Old charming villa. The country house is divided into 3 floors.
The ground floor comprises the living area and the kitchen. The living area is dominated by beamed ceilings, stone arches & tiled floors whilst being stylishly decorated by the owners to create a welcoming feeling.
The first floor is not rented by the owners who live in Rome but come often to supervise the property (e.g. to clean the swimming pool, to water the plants etc.).
On the top floor there are the two bedrooms which are accessible via an external staircase. The warm colours of the furnishings, the wood beams, the terracotta floor and the fireplaces exalt the pleasant atmosphere.
A swimming pool, a Jacuzzi, a beautiful open garden and a small soccer field allow guests to enjoy their free time
The property, located in the middle of a green, untouched country, is surrounded by big trees (oaks, pines, cypresses, olive trees and fruit trees) and by different types of flowers which especially in spring and autumn create a spectacular and warm mixture of natural colours.
The property includes also a wooden dependance (i.e. a small cottage) which has got 2 single beds and and third bathroom (this is the third bedroom potentially available on request in the property). This wooden dependance can be potentially hotter in summer due to high temperatures but you will find an air conditioning system which will make your staying very comfortable. Air conditioning is not provided in the two other bedrooms located in the main building of the property but the very big walls and the fans are enough to also grant a comfortable staying even during the hottest days in summer.

Little bit of paradise
Great villa with an astonishing view, couldn't have hoped for a more idyllic location. As we were new to the region we didn't quite know what to expect but we were blown away. Will definitely be back, when it's maybe cooler as we arrived in the middle of a heatwave, thank goodness for that lovely pool. Eliano was the perfect host...we were the first renters since the pandemic so there were a few teething problems, but Eliano was on it immediately and nothing was too much trouble. He also had a lot of good suggestions for restaurants and sight seeing etc which was most helpful.

Beautiful villa in the countryside
We stayed here for ten days as a family of five!
So relaxing and everything you need is provided! We had some lovely days out also, Rome is an hour away and absolutely spectacular

This is a fantastic villa offering a unique experience. Wonderful pool with jacuzzi, very stilish building, beautiful garden and full privacy granted. Very nice guests and good restaurants nearby. What else could we ask for???

It is not easy to find the words to describe this unforgettable experience which left me only with wonderful memories.
A very beautiful country, a warm and historic villa, an amazing view, a wild nature in a lovely and comfortable place where to relax and to recharge batteries for the new year. What else could you ask for your holiday? Definitely a place not to miss!

Just wonderful
A lovely house with a beautiful garden and a great atmosphere. Add to this a very attentive and helpful owner and Rome easily accessible. All in all, we really enjoyed our holiday in this lovely house. With airconditioning in the bedrooms, the stay would have been perfect ;-)

Séjour parfait !
Nous avons passé un séjour parfait à la Casale di Max !!! La maison est jolie, le jardin est grand et très bien entretenu, la piscine est belle et la vue sur le paysage est simplement magnifique !! L'accueil par Ornella et son mari était très chaleureux. Nous garderons un très bon souvenir !!!

Beautiful
Four of us spent a week in Il Casale di Max. The owners welcomed us, and showed us around the house: a nice stone villa. A good kitchen and a large living room (wich we never used) on the ground floor. On the second floor there is two bedrooms with bathrooms (let's be honest, the showers aren't great, but who cares?). Then the more imporant: the outside: a football court, vegetable garden, swimming pool og barbeque. We spent all days outside. Eating under the vines, athing all day, barbequing at night. This is really what life should be!
Only an hour to Rome if you'ld like lunch there some time. We also visited Civita di Bagnoregio an hour and a half away. Buy you groceries at the local Conad, just a short drive from the villa.
We can strongly recommend Il Casale di Max, and hope many more will have a great time there!
