Charming, freshly decorated, full breakfast included, no charge for parking (offsite, but a nice walk) Extremely reasonable in December. Because it was so cheap, I feared it would be a dive. Not at all. It was lovely! Innkeeper is very pleasant, attentive but not needy or in your face like some B&B owners. Highly recommend.

Wonderful property and staff, but could be noisy
This bed and breakfast was newly updated, very comfortable, had an extremely attentive staff, and a delicious breakfast. The only reason we can't give it 5 stars is due to the noise level. The walls and floors are very thin and if you are unlucky enough to have active neighbors, it will ruin your stay. We were up till 4:30am while the wedding party goers were stomping around above us. I can't blame the property owners or staff...it's not really their fault and this is what you sign up for in a bed and breakfast when you are essentially rooming with others in a home converted into a hotel. I would consider staying again, but would never stay on the first floor again. The ear plugs available in the breakfast area should have been clue!

Brilliant small bed and breakfast for a stay right in the centre of Newport. Clean quiet and run by friendly people, and ideally located to explore town and the wharfs on foot. Amazing breakfasts too! Wonderful fresh home cooking every morning. Car park is a five minute walk away on foot but that is the only thing to note.

The property is beautifully maintained and the inn keepers are very pleasant. They serve a very nice breakfast and are happy to accomodate dietary preferences. Our room was the only one on the third floor, thus it was the largest and very comfortable. However, guests should be aware that there are no elevators, so luggage needs to be carried by yourself on the stairs to the 2nd and 3rd floor.

Close to waterfront.
This is a great place. The women who welcome you, clean your room, and make breakfast for you, are incredible! The room looked updated. The bed was comfortable. Breakfast was excellent every morning. The view deck was a great place to have a glass of wine and relax! So many food choices in Newport! Outlook Inn is walkable to the waterfront. Our room smelled of air freshener, when I asked to not have that in my room they were very accommodating! The Inn is on a busy street and you can hear that noise (we had a front room so unsure if other rooms are the same). We also could hear the couple above us. We still enjoyed our stay!
