Booked this property for private onsen, emailed them to get information and no ine got back, on arrival no sayna and no private onsen and no reason given, room was very nice but hotel is dated and needs a good clean
the building is in bad shape, badly needs to be overhauled, but being a bubble investement it's too big thus unlikely to ever earn a corresponding income. The public outside baths are refreshing but again the inside connected facilities require repair. The onsen water i apprreciated.

While it's very reasonably priced, this place is not well connected in terms of public transportation, and is very tired and old. Better to stay in Nikko town if time is a constraint.

The staff were friendly and tried their best to speak English- the food was good. The view from the room was good.
In places the property condition was not good.
1. In my room at the bottom of the window had many dead insects.
2 In one of the spas on the walls the paint seemed to have gone black in places.
And in the outside spa there was a blue sheet up to cover a broken balcony floor and fence.
The fence was broken, and there was a rope up to stop people going near the fence.
3 just outside the breakfast room there were some buckets down to catch the water coming from the ceiling- There was also a white sheet up.
4 after having breakfast I made my way out of the breakfast room and noticed that the room adjacent to the corridor, the tiles on the ceiling were hanging down broken and tattered.
5 The carpets were stained in many places.
It was not cheap to stay at this well known hotel chain and I didn’t expect the property to be in this kind of degraded condition.

and I am wondering why the property has not been refurbished or some of the issues rectified.
One of the hotels spas is a really pleasant onsen and the hotel rooms have nice views and the area is real nice, despite the property’s degradation I enjoyed my time there.
I hope that someone from Livemax head office sees this and decides to set aside the monies to fix their issues.
Nice hotel in Kawaji area, mountain view, fresh air and birds are singing in the morning.

I enjoyed staying just this hotel
The first thing that I noticed was the outdoor foot bath which if you have been out hiking all day is perfect. The staff was friendly and explained everything In English.
I enjoyed the hot spring baths. There are 2 types that get switched at 2 different times during the day. The outside baths are a must. They also have a sauna in one of the bath rooms.
There is a free massage chair outside one of the bathrooms
The guest room was ok but the windows on the outside badly need cleaning as there are spiders webs forming. The room I was staying had Japanese futons (mattress) to my surprise it was self service but that meant I could use up to 3 materesses to make my bed comfortable.
Dinner and breakfast was buffet style and the food was good and plentiful.
There are pots of hand sanitizers everywhere.
Great location for exploring, rooms are well appointed, clean and at a very reasonable price. Staff levels during the evening and night are quite low so check in early!

Good facilities, but run down, isolated area
Wide range of facilities that deservedly give it its ‘resort’ name, but everything is a little worn and tattered. Great if you’re a 70s or 80s fan! From the look of the numbers in the vast breakfast hall, there only seemed to be dozens of couples & families staying when we were there in a massive complex with perhaps hundreds of beds. Biggest disadvantage was its location, hour train trip each way each day from Nikko, in a desolate town where half the buildings seemed derelict it unoccupied. The highlight was we were one of the few areas to still have Onsen in the snow this late in winter (Feb).
The staff was beyond amazing. I don't know much Japanese but there was no language barrier. They picked us up from the station and recommended nearby restaurants for dinner. Everyone was just so polite and hospitable that i regret only staying one night! There was too much to do and see but not enough time!
I really love this Hotel, best in my trip in Japan for 12 days. Although far away from Nikko st. 50mins but very nice hotel, Onsen, Big Room, Dinner & Breakfast very nice!! I will visit again next year!!!!
It was 1 hour further from Tobu Nikko. There is another LiveMax hotel nearby so make sure you enter the full address in Google Map. We ended up in the wrong place at first go but got help from a really nice local staff. Other than that, quite enjoyed our stay. The hotel is going through renovation so some part of it looks good while other looks a bit old. We stayed in a traditional tatami room and loved it. Nice onsen on the B1 floor with massage chairs. We love the Ping pong table & arcade game area as well. Not many restaurants around but the ramen place next to the hotel is awesome. Came there twice.
We loved our stay, although they were short staff for the days we were in there due to typhoon and the employees were affected, still we had a great time
The onsen is outstanding, the food was very tasty and filling. We were stunned at the level of care and the attention to detail. It was a serene environment and a great place to unwind.
