Yes the hotel (seems like a motel) is on the water but for the price for 1 night definitely not worth it. A/C was broken in our room and my other family memebers as well. Paint was chipped throughout the room furniture is very outdated.

Perfect Location!
The hotel's location is fantastic, and it has a charming exterior. While the room could use some maintenance, I wasn't expecting perfection given the hotel's age and beachfront location. Despite some concerning reviews, the hotel pleasantly surprised us with its cleanliness, guest service, and a satisfactory continental breakfast. Plus, there's a wealth of activities within walking distance, making a car unnecessary. If you're looking to explore further, there's a convenient bike rental shop next door that's worth a visit. I would definitely stay here again.

Excellent location and classic style building Property needs to be upgraded with paint, polish. The a/c was not functioning properly, and despite comfortable outdoor temperatures in mid-September, the room was too hot...with both windows open, no breeze came in to cool things down at night. Breakfast is not even up to Motel 6 standards. I expected a bit more class considering the Newport Beach location and history.

didnt realise the drive to from peninsula was difficult & crowded. The super hot weather wasnt their fault. Room furnishings need updating, & elevator , stairs, hot tub, could all use updating. Loved eating at the restaurant Matera! And really appreciated our server Alex.

I find the packages offered included the rooms with no view etc., I can’t really stay in a closet looking at a brick wall for a view, so will probably not use Hotels.com for rooms anymore. We had the same experience at Newport Harbor & Hotel in Rhode Island a couple months before.

I like this area of Balboa. It’s a little rough around the edges. The Balboa Inn was about what I expected and the location was great. Would stay again.

Not enough shampoo, conditioner, or body gel. They were small samples that were difficult to get the soap out of. The hotel states that it has a pool, however it only has a jacuzzi; which was extremely dirty. When you get there, they ask for a $100 dollar security deposit stating that they will return it after. They never returned it and when I called they told me they had charged me $60 for a day of parking while I stayed there, and $33 for the resort. There was no resort.

Pros and Cons to Balboa Inn
The hotel staff was probably the best we’ve ever experienced from the front desk- Laura, the valet staff- Dylan and Cory to Chris, the bartender. The location is ideal! The property itself needs some improvements. The large jacuzzi was cloudy and non-inviting. Our queen bed was soft and not the most comfortable. The elevator closest to the ocean stopped working during our stay. The continental breakfast needed some variety especially for guests staying more than one night.
