Perch Or Flounder Manor sits on 7 acres above the Blanco River and yet it is minutes to downtown San Marcos and Texas State!
This Country Farmhouse/MCM/Vintage Boho/Modern Mashup was built in 1945, but has been completely renovated to modern standards of comfort, convenience and beauty. It's the perfect gathering place for family and friends, with two working fireplaces, 4 bedrooms and 3 full baths, including a Jacuzzi tub upstairs and a wheelchair accessible bath downstairs. There are beds for 10, and comfy couches for a few more. It has original oak flooring upstairs and hand-stained concrete downstairs. The spacious patio has a relaxing sectional, a dining table and a charcoal grill. The house is perched on an acre of property that overlooks the Blanco River from about 20 feet. Six more acres below include both sides of the river. Keep in mind though, that this is not "resort" style riverfront! This part of the river is a wildish stretch. There are a couple ways to scramble down the bank if you're feeling adventurous, but the easier access is to walk around the road to the low side. Watch the abundant fireflies in the evenings, and watch for the hawk who regularly flies thru the giant cypresses in the mornings. You might catch sight of the usually shy but quirky armadillo family that lives close by. The river's song is the background music for your stay.
The house is located within walking distance to a TSU shuttle and is a few minutes drive to the university, historic downtown, the San Marcos River, the Outlet Mall, and all that this friendly and beautiful town has to offer. It's about 20 minutes to Wimberley, Lockhart, New Braunfels, Historic Gruene, or Schlitterbahn, 30 minutes to Austin or Circuit Of The Americas, and 45 minutes to San Antonio. The beautiful Texas Hillcountry spreads to the west from here with wild flowers, wineries and spectacular views.
Because the river is actually the city limit boundary, the house is technically in the county. You'll have easy access to everything, but feel like you're the country.
