook. Perfect house walking distance from the best part of the river. On either side of the house you can rent tubes/shuttle. Don’t have to drive after a day of drinks on the River

This is our 2nd girls trip staying in this home! It is literally perfect. Perfect location, clean, comfortable and beautiful. We are already trying to book this home another weekend in the near future. Our favorite part is the outdoor kitchen and bar area. Book it…you will have no regrets!

Great, clean place! Wonderful view! Very spacious! Wonderful outdoor cooking kitchen! Only problem we had was there was a massive problem with yellow jackets and honey bees. We were not the only house with this problem. We hunted all over for the hives! Even though we had the problem, we would definitely highly recommend!!!

Great Property
The property itself is super nice and had everything we needed to cook with and then some!! The only issue we had was the houses are VERY close together and the neighbor lady was very rude and had children screaming all day and into the evening. Some of the kids even came over and tried to interfere with our corn hole game that we were playing. We all have kids and we were having our annual adult weekend trip, so the last thing we wanted to hear was kids and the parents screaming and running around the whole time. If we knew it was just a rental for the neighbors, we would blame it on bad luck for our adult trip, but it appears that this rude woman and her family live here, or are here very often like a weekend home. She appeared to be very irritated when we arrived and made rude comments when we were trying to park our vehicles. For this reason alone, we will not becoming back. Thank you for letting us use your beautiful home!!

beautiful house
the house was very clean apon arrival. plenty of space indoor and outdoor to use. the additional kitchen was amazing and very convenient. property was right on the water and very easy to access tube rental next door. neighbors were so friendly and fun. would definitely recommend for groups of 8-14 people. will be coming back next year for sure!

Everything was perfect! Location perfect. Layout of house is perfect! Both upper and lower decks are extremely comfortable with great views. Full kitchens and bathrooms on both levels is a great touch! Loved our stay! Looking forward to future stays at this property!

Amazing House in an Amazing Location!
We stayed here for a friends river trip and it was absolutely perfect! It was just steps from a river entrance and right by a tube rental which made it super convenient. The outside kitchen and patio were where we spent most of our time and they were wonderful and worked out perfectly for our larger group as we never felt like we were on top of each other. The owners were super helpful and responded quickly to messages. Would definitely stay here again!
