You won’t find a more central location for everything in the Capital City than the South of the James house! This four bedroom home with a large backyard and plenty of parking offers a premier location, with something for everyone within minutes of the home.

Just a short walk to two coffee shops and restaurants just around the corner! Blocks to the local South of the James Farmer’s Market, which is a weekend mainstay most of the year! Located in Forest Hill Park, it is just around the corner. Shopping and breweries at Hull Street / Manchester area, less than a mile away.

This listing is perfect for the outdoor lover! There are running and biking trails just around the corner at the James River Park system and the Forest Hill Park. Fish for smallmouth bass, tan on the warm river rocks or float the historic James River, only a quarter mile away. Multiple public access points including Pony Pasture, Huguenot Flatwater and Reedy Creek. A great three-four hour tubing or kayaking float runs from Pony Pasture put in to Reedy Creek, both just minutes away from this home. Texas Beach, a popular local hangout on the James River, is just over the bridge on the north side. Floats are available at the house for guests' use if you'd like to enjoy an afternoon on the river!

You’re only a ten minute drive to The Fan, Carytown, and Museum District. Just over the bridge, take a stroll around Byrd Park or the beautiful gardens of Maymont. Also only 10 minutes to all of the sights and sounds of Downtown Richmond and Shockoe Bottom. Chesterfield and Midlothian are only a 15 minute drive as well.

Richmond is home to over twenty breweries! If you are a beer lover, you’re in luck. Several of these are within 10-15 minutes. Legend Brewery, Richmond’s original Brewery is just seven minutes away and offers a great view of the river and city skyline.

Keyless entry! Enter the home through the back door with a keypad code we provide. Guests will immediately see the kitchen with marble countertops and new appliances throughout. Spacious and plenty of room for cooking. Two bar stools slide up to the large island bar and a full dining room table. The breakfast bar also doubles as a great laptop-friendly area. The dining room is off of the kitchen and the comfortable living room is ahead.

The living room offers couches and a chair for relaxing and watching your favorite shows on the flat screen TV. The HD antenna gets 40-50 channels, plus smart TV capability for you to log into your streaming services like Netflix and Hulu. WIFI included throughout the home.

To the right of the kitchen is the first floor bedrooms, one outfitted with a full size bed and the other a bunk room with two twin beds. The bunk room also includes many kid-friendly items: TV with children appropriate DVD's, kids games, toys, kid-sized table and 4 chairs in the closet and glow in the dark blankets. On this level, there is also a full bath and door access to the basement. Please be careful on the steep steps!

Going upstairs from the living room, you’ll find the master bedroom and fourth bedroom, both outfitted with queen beds. The master bedroom also includes a Roku smart TV and a workstation desk. There is also a reading area with a lounge chair at the top of the stairs. Full bath with stand-up shower.

With the exception of the bunk bed room, each room features a ceiling fan, a large or full-length mirror and bedside lamps.

Washer and dryer on site in the basement. The open basement has some lawn games, coolers, and floats for guests' use.

The large fenced in backyard is a great place to enjoy outdoor time with kids or friends.

We're pet friendly! Please keep pets off of the furniture and beds. Additional cleaning fee may be charged for excess hair or mess due to pets.

Self check-in is provided with a keypad on the backdoor of the house. The entirety of the home is available to guests with the exception of two locked hospitality closets in the basement, and one locked hospitality closet in the bathroom. Evidence of tampering with these locks may result in an additional fee.

There are two available parking spots in the backyard. Public parking is also available on the street in front of the house.

No parties or events allowed at the property.

Private parking for two vehicles in the back of the fenced in property, plus street parking in the front. You can access Uber, Lyft and taxi services from the house.

We are pet friendly. However, we only accept up to two dogs for a $50.00 pet fee. Unauthorized pets on the property will result in a $100 fee.

No smoking indoors. $250 fee will be charged to guest after departure if evidence of smoking cigarettes or marijuana indoors is detected.

Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.

We do not provide laundry supplies.

The $250 security deposit is a hold on your card and it will only be charged in the instance there are accidentals/damages that occurred after your check-out with your acceptance of the additional money request.

Nice place -- could use a few upgrades though
Overall we had a nice time in the area and staying in the house. The location was fine. Some of the mattresses were not very comfortable though. And there were a lot of outlets that only had two prongs (no ground), so finding a place to plug in a computer wasn't always easy in every room. Also, there were only THREE FORKS in the kitchen. That is really weird. Another review said there weren't enough glasses or mugs, which I think they fixed, but three forks? That really shouldn't happen. We had to buy plastic forks. There was also only one dishwasher pod left. I think whoever maintains the property should spend more time in between tenants making sure EVERYTHING is up to par.

Comfortable home and good location. Easy access to Richmond. Sleeping arrangements are great but rest of home a little tight for our group of 7. Not enough space in living room, not enough glasses or mugs for our group plus lacks serving dishes/utensils. But didn't stop our fun.

If you have a property that sleeps 8, you might want to have enough dishes for same. Only had 4 coffee cups. Kitchen was not exactly fully stocked. There was trash in the yard and cushions outside were a mess. No bath soap in upstairs shower. Had 2 shampoos and 1 conditioner. Email instructions and notes in the property were aggressive and off-putting. Alley parking and location were very convenient for our trip.

Christmas family stay
Home interior was clean, comfortable. Yard was fenced, which was good for two dogs that we brought. Bedrooms were large. Beds were comfortable. Living area furniture was quite dated but we did not use that area. Downstairs bath was small but updated in parts. Back yard could have been cleaned up a bit, but the pups didn’t mind. Communication with property manager was outstanding, even through Christmas Eve.

The house worked out well for our trip. Overall it was great. The two beds upstairs were comfortable. Queen bed on bottom floor was lumpy (could feel heal marks) and the trundle bed was completely sunk in the middle. Not a big deal for my 5 year old but for an older, heavier person it would have been unbearable. The communication with owner was quick and easy.

Great time!
We came into town for a wedding and the house was wonderful! Had a lot of charm, very clean, communication was great with our host. Location was close enough to downtown to enjoy several outings with the kids in between wedding events. Would definitely recommend!

Great place, great location, great host
The location was perfect for us. Easy access to Richmond and the suburbs to visit family. Close to shops and services. Loved the off street parking in the back and the patio / yard. We maxed the place out with 2 couples, our elder aunt, sis with 2 yng adults (18,15) and of course, our 10 lbs. poodle. Everyone was slept comfortable and was able to relax reading at the table, watching tv and hanging on the patio. Host was great. Communicative and responsive. Thank you James

Good location but bring your own pillow!
While not the best neighborhood, the location was great, close to food, parks and shops. The house was clean, except the outside, there was broken glass in the yard, container full of gasoline and bottle full of cigarette butts (which were all cleaned up the next day after we called) and the outdoor seating was dirty and unusable - which was unfortunate as the weather was nice and our kids wanted to play outside. The interior was clean and well stocked, but not comfortable for more than a night or two. I would rec that the owner come stay for a few days and understand what guest need! They don’t need a large arm chair in the middle of the living room, but would like comfortable clean couches. You don’t need a bunch of tchotchkes everywhere for decoration, but you do need a side table in the bathroom to place your toiletries. And you don’t need a bunch of extra pillows if they all suck! There is so much little stuff they could do to make this house great and even potentially charge more money. Collect the mail out front so it looks like someone lives there, put five dollar chargers in all the rooms because there are no outlets that you can reach, bigger trashcan in the kitchen, simple/clean outdoor furniture to take advantage of that great yard, good sleeping pillows, take stuff off the walls, and don’t make anyone go into that terrifying basement for laundry! We will not stay here again, but am appreciative of the very responsive and welcoming property manager who was communicative and really helpful.
