THE AREA;

The Villa is located in peaceful hilly countryside 8 kilometers from the town of Umbertide in central Italy in the province of Umbria, The guests have their own entrance gate way which opens onto the SP142 road which is surprisingly lacking in traffic and consequently the Villa gets very little noise.

WHAT IS IN THE AREA

The villa's location gives opportunity to discover the delights of the Upper Tiber Valley, Perugia, Assisi, Citta di Castello, Montone and San Sepulcro, all to the east, All comfortably reachable within an hour's drive.
Whilst over the hills to the west lies the Val di Chiana with Lake Trasimeno and the towns of Passignano and Castiglione, Guests can cycle round the fourth largest lake in Italy (on dedicated cycle paths) ; or take a leisurely boat trip out to its islands. A little further away Cortona and Arezzo are within easy reach, Orvieto, Siena, Montepulciano and Pienza are also good options for days out into Umbria and Tuscany,

There are also options to take trains. The local services from Umbertide runs north to Citta di Castello, and south to the main line at Perugia with connections to Rome.

If a day in the cities are in mind; then trains from Terontola-Cortona offer the best options to go to Firenze (Florence) in around 90 minutes or Rome in 2 hours. Terontola is an easy 45 minute drive from Villa Monestevole.

Some of our previous guests have arrived by train and the owners have then helped with collection from rail stations as taxi's are a rarity and expensive. We also have contacts for car hire locally at substantially cheaper rates than the main vendors.

ACCOMMODATION ON THE UPPER FLOOR;

Villa Monestevole 501 offers four individually themed en-suite bedrooms in the main house nestled within the 44-acre tree-ensconced estate. Families or groups can reserve the top two floors of the Villa and find much of the Villa grounds available for their private use.

The guest bedrooms are on the top floor of the Villa, all equipped with en-suite bathrooms. All have internet access, and individual room keys for additional peace of mind. Linens, towels, and hairdryers are provided for use while staying.

The WOOD Room: As soon as you enter The Wood Room you feel a sense of tranquillity. Measuring ~25 m2 this spacious room has hardwood floors in a chevron pattern and a view to the pool and Cabana areas.

The Wood Room hosts a substantial bed (American size = Queen, British = King, Italian = Matrimonial) two marble-topped bedside cabinets, and two charming corner chairs upholstered in traditional Harris Tweed. A screened hanging rail is provided with a large chest of drawers.
The en-suite bathroom has a sloped ceiling and contains a toilet, bidet, sink, and shower with both fixed and moveable shower heads.

The POETS Room: Whilst the parquet wood floor adds charm to the room, the colonnade mural takes centre stage and the room is especially popular with Villa guests. Although it’s the smallest of the rooms, The Poet’s Room can be configured with two twin beds or one king-sized bed. The window looks out onto the upper garden across the terrace roof.

This ~18 m2 room has an en-suite bathroom with a toilet, bidet, towel drying bar, and shower with both fixed and moveable shower heads. The Poet’s Room provides an armoire to hang your clothes, two chairs, and one low-profile bedside dresser

The ROSE Room: Furnished with a parquet wood floor, vaulted ceilings, and a beautifully crafted rose-encrusted headboard, this ~23 m2 room has a front garden view. Depending on the time of year, guests may be able to see Castello di Monestevole, from which the area gets its name.

The Rose Room is equipped with a large bed (American size = Queen, British = King, Italian = Matrimonial), an antique Armoire, a chest of drawers, a chair, and two bedside tables.

The ensuite bathroom has a toilet, bidet, sink, towel drying bar, and shower with both fixed and moveable shower heads.

The MARINE Room: Because Villa Monestevole 501 is so close to Lake Trasimeno, the 4th largest lake in Italy, it seemed fitting to honour it with a guest suite. The Marine Room has parquet wood floors, a large bed, a closet to hang your clothes, and two bedside tables. The Marine Room is usually configured with configured with two single beds but it can be flexible,

This room has an ensuite bathroom with a toilet, bidet, towel drying bar, and a glass fronted shower with both fixed and moveable shower heads.



THE MAIN LEVEL

Guests have their own lockable entrance door, up a few steps from the car parking area and garden. The space is open plan, consisting of kitchen dining and lounge area. Off this area there is a separate laundry and bathroom.

The kitchen is fully supported for cooking with crockery and utensils included. It has a Fridge freezer, oven/grill unit, gas hob with vent, microwave, double sink and dishwasher.

The dining table sits in the upper portion of the space, if guests are eating indoors, or meals can be taken out on the terracing.

Two steps down into the lower part of the open plan is the main seating area with couches and TV and a pellet stove if its a chill night early in the season.

The property almost looks colonial in style with large covered terraces on the main level used by guests, handy for moments of peace and quiet, or alfresco dining.

In the grounds near the pool, the cabana is also available for guests use and contains a fridge freezer for use, Guests can also use the wood fired BBQ grill.

The owners live on-site below the main guest level and are available to help if needed, but guests are given privacy and space to enjoy their vacation in peace.

The owners work on the premise that guests would like to know that the price they see is all they pay, other than the returnable security deposit. All taxes (both local and national), cleaning fees, towels and linens, including those for pool use are all covered in the price.
During your stay at this villa, you'll be close to Tomba del Faggeto. You'll find features such as an outdoor pool. A private pool and a kitchen are available in the villa.
