Located 1/2 block from the sand and boardwalk, this upper 4 bedroom/2 bath unit of our vacation rental duplex is within reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation has long been a family favorite, with many of our guests returning year after year. Here's what you'll find:

PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Enclosed carport dimensions are 83" H and double wide. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).

LAUNDRY:
Shared coin-operated laundry facilities are located in utility room along ground floor walkway near garage. Guests must provide all laundry supplies and quarters.

ALSO:
The downstairs 3 bedroom/2 bath unit can also be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

OFF-SEASON OPTIONS:
During the Winter Off-Season, this unit can be rented as a 4, 3, or 2 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded). Restrictions apply. Contact our office for detailed quotes.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Great place, steps from beach!
This rental property was perfect for us. The location is great(one block from the beach!), it was so quiet, and central to lots of great restaurants. The home is spacious, with a good floor plan for families with small children, including a large deck off of the family room which we enjoyed. It was immaculately clean and well stocked with kitchen supplies, beach chairs and towels. The beds were comfy and had nice linens. Our only issues were the microwave, which seems to be on its last legs(took 5 minutes to heat soup in a cereal-sized bowl and it still was only lukewarm!) and the toaster, which also took forever and did not brown bread well....those issues are easily resolved. I would stay at this location again.

This property was just as advertised! The location was perfect and walking distance to the pier and other restaurants. We had five of us in the house so we had more than enough room. We had an issue with the lock and the property company was incredibly responsive. I found them to be excellent to work with. We would stay here again in a heartbeat!

Amazing Location!
Location can’t be beat! We could just run back to the house to grab snacks, use the bathroom, etc. Perfect for little kids and teens that want to do their own thing! The house was as described, perfect size for our entire group. The only issue we had was a broken hair dryer, but property management brought a new one over fairly quickly. We enjoyed our stay and would stay here again!

Went to Newport with my husband, college-age son and his friend. We had a great stay. The house is very clean and comfortable with good beds. You’ll need to bring your own toys, shovels, sand toys, wagon etc. some can be rented nearby.

Our stay was good. Everything was as stated except for the dishwasher. We had to hand wash everything we used in the kitchen because the dishwasher doesn’t work properly. We tried using it once and nothing got clean. Also, as devoted coffee drinkers, the coffee maker was not as good as it could be. Without fully removing the lid and holding it over the sink to pour a cup of coffee, it would make a mess, dripping large amounts of coffee all over. It needs to be replaced. The keypad on the door was a great help and definitely better than keeping up with a key with a group of people staying. Everyone could come and go as needed.

Lovely time in Newport Beach!
This is a great location, a half block from the beach, in a quiet neighborhood. We went on a walk every day and a very nice grocery store that had everything we needed is only a couple blocks away. Lots of good restaurants nearby and more within a short drive. We would definitely come back for another visit.

Perfectly Adequate
The property was just fine, could use a little updating for sure as the place was worn, but it was clean and tidy. The location is absolutely amazing with the beach just steps away and so close to the pier. The main reason for the review is honestly just a reflection of the policies of Beachview. Being a vacation home owner myself, there's just a certain standard I believe you should have for your guests. Things like coin operated laundry, only providing 'starter' amounts of toilet paper and paper towels, listing showing they don't offer shampoo/conditioner etc was just really below expectations and it felt like we were being nickled and dimed all over the place. With the cleaning fee paid, it was surprising these things aren't included as generally you account for these costs in that fee. Finally, I realize there's a lot of issues with renters who aren't respectful, and I get that, but each email and the letters left were over emphasizing all the ways you can incur additional fines (like not washing and putting away all the dishes prior to leaving). While some are very understandable, it just felt over the top after a while. In fairness to Beachview, they were super responsive whenever I contacted and very polite and helpful. There were a couple of minor issues (broken hairdryer, missing beach chairs) they offered to fix immediately, so they were very on top of those things. In the end would I rent from Beachview again, perhaps. However, I would prioritize a privately owned vacation rental simply because of the overall experience, the small details do make a difference. Our experience wasn't poor by any means at all, it just wasn't phenomenal either.

Awesome Location in a fun area
This is a great place to rest your head. The location of the property is amazing! Cutest area, close to the beach, and walking distance to little shops & food. The beds weren’t super comfortable, and it gets pretty hot in the bedrooms… luckily each room as ceiling fans and extra standing fans to help circulate air throughout. It could use some updates but for the location and price we were pretty happy with it overall. Everything we needed/ requested was ready for us to go, they were very on top of it. I think the cleaning crew could have done a better job, there was broken glass under the table, and the couches had something spilled on them but other than that clean and ready for our stay.

Best location and so much room!! TV’s were a little tricky to use. A little warm but a lot of fans were provided. Carpet is a bit run down and annoying to pay for washing clothes. All in all though, one of the better houses we’ve stayed in, in Newport.

This rental was perfect for our group. But there are a few things I wish I had more closely looked at in the listing. It does not have a garage. It only has a carport and the washing machine is coin operated and shared! The kitchen is not fully stocked. It has very few things to be able to feed and serve a large group. it only comes with three rolls of toilet paper. Be prepared for that one! Also I don’t think there is much soundproofing… The neighbors below us heard everything and we had several complaints, even just walking around. However this unit is great. It has a great layout! The sleeping situation is perfect for lots of people and everything is nice and clean. It also had some boogie boards and chairs available. The last night of our stay we had our bikes locked up in the carport area and our lock was cut and one of our most expensive bikes was stolen. I think this is some thing everyone should be aware of. I will not rent a unit again without an enclosed garage & readily available washing machine.

Perfect place four our spring break trip.
We have been to Newport several times and this place exceeded our expectations. Great location and place was very clean and had everything we needed to host our family for the week. Steps to the sand and short walk to the pier, restaurants and parks. But what we were most impressed with was BeachView Realty. Their customer service was on point. So helpful and friendly and providing us with what ever we needed to make our stay perfect. We will definitely rent from them again! Highly recommend this place!

Spring Break with teens.
What we loved about the property was it was very close to the beach, just steps away. It was an upstairs unit which was nice. I felt the price was perfect. My husband and I took my daughter and a few of her friends so everyone was comfortable. The unit was close to shopping so we did not need the car. We could also BBQ. We will definitely stay again.
