The accommodation
The villa was recently renovated by the owners, an architect who took care of the furnishings and a graduate in electronic engineering who took care of the home automation and lighting aspects of the property.
Divided on two levels, on the ground floor there is a large living room with fireplace that distinguishes the living area and overlooks the dining area with open-plan open kitchen and a direct outlet to the east area of the property, through a terrace that surrounds the entire building, which leads to the barbecue area where you can find an equipped wood oven and brazier.
Two double bedrooms and a bathroom with shower enclosure complete the ground floor, as well as a generous pantry positioned in a hallway in front of the bedrooms and bathroom.
On the first level, reachable thanks to a flight of stairs from the living area of the living room located on the ground floor, you can find two large double bedrooms and another full bathroom with shower box whose peculiarity is represented by the fact that this room has been obtained by exploiting the pre-existing structure without upsetting the urban planning of the property (so much so that the window was kept inside the shower cubicle).
The property is surrounded by 900sqm of garden with automated irrigation.
Lighting is certainly the strong point of the property: it is a full LED home automation system based on the ZigBee protocol that allows you to control everything from a central unit (it is an iPad) positioned at the entrance of the living room and transportable in around the surface of the building and the garden. This unit can obviously also be used for other purposes such as internet browsing, or sharing via cast / DLNA protocol to the TVs in the building (one of them is located inside a back of the living room sofa on the ground floor and appears thanks to the press of a button on the remote control).
The stone villa is located on a wooded hill (at a height of approx. 1500ft / 500m). There is easy access to an asphalted road accessed via an electric gate. Surrounded by Mediterranean oak trees in the terraced garden, the villa is ideal for people who love privacy and tranquility. The setting is rustic.
Guests of the villa have at their disposal a large shared swimming pool (open only in the summer months), a tennis court and a soccer field which offers the opportunity to meet other Italians and Europeans who own properties on the Montagnola hill.

Florence, Perugia, Siena, Montepulciano, Assisi, Orvieto, Gubbio, Todi, Spoleto and Cortona with Lake Trasimeno are all within easy reach of the villa either by car or train. They are ideal places for a day trip and offer a range of art, historical, musical and cultural activities. The villa is located just 15 minutes from the A1 motorway and close to the Chuisi intercity train station with regular trains to Rome, Florence, Venice and beyond.
personal visits (walking, hiking, cycling, fishing) to all places of interest in the region can be easily organized. In addition, a personal chef can visit the villa to prepare traditional Umbrian style lunches or dinners. making pasta and Italian cooking classes can be organized together with wine tours, olive oil and cheese tasting in the local area. Umbrian olive oil is well known worldwide for its exceptional quality.
During the summer months many local villages and towns have "festivals" - music and cultural festivals in general which celebrates local cuisine with outdoor dining and communal dance evenings at the. The town of Città della Pieve, often described as a "mini Siena", is well known not only for its famous artist, Perugino, but also for the cultivation of saffron. It has excellent restaurants, cafes and bars. In August there are 10 days of music and celebrations for the celebration of the Palio dei Terzieri, which culminates in a shooting competition and a procession of over 700 participants dressed in medieval costumes parading through the city. It is a spectacular event!
Lake Trasimeno, the fourth largest lake in Italy, surrounded by historic hilltop medieval villages, is located just 20 minutes drive from the villa. The lake offers swimming, wind-surfing, sailing, fishing, ferries to the islands and 2 beautiful walks around the lake. The spa town of San Casciano dei Bagni is an hour's drive away. The medieval village of Piegaro is only 5 minutes away and is famous for its glassmaking tradition.
Umbria is known as the "green heart" of Italy. The rural landscape is a mix of hills, woods, rivers and lakes. The region has all the charm of Tuscany, but is less populated and has fewer tourists. Umbria is known for its famous extra virgin olive oil - in the neighboring village of the villa of Monteleone d'Orvieto you can buy it directly from local producers. Umbria also has delicious truffles, cheeses, beans and wines and, of course, the famous "wild boar" (wild boar) dishes.
