This place is the ultimate waterfront getaway. Located right on the Banana River, you will have access to the river the beach right across the street. The villas are beautifully renovated inside and out. Under The Umbrellas is a tastefully decorated 1 Bedroom 1 Bathroom Villa overlooking the river. The bedroom has a living space with a 65 inch smart TV. The Kitchen is stocked with brand new appliances and all the cookware you will need to live comfortably during your stay.

Under The Umbrellas is one of 10 private villas on our property. It one bedroom, full kitchen, living and dining area.

At this time, we do not offer any beach chairs, umbrellas, beach toys, or sunscreen so don't forget to pack yours!

Boat ramp launch is located less than 5 minutes North of the resort. We have extra parking if you plan to bring your boat and do a little fishing! If you are out-of-state, please keep in mind if you would like to fish, you will need to obtain your temp fishing license through GoOutdoorFlorida website or at the local Walmart before you make that cast to avoid any fines that maybe implemented if caught fishing without a license.

Chasing Pelicans and Under The Umbrellas are on the same air conditioning so the room will be set to 72 at all times. If you would like to adjust the temperature you can contact the Property Manager. We can only adjust the temperature if the adjoining villa is in agreement or unoccupied. Thank you for understanding!

Welcome to the BRR!

We are excited to host you and truly hope you have an amazing stay.

*You are staying in the following unit: #10 Under the Umbrellas

*DOOR CODE will be provided at noon on the day of check-in.
(If ever having an issue with your door, lock trying pushing the door in to allow the lock to release. -OR- some door handles you must pull "up" instead of down).

*Check-in is any time after 3 PM and Check-out is promptly at 10 AM

* THE MAIN GATE CODE #: will be provided at noon the day of check-in.

* BRR provides a remote to the electronic gate. This is the red/black ladybug remote clicker located in each room. If lost or stolen, the Rentee will be charged $150 per remote for replacement.

* The BRR front gate is on an electric sensor. The gate can be opened from the outside using the pin pad (access code provided prior to check in). From the inside the gate will open if a vehicle drives up or (if on foot) with the use of the “ladybug” remote mentioned above. The gate will not open by simply walking up to it. Guests are not permitted to disengage the gate/chain or the control box. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

* When you arrive through the gate please PARK ALONG THE NORTH SIDE OF THE FENCE in the parking spot number that coordinates with your assigned villa only. Each villa is assigned 1 parking spot. Additional vehicles can park in the "guest parking" area marked along the fence or by the garage area to the left when entering the property. All guests must park in these areas as well. Please note the rules on group gatherings below.

* Please DO NOT DRIVE YOUR VEHICLE OVER THE PAVERS, we are below sea level and they can not handle the weight. A MIN OF $1000+ FEE WILL BE APPLIED FOR ANY DAMAGE.

* All lights in your unit are controlled by the ceiling fan remotes located in each room by the door of each room. If the ceiling lights are not working you can troubleshoot by making sure the wall switch is flipped to the on position and the light cord on the fan is pulled to the on position. Some bedside/room lamps on "turn switches" can be found near the bulb area of the lamp and other "turn switches" can be found by following the cord.

* The TV units are controlled by the Smart TV/Roku remotes found in each room. Feel free to log-in to your favorite platforms for your viewing enjoyment. The resort does not have standard cable TV in the units. The Roku remotes do offer several free streaming options as well as give you the opportunity to sign into your own Netflix or Prime account.

* The WIFI service throughout the property is free for guest use. Access details will be provided the day of check-in as well as be listed in your villa. Please understand the resort is located on a barrier island and the internet service can be glitchy at times if the area is experiencing heavier winds or storms in the area.

* Beach access is located on 35th St. right next to "Anthony’s Hotel". This is a short walk away. We recommend NOT driving as there is NO parking and the hotel will TOW YOUR VEHICLE AT YOUR EXPENSE.

* For guest enjoyment, we have paddle boards, a kayak, surfboards and boogie boards available for complimentary use. We only ask that everyone be courteous when using them and LIMIT USE allowing other guests may enjoy them as well. Please note, the SUP BOARDS AND KAYAKS ARE FOR RIVER USE ONLY - DO NOT TAKE THIS EQUIPMENT TO THE BEACH. Beware, if you leave any equipment sitting on the river bank IT WILL GET SWEPT AWAY by the current. ANY LOST STOLEN OR DAMAGED ITEMS WILL BE FINED TO THE GUEST UP TO $1000 PER ITEM.

* Yard toys are also available for guest enjoyment. Corn hole, ring toss, Jenga, Connect4 must all be placed back in their original location after use. Please be sure to clean up yard toys. Do not leave them laying out. Pieces and parts will get lost or damaged. Broken or destroyed yard toys will result in an additional charge amounting to a minimum of a $250+ fee.

* The communal laundry room is located between units 6 and 7 by the door marked "laundry room". This area is used by day for property housekeeping. The laundry room is open to guests anytime after 3pm to 10pm. Laundry machines are free to use. Guests are required to bring/use their own laundry products.

* Items such as; beach towels, baby highchair and pack-n-play, crock pots and other kitchen items, extra irons, board games, cleaning supplies and cleaning tools etc. can all be found in the laundry room/cabinets. Please make sure to return any items used to their original place.

* The fire pit area is open for guest use. To turn the gas on simply turn the knob. The ignitor on the fire pit has been disengaged for safety reasons. The fire on either device can start by using a lighter. Long lighters can be found in the laundry room as well as in the drawer of the gas grille. DO NOT RUN GAS ON FULL OPEN, BOTH DEVICES CAN RUN ON A HALF WAY OPEN. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN FIRE PIT OVERNIGHT. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* The gas grill is open for guest use. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN GAS OVERNIGHT. Failure to comply and damage to grill/property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* Smoking of any kind is NOT permitted in any villa. Guests must smoke outside. Please always be courteous of other guests and families. DO NOT litter any cigarette butts; discard them in an ashtray and empty the tray before you leave. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee. Littered cigarette butts will result in a $250.00 cleaning fee.

* In consideration of other guests, please keep all noise down after 10pm. Guests in common areas after 10pm please be very considerate of other guests and families.

* No parties or group gatherings are permitted on-site without property management approval. Groups of 10 or more are considered a "gathering". Gathering stays require the rental of the entire property for an event/gathering. Please contact property management for event stay information.

* "Fur babies" (both big and small) are welcome on property. All pets are required to be leashed and occupied by an owner at all times. There is a $100 (per pet) pet fee associated with each visiting animal. Failure to register your pet before your stay will result in an additional $100 pet fee. Any damage to the unit of property due to a visiting pet with result in a pet damage fee starting at $250.00. If your stay extends beyond 10 days, the $100 pet fee charged on Airbnb will be held as a deposit and returned to you at the end of your stay as long as there is no damages or excessive pet hair. Stays over 10 days, there is a pet rent of $25/pet/day rent that will be charged and collected at the time of check-in.

Had a great time. Many good restaurants in the area. Close to Kennedy Space Center. Lots of things to do. Only negative was thermostat was in an adjacent unit.
