Our 4 bedroom modern beauty, representing the left half of the twin tri-level condo building, is located just 5 houses from the 43rd Street surf and sand. With ocean views from each of the front balconies, guests can enjoy well-appointed accommodations, but with the feel of having their own indoor and outdoor private space throughout the 3 floors. Each floor is graced with hardwood flooring and plenty of natural light - all linked together by the centrally-located stairway, which is the dramatic focal point for the entire condo.

The main entry door invites guests to either navigate upstairs to the second (main) level; then continue up to the third level. Or upon entering, guests can proceed a few steps down to the lower level, which is partially below street level. Here's what you'll find:

2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival.

PARKING:
- 2 tandem spaces in subterranean garage - mid-size or smaller vehicles only. SUV's may not fit.
- Garage Door Dimensions: 104" W x 69" H (plan accordingly)
- Interior walk-through doorway from subterranean garage into lower level of condo
- General street parking throughout the neighborhood when available.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Perfect spot

Beautiful home
This home completely exceeded my expectations. The house was pristine and the decor was beautiful. The location was perfect, a 1/2 block to the beach and within walking distance to many restaurants, bars , and a grocery store. The neighborhood felt very safe as we walked every where day and night .The only drawback was the neighbors. By no fault of the rental company it was just bad luck that despite noise regulations Saturday night the block turned into a wild loud party and the neighbors were obnoxious. Although annoying it was not a deal breaker. Overall this is a 5 star home.

We were using Uber/Lyft while at Newport Beach. Beachview Realty requires you to go to their office to check in and check out. Their process is not easy and they are not easy to work with. I would never rent from them again.

Perfect beach property
The house was amazing. The distance to the beach was perfect for walking daily. We were worried about having no AC or heat coming from a state where that’s important but it wasn’t an issue at all. They had portable AC and heaters. We had an issue with parking though. I must have missed the part about the garage only fitting small cars because of an over hang. We rented a full size SUV fitting 7 and it didn’t fit.

Nice property near the beach.
Went to Newpoort Beech to do some cycling. The house was as described. the good points: very nice location, close to the beach, close to all services, 20 minutes from Anaheim (Disney). the negatives: I don't understand why we had to go to the agency to sign when everything can be done online, if you have thing to do on several occasions in north LA (Six Flags, Universal), it's very far away. Overall, very nice experience.

Garage is ***LOW*** and and is two cars deep not two cars wide. We had to take our car top carrier off the subaru and then we squeeze in to the garage. My brother's x-terra couldn't fit and it was difficult to find parking. This place is all angles, so don't bring your toddlers unless they are great with stairs and hard corners. There is a bathroom on the bottom floor and the second floor, but not the top floor. The house was SO close to the beach, which was so fun. We walked to the strip mall restaurants and they were fine. The beds were good. The netflix was great. The kitchen had everything we needed. We loved all of their beach toys. We liked the town. We had a great time.

Enjoyed every minute of the property and location is perfect; walking distance to the beach!
Experience at the property was wonderful. Initially was concerned that we would not be approved due to initial communication of verifying our group would be appropriate for the property. After confirming and arriving at the property all was well, included all basic amenities and clear directions/requirements of departure. Will definitely be renting again.

Close to the beach, can walk or bike to Sancho Taco, uber to Lido Farms, easy access. House was clean and roomy. Beach Reality is pleasant to work with. I highly recommend and will do it again next year.

Perfect getaway for 2 families
The Cool Coastal Condo was everything we hoped it would be, plus more. The location was perfect, the size and setup of the unit was also great. There were 5 balconies for all of us to hang out on and worked great for our two families with 6 kids. Everything was very updated and modern and well taken care of. We would definitely recommend this location to anyone needing to sleep a large group of ten!
