Welcome to Abeni House, a luxury mountain retreat in the Catskills. Relax in the private six-person hot tub or unwind in the shared cedar barrel sauna after a day of adventure. The spacious and newly redecorated living area offers the perfect space to relax, with a cozy wood stove for chilly nights. The fully equipped kitchen has everything you need to prepare meals, which can be enjoyed at the charming reclaimed wood farmhouse table or in the bright, airy sunroom.
The Space: Abeni House features three comfortable bedrooms: the main bedroom with a queen bed and an adjoining room with two twin beds on the first floor, and two upstairs bedrooms, each with queen-sized beds. The single bathroom includes a separate soaking tub and an oversized shower.
The large living area boasts a comfortable sectional sofa, smart TV, and a dining table for 10, perfect for group gatherings. The kitchen is well-stocked with basic amenities, plus coffee and tea, ideal for enjoying in the sunroom with stunning natural light.
Outside, guests will find a newly installed six-person hot tub, reserved exclusively for Abeni House guests. The expansive lawn offers a shared cedar barrel sauna and plenty of space to explore the seven-acre property, with breathtaking mountain views.
Guests are welcomed and encouraged to hike around and explore our seven acre property. Take a walk up the hill to the private pond fed by mountain water and bask in the views.
Guest Access:
This is a private house not shared by any one. There is a separate driveway which is shared by the guest house. There are two other properties which share the yard and the cedar barrel sauna.
The Abeni House is one of three units on our seven-acre property which you are free to explore and enjoy year round.
The Neighborhood:
This is a private neighborhood with year round residents, so please be mindful to respect their peace and quiet.
We are walking distance to The Pines restaurant and bar, minutes away from Phoenicia, and about 25 minutes away from the famous town of Woodstock, where you can find fine dining, shopping and some amazing art displays.
We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do.
Getting Around:
There is a bus from Penn Station in NYC that will drop off near The Pines restaurant which is a short walk to the house. Having a vehicle may be preferred as there is no other mass transit nearby. There is a private driveway with included parking. Uber is available for short trips in and around town and back, though please keep in mind that drivers late at night may be difficult to find.
Other Things to Note:
Please note we do have a pet fee of $50 per pet under 50 lbs. Let us know how many along with type and weight. Pets are not allowed on beds nor furniture; any signs of pet hair as such will be assessed additional cleaning fee.
Also any furniture that are moved around and not placed back to original location, will be assessed additional fee.
We provide one bundle of firewood per stay; each additional bundle is $15.
Our check out time is at 10 am. Any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight time schedule to deep clean and sanitize for the next guest. We may be able to accommodate an early check in or late check out for $25/hr if arranged ahead of time.
We ask that you not leave food outside or on the grill as we do have very curious animal neighbors.
Also note the yard is not fenced in so ALL pets should be on a leash or supervised at all times carefully. We do have some wild life that may harm your beloved pets (this has never ever happened, but we like to air on the side of caution)
Our Wi-Fi is very strong. We have had many guests work remotely on multiple devices with NO issues.
PLEASE NOTE
Our water comes from an underground well which is filtered on several levels, though at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.
