Female staff is not helpful on the border of being rude, inquisitive and playing down your concerns/questions.
Place is very confusing to get to but once you know how the buildings are interconnected, it is manageable and understandable as it is a very old town and old structures that had to be adapted to modern requirements like elevators - they go only one floor and you need to change to another.
Be prepared to haul your luggage everywhere and constantly take it up the stairs in the building and outside.
Kitchen with NO cups, glasses, no coffee maker, just fridge and microwave.
Apparently there was mini bar that we never got to see and the clerk was telling that there was!! I'd better be not charged for anything as my two daughters are witness to empty fridge.
We were in the one bedroom suite with kitchen so maybe she confused me with regular hotel room - however it looks unprofessional on the hotel staff that does not know their hotel!
The hotel staff and location were superb. The restaurant choices were too numerous to count. Proximity to the square couldn’t be better, but one could easily walk to more neighborhood options that were outstanding and more reasonable.
The hallways were a bit of a challenge. In something of a labryinth with lots of small stair elevation changes. Very minor concern.

A little gem of a place.
A lovely place to stay in a fantastic location. Suite was a bit battered round the edges but it was very clean and very Italian! Very good continental breakfast included. Reception staff were pleasant and helpful, arranging for me to have some laundry done (at a cost) and booking our water taxi for our return to the airport.
Would definitely stay there again.

The apartment sized room was perfect for my family of five. The location was great. Beds were a little hard. But it was very clean and everyone was super helpful.
The confirmation said check in was only from 3 - 7 pm. We knew we would not make it by 7 pm so trued to contact hotel by email and phone multiple times. Never got a reply. Turns out front desk is 24 hrs. Kitchenette had no glasses, utensils, etc. Complicated to get to room (2nd floor room required 2 elevators plus steps). Other than that, staff was nice, breakfast was good, and bathroom was nice.

comforatable suite
Great little suite with amazing location near St Mark's Sq.
Shame the kitchenette was not equipped at all with even a plate, glass or a knife! We even had to ask for a kettle.
This was a full apartment with balcony, dining table and living room (no kitchen except sink and microwave) connected to a larger hotel complex with 24 hour desk staff and only a couple blocks from San Marco square. Super convenient, nice and spacious and surprisingly quiet for the location. Great communication.

Great hotel, friendly and helpful staff, close to everything at a reasonable price
Very unique hotel. The owner was very accommodating. Super close to train station.
Rooms were modern but felt like you were in the middle of Italy. Highly recommended.

A great week in Venice.
Lovely location close to San marco piazza. Lovely breakfast. Lovely big apartment. Bed was firm which I like but pillows very hard too. No coffee machine or kettle in apartment. No cooking utensils at all. A small fridge and a microwave oven was provided but again nothing to use with them.
Confusing at first on trying to find the exact place, but once we got a hold of the front desk, everything was great. The room they gave us was more than enough for a party of 3 adults and 2 children and has a window with a view of the tower just a block away, and street view of the restaurants. Not to mention, less than a minute away from Saint Marks Square.

Nice rooms
The room was fantastic. Spacious and comfortable. Communication needs improvement. We were greeted by a closed door, outside the far end of the building (although this was the correct address). Please improve the check-in/arrival experience.
Very large suite with comfortable furniture. Front desk staff friendly and helpful. Busy area but very close to many attractions and restaurants. Lots of stairs so not suited for anyone with physical limitations.
We loved the large space, not the amount of linens or pull out couch (although it was clearly communicated to us). The breakfast and tour of Murano glass that came with the hotel were amazing. The front desk staff were so kind and helpful. We liked the bag check and wc access during the day. The proximity to Marco square was great! Checking in was not at the property we stayed at, but wasn’t far.
