The space

There is no cleaning fee to make a booking less confusing and straightforward. A charming quiet one-bedroom apartment in a garden setting. The apartment is equipped with a coffee maker and filters, teakettle, microwave, stove, and mini-refrigerator for making a light breakfast (coffee and an assortment of teas are complimentary). There's a cute rustic red china set with cups and glasses and every type of utensil needed. A real queen size bed with a memory foam top gives a comfortable night of sleep. Luxuriate in the claw foot bath/shower. The bathroom has soap and a hairdryer. The large walk-in closet has hangers and shelves. The place has lots of built-in features and unique touches. Enjoy a walk up the garden path, among many fruit trees of tangerine, lime, lemon, orange, fig, and loquat. You will find many herbs and colorful flowers nestled away. And if you make it to the far reaches of the garden a bench over-looking the ravine and creek below awaits you. There is a washer and dryer on the premises. Parking is easy with quick access to HWY 580 and HWY 13 and a 10-minute drive to the bay bridge. Sorry, no pets. I am delighted to report upgrades to the apartment... full-size couch, new bathroom door, hot water heater, and Toto toilet! There is no cleaning fee to make a booking less confusing and straightforward.

Guest access
You have access to the garden where you can have an afternoon glass of wine or a morning cup of tea. Full kitchen, bathroom, laundry, and Internet will make your stay easy!

Interaction with guests
Though, I may not be home to greet you as you arrive lots of my guests love the fact that they can arrive anytime to access the apartment through a code system. I keep a very busy work week, but that being said, I can't wait to meet you and tell about all the great things happening in this up-and-coming town or get you quickly off to SF. So come knock on my door!

The neighborhood
This neighborhood is quiet and just a few minutes from gorgeous walks through the woods. Though residential, it does boast a few good restaurants. If you are a swimmer or runner you will be stunned by the beauty of Mills College's trails and redwood-laden public pool. Mills College is across the street from the house.

Getting around
There is a bus line that stops on my street, taking you to BART & on to SF or other Bay Area locals. Going by car is very easy, you will have lots of parking at the house and quick access to two freeways!

Other things to note
I am sorry but I can't allow pets at this time. Oh and No Smoking of any substances inside or outside the premises; It's very woodsy where I live & well you know what that means.

Quiet after 10 pm, especially on weekday nights. Treat the house like it is yours and keep it clean. Please do a quick sweep up and wipe up of all areas used and leave all sheets and dry towels (if wet leave them hanging up) in the laundry basket, as I may have someone like you coming soon after. Absolutely no smoking of any substances on the premises inside or outside anywhere on the property. Please leave the property if you must smoke. Thank you and enjoy!

House Rules
By consenting to this agreement, you acknowledge you have read and accepted these Terms & Conditions (House Rules), and you agree to conduct transactions with Hillmont Garden Oasis electronically via VRBO. You acknowledge that you have received and will abide by the following rules and policies set forth by HGO, along with any instructions found at the house or included in the house listing. This agreement may be referenced in the house listing on VRBO. Please print and retain a copy for your records.

OCCUPANCY: You will occupy the home for the entirety of the reservation. No other guests are allowed other than occupants with the reservation.

GOOD NEIGHBOR POLICIES: Quiet hours are 10pm-7am (neighbors should not hear you during that time inside or outside). No outdoor amplified sound/music (outdoor speakers) at any time. No guests. You agree to honor the terms of our good neighbor policies Egregious or repeat violation of any of our good neighbor policies or the County Ordinance may result in a $1000 penalty and/or termination of your reservation. Refusal to vacate the property upon completion or termination of your reservation also carries a $1000 penalty.

PROPERTY EXPECTATIONS: It is your responsibility to read the house listing, ask questions, and make sure you’ve booked the right home for your needs. You agree to check the home upon arrival and notify us of any property-related issue immediately and leave the property in the condition in which you found it. No pets allowed. No commercial use of the property. No smoking or vaping of any kind is allowed ($500 penalty for violation).

RIGHT TO ENTER PROPERTY: We reserve the right to enter the property and document findings, if we believe this agreement has been violated, as well as for necessary repairs and maintenance.

EXTRA CHARGES: By entering into this agreement, you agree you will consent to a request for payment for any fees, charges, penalties, repairs and estimates for repairs assessed under the terms of this agreement, including, but not limited to, accidental damage in excess of the damage waiver limit, intentional damage or loss (including intentional acts likely to cause damage or loss even if damage or loss was not intended), extra cleaning and/or excess trash removal, and damage or loss due to violation of these terms and conditions. RELEASE OF LIABILITY: You as the guest fully release and discharge the owner of the vacation rental from any claim, demands and causes of action by reason of any injury or loss suffered by you and/or any member of your party in connection with the occupancy of the vacation rental, and you agree to hold the owner of the vacation rental HGO free and harmless of any claim or suit arising from the occupancy. In any action concerning the rights, liabilities, or duties of the parties to this agreement, the prevailing party shall be entitled to reasonable attorney fees and costs. HGO is not responsible for losses due to theft, fire, vandalism, or intentional acts of any third party. By entering into this agreement, you agree to hold HGO, its employees, and owners of your vacation home harmless and to indemnify them for any injury, loss, claim, or damage resulting from the use of the vacation home by you and any members of your party.
You agree that HGO is not liable for any collateral expenses, including, but not limited to, travel expenses, lost reservations, loss of income, or emotional harm from the unavailability of a home due to circumstances beyond our control.

COVID-19 NOTICE: You agree and acknowledge that the situation regarding COVID-19 may negatively impact your reservation. You also agree and acknowledge that the terms of a Federal, State, and/or County issued shelter-in-place or other health order may be applied to your reservation dates, even if those terms did not exist when you booked. You agree to abide by the terms of any Federal, State, and/or County issued shelter-in-place or other health order, including social distancing rules or guidelines, that are applicable to your reservation dates while you are occupying the property. If, shortly before your period of occupancy, an existing shelter-in-place or other health order is still in place for, or revised to include, your reservation dates, prohibiting or substantially restricting your stay, HGO reserves the right to a) ask you to cancel your reservation, b) ask you to request new dates, or c) cancel your reservation. If, during your period of occupancy, a shelter-in-place or other health order is applied to your reservation dates, prohibiting or substantially restricting your stay, HGO reserves the right to terminate the remainder of your reservation and require that you vacate the property. HGO will refund your reservation payment on a pro-rata basis, less any applicable cleaning charges or any extra charges that you may incur under the terms of this Agreement. Refusal to vacate the property upon termination of your reservation carries a $1000 penalty. You understand and agree that HGO is not responsible for any collateral loss you may suffer due to the cancellation of your reservation, whether the reservation is cancelled before or during your occupancy. Such collateral loss may include, but is not limited to, travel expenses, lost reservations, loss of income, or medical expenses. You understand and agree to indemnify and hold harmless RRG to the fullest extend allowed under the laws of the State of California, from any and all loss and damage including, but not limited to, medical, hospital, and health care related costs of any kind, that you, your family or guests may incur from contracting COVID-19 before, during, or after your occupancy of the property. With regards to COVID-19 and your occupancy of the property, you assume every and all risk of loss to the greatest extent allowed under the laws of the State of California.

By signing this agreement, either in ink or electronically, you acknowledge that you have reviewed the rules and policies of this agreement, that you understand them, and that you agree to abide by them.

A Peaceful Oasis
Marlene's rental provided a very quiet peaceful atmosphere. I was able to work all day and stroll in her gorgeous garden when I needed a moment of reflection. The location provides easy access to highway 580. Marlene was nice enough to show me her around her garden oasis which provided a nice personal touch. I would definitely stay here again.

The apartment was charming and well kept. I did find some amenities lacking. There really should be a chest of drawers in the bedroom to put suitcase cloths items. Also I would have liked a TV. In addition, for anyone who might be handicapped (I have had a hip replacement, and recent hernia surgery), stepping into the bathtub was precarious. I would have put in a walk in shower.

Comfortable and quiet
A comfortable and quiet apartment with separate and secure entry. Clean and well equipped, it is a place one could stay for quite a while, with a little planning and shopping. The google maps directions were not accurate at all though. Thank goodness we persisted and are experienced travelers. We had to look for a while to find it. We chose it mostly for the reasonable cost and location. Close to the Oakland airport and where had business and friends, but still able to access San Francisco easily. I would stay here again. We never did meet the owner, as we arrived late and left early on both days, but the notes she left us were clear enough.

The property was gorgeous, and quiet! Marlene was very accommodating. Close to the highway and a filling station. Convenient location outside of SF. Hard to describe all of the subtle aromas, the plants, and the overall environment. Very relaxing. I will definitely be back on my next trip.

WOW, what a cool spot!
We loved this place. Accommodations were very nice, very neat and VERY clean. The space was bigger than we expected and had everything we needed. The location was super convenient to the 580 and almost across the street from Mills College. What put this rental over the top was the amazing garden that we spent a LOT of time in. The trees, the flowers, the succulents.....it all made us feel completely at home. Highly Recommend this one!

Beautiful garden
We enjoyed our stay at this condo. It’s perfect for 2 people, and has its own entrance through a beautiful garden in the back yard. The space is downstairs in this house, so you will hear footsteps from above. But it was quiet after 9:00 pm. Easy access to major highways. No tv, but that didn’t bother us. We were in the area sight seeing, so we didn’t spend too much time at the condo. I would recommend staying here.

This is a spotless, neat, and minimal space. -The queen size bed is very comfortable and restful. -The kitchen has what you need - except a good freezer. -The bathroom area is spare and has what is needed. The garden is delightful, and private. We hosted our son and grandson for lunch there and found the space joyful. Such loveliness and quiet. You would never know that there is a busy road not too far away. The owner, Marleen, is easily accessible and responds quickly should you need something. This is a space well-suited for a single person or maybe a young couple who will be out and about. My husband and I are in our mid-60's. My husband has a cognitive impairment and poor vision. I have talked with Marleen about our experience of the apartment as an older couple with a disability that we live with. The few steps we encountered both within the apartment and outside were challenging for my husband. We made adjustments as needed. Should you be in similar circumstance, I would suggest that you talk with the owner and see if changes have been made or what adjustments you would need to consider. After all, the pricing per night is really compelling.

Ideal for short stay
Marlene’s property is lovely. She is very good with any problems and fixed them straight away. The property is underneath the main house but it is very private. Backyard is also very nice and the bed is super comfy! Only downside is that you can hear everything coming from upstairs. We also placed a couple of frozen items in the freezer at the top of the fridge, however by the morning these had thoroughly defrosted, so wouldn’t recommend buying anything that needs to stay frozen! Bus stop right outside is very convenient and fairly inexpensive, however if taking the BART to San Francisco the price can easily creep up very quickly! We were grateful for the use of the washing machine and dryer for only $2 and all in all would definitely stay here again if in the area.

Cozy and Quiet
We enjoyed our time staying in Marlene's apartment. It is private, quiet and has everything you need. Her backyard is so beautiful. The bed is comfortable with nice soft sheets. Her house is right near a bus stop ,which makes it very handy for using public transportation. We would recommend staying here when in the Oakland/San Francisco area.

It was a perfect home for our long weekend!
It was perfect for us and in a quiet part of town with a beautiful backyard to relax in. We did not get to visit with our host, we were going out in the morning and exploring all day and returning late. We loved everything she had available especially the aloe for my sunburn. We did not need anything while we were there, it was all provided.

I would definitely recommend staying here! My wife and I really enjoyed our stay. I would like to start out by saying thank you to Marlene for her hospitality. This is a very safe neighborhood. Perfect hideaway
Near the Fruitvale area and very close to Mills College. Comfy bed, it was perfect for my stay while attending a conference in downtown Oakland. I drove to fruitvale Bart and took bart to and from and saved money on parking, and because I stayed here rather than hotel, I could make my own breakfast and got to see a different area of the city.

If you are looking for a place to literally "get away this is the place for you. Clean, quiet and very beautiful. Please don't come to this location to party out.
