The Neighborhood:
We are on Town Lake River in Tempe, Arizona near the Mill Avenue District, a local hotspot for dining, shopping and entertainment. Situated just 11 miles outside of Phoenix and 4 miles outside of Scottsdale, Tempe is a vibrant city all its own with beautifully landscaped parks, botanical gardens, and wildlife preserves such as the Hayden Butte Preserve. You can also enjoy the close proximity to the Phoenix Zoo, Scottsdale Civic Center, Tempe Diablo Stadium, and Kiwanis Park.

Getting Around:
Ideally located close to different attractions, there are definitely a lot of options getting around the area!

Other Things to Note:
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests


No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.

Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.

We arrived during the night and no parking. Had to call the support line and was told to park in an area where we might get towed but they would take care of it the next day if we did. Dealing with a towed car is not in the plans while out of town but we went ahead a parked in the lot. Ended up getting up in the middle of the night and moved the car. Could not get into the unit and had to call support again. After several tries, support said she needed to assign us a new unit. We entered the new unit and it was a one bedroom and we paid for a 2 bedroom. The support agent said she would comp our room that night and would move us to a 2 bedroom the next day. Since I was traveling with a coworker, I did not feel comfortable sharing a bed. I had to sleep on a tiny sofa. We did get a 2 bedroom the next day but the company went back on their word and would just credit the room difference. Not the entire night. They claim they provided a unit for us and we would need to pay for the 1 bedroom. I’m opening a claim with my credit card because I did not rent a 1 bedroom unit. This is an error on their end and they would not take responsibility.

Place a bit run down
Well the location is great but it took us a long ring to get in and find it. It’s a bit of a maze. Once in we liked the kitchen but the beds were on platforms that were each about to break and the matress very cheap. Stains on carpets and towel bar fell off when we hung out towel.managers would not let us out of rental so we made the best of it. Pool and location 5 stars.

Tempe condo
Overall good stay, fantastic location. Property is as advertised, outdoor common areas were better than expected and the kids were thrilled that the pool was heated enough to swim comfortably. The parking situation is a bit limited and building entry is odd, even with the detailed instructions they send you ahead of time. We stayed for a week, the mattresses in the bedrooms are not the best and our backs felt that after a couple nights.
