WHY choose our condo over over any other in Portofino? Because it’s setup as a 2nd home so you feel like a guest and not a renter. We include things no one else does such as dishwashing liquid, laundry detergent, softener, shampoo, conditioner, body wash, foil and plastic bags you need for 1 week as well as more than 1 roll of toilet paper! This is why we have 100+ 5 Star Reviews! Also, all the Mattresses/Pillow Cases have Hypoallergenic anti-bedbug zippered covers.

My wife and I stayed fell in love with this resort because it is just that...a Resort not just a building with condos, so we bought a unit. Since then, we have made numerous upgrades/improvements including: New Furniture w/Memory Foam Mattresses, New Frameless Shower Door, New Appliances, New Huge Smart TV's, New Dining Room Table, New sectional, New Outdoor Furniture, Refurbished Outdoor Grill and the list goes on! We also replace worn out items soon as possible. We do this 1-2x/year to make sure always up to the highest standards!

The large Master Suite has direct access to the balcony and Master Bathroom with large closets, dual sinks, garden tub, stand-up shower and separate private commode. The 2nd bedroom has a Queen and Twin bed to accommodate 3 people as well as its own private bathroom...this room also has direct access to the balcony and great views. The Master has a 65" TV and the Living room has a 75" TV with a Sony Playstation 4 with controllers & games. 2nd bedroom has a large wall mounted flat screen TV as well and 2nd game console as well. There is a large dining table for 6, plus 3 barstools and the large kitchen has all the necessary household items for cooking, etc. The Combo Coffee Maker has a regular coffee maker/pot as well as brews with Keurig coffee pods (I leave you some to enjoy your first morning)!!! We loved this unit because it overlooks the 2 outdoor pools as well as the water/sound so you can keep an eye out on everything going on and its the shortest walk to the restaurant, coffee shop, gym, sound, ferry, etc. The Portofino Tram runs between the buildings and the beach to help you get there with minimal effort during summer time.

Although the unit can sleep 5 in beds, Portofino limit is 6 guests in a 2br unit oVer the age of 5.

I purchased 4 Beach Chairs and Umbrella for our own use but will leave in an unlocked closet for renters to use as well (please rinse off after each use and put back in closet). There are also a few other beach toys/accessories in there.

All of this is why our "Spoiled Rotten Condo" is your best choice for the most memorable vacation.

Relaxing birthday getaway
We loved our 4 night stay at the condo. The view of the ocean and the bay was spectacular. It was a good location, close enough to activity but far enough away for a relaxing experience. The condo was clean, comfortable and beautifully decorated. Plenty of amenities in the condo to make the stay convenient and comfortable.

Great Condo in Amazing Property
We have been to Pensacola Beach many times and this is by far the nicest property on the island! We loved the unit and views. The Portofino is a GREAT option for families- for a reasonable fee you get chairs & tons of activities perfect for kids (and parents). We loved it here and our 10 year old said he can’t wait to come back.

Our stay at Portofino was wonderful! The condo was amazing…clean, fully equipped with everything we needed, and in the best location on property! The resort itself is perfect for all ages and was perfect for our family. You don’t have to leave the property, but it also close to other restaurants and shops.

This unit was spectacular! Furnishings were top notch and the resort overall was just what we were looking for! We came in for blues week and it did not disappoint either. We can't wait to return in 2026 and plan to book this condo if it's available! The owner is responsive and friendly, although we did not have any problems during our stay. Mark reached out on his own to make sure we were comfortable and happy with the property, which we greatly appreciated. Can't say enough how happy we were with the unit! 5 stars and 2 thumbs way up!

Spoiled Rotten is the BEST!
Best condo in the best resort on the best beach on the Florida Gulf Coast. This was our 4th stay at “Spoiled Rotten” and it never disappoints. The condo is immaculate, with a well-stocked kitchen. The view of the main pool area and Santa Rosa Sound is spectacular. The Portofino employees are courteous and friendly. Pensacola Beach is what Destin was back in the 1980s…sleepy, but with plenty of restaurants and shops, without all the traffic. We’ll be back again next summer! Thanks for all your hospitality, Mark!

4th of July Blast
The property was amazing! It was nice with children being able to go back and forth between the beach and the sound where the water was much calmer. My only small complaint was that at check-in, they didn't take my CC information. Most everything charges to the room. When we rented a set of beach chairs for the day, it apparently set off alarms with the staff. They called 7-8 times within 30 minutes and then sent a staff member to find us to get our CC info.

Extremely nice unit. Best stocked kitchen I have seen. Has everything you need to cook and store meals during your visit. Nice selection of items for the beach - chairs, umbrellas, toys, etc. The resort itself is excellent. The staff is very friendly. Plenty to do and it is nice that the resort is actually down a few miles from the busy part of Pensacola Beach. Would definitely stay here again.

Great location and well set up Condo.
Our family of 6 stayed in this wonderful condo and we had plenty of space for everyone. The interior was nicely decorated with a beach vibe and the furniture accommodated everyone. Lots of extras to enjoy in the condo-video games, large TV's in bedrooms living room, board games, and plenty of beach stuff. The location was perfect for us! The condo overlooks the main pool area and life center and you can see the bay and ocean from the deck. We really enjoyed our stay in the condo and in the complex as the condo complex offered a lot of stuff on site. It was great that the condo was also set up so we had some of the necessities when we arrived(coffee, paper towel, toilet paper laundry detergent plenty of dishes and other cooking items etc..). The owner is very responsive when we reached out and responded with in minutes. Thank you!!

We arrived early and were able to check in early, thanks to Mark’s quick communication. This was our third trip to Pensacola but our first time staying at Portofino, and we would absolutely come back! The kids loved the options of swimming at the various pools or the short walk to the beach. We loved the views from the balcony, the stocked kitchen and bathrooms and plenty of space for our belongings. I would recommend this condo and definitely come back again!

Winter Escape
If you enjoy the resort lifestyle then this is the place for you! Great 2 bedroom/3 bathroom layout with everything you need to enjoy a Pensacola Beach getaway. We enjoyed the kitchen and grill but we also enjoyed the opportunity to dine on the property. Fitness center, spa, indoor pool and hot tub were all used during our stay. Check in was seamless and communication with Mark, when needed, was great! Sunrise views rounded out the experience. Highly recommend!
