The Price includes:

Its origins go back three centuries but numerous works of renovation over the years have turned it into a cosy country home: Casa Torrione, whose characteristic is represented by the so-called “torrione” or small tower that stands sentry over the building is, in fact, the first farmhouse outside the town of Paciano, a borgo categorized among the most beautiful in Italy and surrounded by the splendid nature of the Umbrian region; the historic town centre is just 5 minutes by foot from the property. You just need to cross the gate into the property to find yourself in the silence of a large, well-tended garden where you can relax outdoors and with a panoramic swimming pool for your exclusive use: in the centre towers the austere stone structure of the house (which is completed by a small annex, once used as a barn) with inside two large living areas that open out on to the garden, one designated as the lounge and the other as the dining room, and classically-styled bedrooms with antique cupboards and chests and wrought-iron beds, to accommodate up to 14 people. The perfect spot for your holiday which is within walking distance of the town of Paciano (with shops and cafés) and from which, thanks to its central location in a border area straddling the regions of Tuscany and Umbria, you can set off to explore amazing natural landscapes and the beautiful localities full of art and tradition that are scattered around the area: Cortona, Orvieto, Todi, Assisi, Montepulciano, Pienza and Siena, to name just a few, are all easily accessible.

INTERIOR
The structure consists of a main, two-storey building, divided into two separate units with no internal communication between them, and a small adjacent annex. UNIT 1. The main entrance leads into the living area, set out with a large, bright dining room and a smaller room connected to the built-in kitchen which is equipped with a fireplace-barbecue and has direct access out to the garden at the back. A terracotta staircase at the entrance leads up to the first floor with the sleeping area consisting of three bedrooms: a twin (with joinable beds) with ensuite bathroom with shower, a double and another twin sharing a bathroom with tub. UNIT 2. The ground floor is composed of a spacious living room with sofas gathered around the antique fireplace, facing out onto the garden, a handy kitchenette, a double bedroom and a bathroom with shower. The sleeping area upstairs consists of a twin bedroom (with joinable beds) and a double bedroom, both served by a bathroom with tub. ANNEX. Standing a few metres from the house, a spacious veranda leads into the small apartment which consists of a twin bedroom (with joinable beds) and a bathroom with shower.

PARK
Inside the 2-hectare property of woods and olive grove is the large well-tended garden of about 1000 sq m, mainly lawn with olive trees, cypresses, oleanders and potted plants, that surrounds the house and pool. Relaxing areas have been set up in the back garden which communicate with the ground-floor living area of the house. Here, in addition to a dining area with umbrella, is a large stone gazebo near the pool where you can cool off in the shade and admire the view or prepare alfresco meals as it is equipped with a barbecue. The property is accessed through an wooden gate (located near the main road) which leads, after a few metres, to the parking area near the entrance to the house.
SWIMMING POOL
In the most panoramic spot of the garden, bordered by a row of hedges and shaded by the ruffled foliage of the olive trees, lies the exclusive, irregular-shaped swimming pool. It is on the same level as the house, which is about 15 m away, and is surrounded by a large area of plush grass set up with sunbeds and umbrellas. The pool, bordered in stone and lined in PVC, measures 4 x 8 m with a maximum depth of 1.40 m. It has chlorine purification and a solar shower. It is open from the last Saturday of April to the first Saturday of October.
