Welcome to this spacious, one-story, 1,000 sq foot ground-floor beach duplex with a large front patio from which you can walk to the ocean.



This home, which is located just a short walk to the beach, features a beautiful, spacious front patio which is easily accessible through the great room. Here you can dine al fresco or relax and recharge in a comfortable seating area between your various adventures. A barbecue grill makes meal-making easy when it needs to be.



This spacious home has a large great room featuring a living room area with a large wall-mounted flatscreen TV and a large comfortable seating cluster from which to enjoy it. Sliders to the outside front patio let you experience easy inside/outside living.



There is also an inside dining table that seats four, which is right next to a cute modern kitchen. It is easy to satisfy your culinary desires here as it has all the appliances and amenities you need to create meals and snacks for everyone. Just add the food and have fun enjoying one another and this lovely vacation spot.



This home has two bedrooms - a king bedroom and a twin over full bunk bed bedroom - both of them spacious and very comfortable. Each bedroom has its own bathroom walk-in shower and vanity sink. All beds and bathrooms are furnished with a generous supply of premiere linens to ensure you are comfortable at all times.



Additional amenities include WiFi and Dish network and a single carport space. There's also plenty of street parking available as well as municipal parking lots within a mile radius of this cute, beachy duplex.

This home has private tenants in the second story, do not disturb them, please.



This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting.



Please note: reservations for this home will not be refunded if cancelled within 60 days of arrival.

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. Great location, good unit
Great location being just a few minutes to the beach, Balboa Village, restaurants, etc. Parking was easy, both in the designated spot and in the street. Noise wasn’t an issue. I felt safe walking my dogs at night as a female. Plenty of linens, adequate TP and paper towels for the duration of our stay. The kitchen had adequate bowls/cooking implements etc for making meals. For those with young children: the unit was sparsely decorated, which we appreciated since there weren’t a bunch of breakable items for us to relocate. The fireplace does have little lava rocks that our determined 14 month old could get to but otherwise everything was pretty safe for her. Other people mentioned bugs/roaches, which weren’t an issue for us. The only areas for improvement would be the floor hadn’t been mopped so everyone’s feet turned black, and the bed in the master is super creaky. I also like rentals that have super basic cooking stuff (spices, condiments, cooking oils).

Great place, great location!
This stay was a perfect home base for our trip. We loved being able to walk to the beach from the property, and the theme parks we visited were a short 30min drive away. Very comfortable couch in the living room (it was new and smelled great!). Kitchen was nicely upgraded, and the outdoor sitting area was very nice.

Cockroaches
I’ll jump to the chase & say this place was infested with Cockroaches throughout our stay. We notified the management company Vacasa on our 2nd full day (Sunday) letting them know we had found cockroaches and killed them and that one of the beach chairs was broken. I was contacted by Jeremy , the covering house manager who told me that they probably entered the house from outside as they were “American cockroaches”. Jeremy told me there was nothing he could do but the house manager responsible for the house, Alex, would be in touch Tuesday to address the issue and hopefully get us a replacement beach chair. Alex called Tuesday letting me know they were contacting the homeowner and hope to have a resolution shortly, I let them know that additional cockroaches had been spotted and killed since our initial report. I followed up with Alex again Wednesday and he just stated that he hoped to have a resolution by Thursday for possible complimentary mid week cleaning. We never heard anything additional from the management company during or matter our stay. Had we not been 3000 miles from our home we would have left this property and ended our vacation early. Every time we came home or woke up in the morning we never knew how many cockroaches we were going to encounter, and the fact that neither the homeowner or the management company felt this obligawas a major issue is appalling. Clearly this seems to be a health code violation and will be looking into next steps to report

Great location but….
We really liked the location of this beach house, very close to the Fun Zone, restaurants, the beach, etc. But, it is infested with cockroaches, giant cockroaches. Beware, you will see them at night, in the kitchen/family room area and bathroom. They should definitely get an exterminator in there as soon as possible. When I complained about it, they acted like it wasn’t a big deal.

Just what we were looking for in a VRBO. The only issue we had was parking. The designated spot was small but our small SUV still fit in the spot for the first 2 days but the last 2 days the neighbor parked over the line and we could not fit our car in. I was unaware who the neighbor was so we were forced to park in the street. It was a busy weekend so we had to park pretty far away and spend extra time finding parking.

Memorial Weekend at the beach
The location was amazing and the home was clean when we arrived and very well appointed with everything we needed. Despite being a dog friendly rental, there was no sign or smell of dogs or dog hair anywhere. The bed in the master was more comfortable than mine at home as was the couch. We appreciated having a parking space and loved having restaurants and boat tours within walking distance. We would definitely book here again. The traffic does speed down Balboa Blvd so be very careful crossing the street and always use the crosswalks.

The beach house was perfect for a Newport Beach and Balboa island trip. The Wi-Fi is fast, the beds are comfy, the location is fantastic! I swear the cookware and kitchen necessities are the best we’ve had at a vrbo. You are about 1/2 block from beach and two blocks from balboa ferry. Coffee shops nearby, pier and late night cocktails!

Overall the location was perfect for our family. Like most beach homes in NP they need updates and this one definitely needs one. It was clean but can use a new couch and a better dining table. The grill outside was perfect for our cookouts and the kitchen was fully stock with everything you need and functional.

Would never stay in this property again.
Not well maintained at all. Guest bathroom toilet seat rocked. both bathroom sinks backed up. Had to put sheets on couch, filthy and smelled as did the entire house smell. I've been a VRBO owner as well as rented all over the country for years and have never stayed in a property like this. My suggestion is someone check it out.

Misleading ad and poor customer service
The location of this property is amazing but for the price, I'd keep looking! I came to Newport for work for 3 weeks and my priority in booking this place was the dedicated parking spot. In the listing, it says the spot fits a "normal-sized" SUV. 100% not true. I have a small-class SUV (Mazda CX5) and it wasn't possible. Even if the neighbors parked appropriately (which they never did) it would be hard for a mid-sized sedan to fit in the spot. So, I had to find street parking every day/night. They only offered me $150 refund for the trouble and to get that I had to speak to about 7 people over 4 days. The place is very shabby. The walls were scuffed with patches of different color paint and the couch was so stained I covered it with blankets before sitting on it. The floors are cheap vinyl that is buckled and damaged. There are no instructions on anything. I never figured out how to turn on the fireplace (??) The laundry is shared with the unit upstairs, it's off the master bath in a common room. The refrigerator leaked water out of the bottom. When I contacted them they said they'd schedule someone to come out and never did, or so I thought. I was later told a maintenance person was there to assess the problem even after I told them repeatedly that I did not give my permission for anyone to enter when I was not there. (but the fridge still leaked) The property is managed by Vacasa, I never had contact with the actual owner. Vacasa customer service was pretty terrible in general. Especially the folks you get when you first call.
