Welcome to Pipers Nest, your perfect retreat in the heart of Rosemary Beach! Nestled in a prime corner location, this charming cottage offers an unbeatable experience. Not only are you just a short walk away from the town center and beautiful beach accesses, but you also enjoy direct access to East Long Green Park, where you can immerse yourself in the community's vibrant special events.
As you step into the private courtyard, you'll be greeted by lush greenery and multiple levels of seating overlooking one of the largest private pools and spas in Rosemary Beach. The tranquil ambiance invites you to unwind and enjoy the outdoor oasis. Inside the home, the first floor features comfortable guest bedrooms and a convenient laundry area.
On the second floor, you'll discover the spacious primary bedroom with a walk-in closet, ensuring a peaceful sanctuary. The open concept living, dining, and kitchen area creates a welcoming space for family and friends to gather. The living room boasts a cozy wood-burning fireplace and ample seating options, while the dining area accommodates large family gatherings. The beautifully updated kitchen features a gas stove and convenient drawer refrigeration.
Step through the front balcony doors to a covered patio, where you can relax and soak in the captivating view of the lush greenery and East Long Green Park. It's the perfect spot to keep an eye on your children or grandchildren as they enjoy the park's activities, all while enjoying your own peaceful retreat. We understand that the growth and development along 30A may come with occasional construction and related inconveniences, such as noise and roadblocks. While these factors are outside of our control, we believe in transparency and want to ensure our guests are informed. Unfortunately, we cannot offer discounts or compensation for any noise complaints or road blockades that may occur during your stay. However, our dedicated team members are always available to answer any questions you may have and assist you in making the most of your beach vacation.
*As a reminder due to the layout of the home with the bedrooms being located on the ground floor, additional safety precautions may be required for small children. Pool fencing is not an addition that can be made to the home but there are pool alarms on the doors located by the pool. *

Community Amenities
Rosemary Beach creates the feeling of luxury both inside and outside of your home. Your days will consist of leisurely strolls and bike rides through the quaint streets of the community to one of the most beautiful beaches in the world. Sparkling emerald water and sugar white sand await your family's long lasting beach memories. Guests of all ages will enjoy the various boutique shops and phenomenal dining venues on the popular Rosemary Town Square. When you are ready to explore more of 30A, you can hit the bike paths to visit neighboring communities such as Inlet Beach, Seacrest Beach and Alys Beach.

NOTE: Golf carts are prohibited in the Rosemary community
Private Pool & Spa ~ Heating: The spa/pool can only be heated upon request for an additional fee, if requested in advance of your arrival date. Please make sure to request heating at least 48 hours in advance of your arrival so we can coordinate scheduling for the team. Heating must be turned on physically at the property and cannot be done remotely. The heat pump will automatically turn on to heat both bodies of water in the spa and pool when added to your reservation. Both bodies of water share one heat pump, therefore the spa and pool cannot be heated at the same time. The guest will select whether the heat pump is on/off at the home when in each mode, either "spa mode" or "pool mode". You will have options on the remote at the home to turn the heat pump on or off, so you can turn on the heat pump only when using the spa mode if desired. If you do not turn off the heat pump manually when the system returns to pool mode, it will also heat the pool. The spa does not have "jets", there is only a circulating system which generates some bubbles, but not a powerful jet system.
Parking
Pipers Nest has a driveway that can fit two vehicles. Only 1 overflow parking available. 1 parking pass is issued for this home per the HOA.
Parking in the Rosemary Beach community may be challenging. Not all properties have designated parking. Please keep in mind, properties with designated garage access may not accommodate larger vehicles. Permitted on-street parking is available on a first come, first served basis. On-street parking is only permitted if your car is parked in a lined parking space with a valid parking permit/hang tag. Tags are limited to a certain number for each home. Proximity to your property is not guaranteed. Permits/hang tags are not required for vehicles parked in private garages or driveways. The Rosemary Beach Property Owners Association strictly enforces all parking regulations. 30A Cottages will not be liable for any fine or towing expense incurred by any guest staying in, or visiting, your home.
(Note: Homeowners do have dogs, therefore anyone with allergies to dogs will need to be conscious of this.)
Reservation/Booking Policy
***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third party booking site such as VRBO.com, HomeAway.com, or VacationRentals.com. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancelation at any time after the booking has been processed. A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.

~ 50% of the total cost is due at the time of booking
~ Balance of payment is due 60 days prior to the scheduled arrival date (Or in full at booking if arriving within 60 days)
~ Except for a 5% cancelation fee, the initial 50% payment is fully refundable if cancelations are given more than 60 days prior to the arrival date
~ Optional travel insurance plans are available to our guests; some restrictions and timelines apply. Ask for details when booking. Insurance must be purchased BEFORE the final payment or at the time the reservation is paid in full.
~ CHECK-IN BEGINS AT 4:00 P.M. (CST) & CHECK-OUT IS BY 10:00 A.M.
~ Tenant must be at least twenty-five (25) years of age and will be an occupant of the Premises during the entire Rental Period. Reservations shall not be made by or for any person under the age of twenty-five (25), and no key will be issued to anyone who is not twenty-five (25) years of age.
