Old continues to meet New here at St. Augustine Beach & Tennis Club Condominium. Visitors continue to enjoy our white sandy beaches just steps away from your door--and explore the historic offerings of the country’s oldest city located just across the Bridge of Lions—St. Augustine, (recently named as the MOST WELCOMING CITY IN THE U.S.——for its “Pristine White-Sand Beaches (that’s us!), Quaint Cobble Streets, and Impeccable Weather.”
Accessing the beach in a matter of minutes just got easier with the completion of our new boardwalk which begins just beyond the pool area and crosses over the protected dunes to the beaches. (Use of the boardwalk is free to our renters. Access requires a gate code which is provided.)
The new boardwalk became part of a major update to our oceanfront complex.
For a bit of background our “historic” information--
St. Augustine Beach and Tennis Club Condominium is one of the first “high rise” condos built in this island area. It is a 4-story complex, approved by the State of Florida in 1976 and completed in 1979. Through the years the building and grounds have been inspected annually and well maintained by its owners/board of directors as required by state law (and common sense).
We are currently completing the upgrading of our building in compliance with Florida’s new “Milestone” inspection requirement.
WHY are we doing this now?
In June 2021 a residential condominium building in Surfside, FL, (Miami area) collapsed. In May 2022, the State of Florida enacted mandatory structural inspections for aging condominiums (FL Statute Section 553.899), called a “Milestone Inspection,” intended to increase building safety.
It is an inspection of the building’s structural integrity, the load-bearing walls and other structural elements, designed to provide support and stability for the overall structure.
All condominiums and cooperative buildings in the state of Florida that are three or more stories in height, when the building reaches a certain age based on the issued certificate of occupancy, are required to have Milestone inspections as follows:
If the building’s certificate of occupancy was issued on or before July 1, 1992, the building’s initial Milestone inspection was required before December 31, 2024. The purpose is to determine if evidence of substantial structural deterioration (meaning structural distress that negatively affects a building’s general structural condition and integrity) can be identified.
St. Augustine Beach & Tennis Club Condominium has complied with the state inspection requirement and is currently in the process of making repairs/replacements where needed. (The cost of the project is paid by owners through a special assessment.)
NO MAJOR PROBLEMS WERE FOUND.
The “imperfections” listed on the inspection report are currently being corrected.
The work has been going on for the past few months with some delays caused by weather conditions. Work on the north wing and north oceanfront areas of the building has been completed. Work continues on the north and south courtyard areas and is expected to be completed soon.
Now is the time to book your (spring, summer and beyond) visit to St. Augustine Beach and stay in one of the oldest (and restored) oceanfront condos.

While you can find plenty of information on the history of the City of St. Augustine, here's some history about St. Augustine Beach which is located on Anastasia Island:
Until the mid-18th century, the St. Augustine Beach area was used as pasture land for cattle and quarries for coquina. In 1730, Jesse Fish, a businessman from New York, claimed the coastal land south of the lighthouse and established the local citrus industry. The Fish family cultivated this land from 1730 to 1820's. In the 1880's,
St. Augustine Beach was called South Beach. The transportation from St. Augustine was provided via the South Beach Railroad. This train brought tourists to see the alligator farm, quarries, and lighthouse and to relax along the beaches. In 1920 the first hotels in St. Augustine Beach brought tourists who enjoyed this pastoral escape from formal St. Augustine. There were no paved roads. The only way to travel was over the dunes or to drive on the beach. The history of St. Augustine Beach is closely tied to the history of early exploration in North America. The settlements of the French, British and Spanish explorers in this area played an important role in the rich history of Florida and the United States.
