Located in Ocean City's most sought-after neighborhood, 35 Fountain 3E is a three-bedroom, two-bathroom, end-unit home with all the extras. There are high-end touches throughout, including imported tile flooring, stainless steel appliances, four flatscreen TVs with accompanying Blu-ray players, and an upgraded cable package that includes HBO and Showtime. Two garage parking spaces, free WiFi, and local and long-distance phone service are included as well. Relax on the spacious balcony and take in a view of the gorgeous pond and fountains!
This is one of the only places in Ocean City where everything you need is right in the community. Enjoy a short walk to the private bay beach, or stroll to the general store where you can get a great cup of coffee or a bottle of fine wine.
Sunset Island is Ocean City's premier gated community, boasting luxurious amenities in an ideal location that's central to all this resort town has to offer. This private, 37-acre island sits only three blocks from the Atlantic Ocean and is surrounded by the bay on three sides, giving you tranquil scenery throughout the day and breathtaking views at sunset. Facilities include indoor and outdoor pools, a clubhouse, shoreline walking paths, bayside beaches, interactive fountains, and much more - all just a short drive from the Ocean City Boardwalk and world-class golf.
Things to Know
Condo package pricing (each condo package has an additional $15 fee paid to the condo association):
A building registration fee includes 6 facility passes and two parking passes (One pass is for a designated space in the parking garage 7’2 and one pass for parking on the clamshells). Children 3 and under do not require a facility pass. Additional facility passes are $70 per pass, per person per week. The fees are the following:
Winter (January 1- April 30 and October 1 – December 31) = $75
Spring (May 1 - May 25) = $110
Summer (Sunday BEFORE Memorial Day, May 26 to Saturday AFTER Labor Day, September 7) = $150
Fall (September 8 - September 30) = $110
Occupancy limits strictly enforced by the community.
This unit features access to a private bayside beach, clubhouse, fitness center, library, locker rooms, indoor pool, outdoor pool, baby wading pool, walking trails, and a crabbing/fishing pier.
Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.
Parking notes: There is parking available for a fee and charges will apply for 2 vehicles.
Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
