Cactus Rose is a 3-bedroom and 4-bathroom luxury villa located in Southern Utah. Located minutes away from Sand Hollow Reservoir and a 30-minute scenic drive from Zion National Park. With access to pools and spas that are heated year-round, this is the perfect place for a fun getaway with friends or family!

Cactus Rose is the perfect retreat for family, friends, and groups looking for a Southern Utah experience. On the main level, there is a king master suite, a fully stocked kitchen, washer and dryer, a living area, a half bathroom, a front entry patio, and a back patio with BBQ & plenty of seating. Upstairs contains a second king master suite, a second hall bathroom, a queen room, and a bonus room loft. The property is fully stocked with all the essentials such as shampoos, conditioners, soaps, toilet paper, and plenty of fresh towels and linens. In the hall closet, you will find a full washer and dryer with detergents. The kitchen is fully equipped with a stove, oven, microwave, fridge, dishwasher, and small appliances including a coffee maker, and blender, as well as all the needed dishes, utensils, paper towels, dishcloths, sponges, and basic cooking items to make your stay just like home! The space is also fully furnished with comfortable high-quality luxury furniture. High-Speed Internet - 500mbps fiber. All TVs are smart TVs.

The pools (heated year-round), hot tubs, and community center are open from 7am-10pm. There are pool towels for you to use in the cupboard of the laundry room.

We have supplied the following for your use: a hairdryer, shampoo, conditioner, body lotion, laundry detergent, pool floaters, indoor toddler toys, outdoor badminton set, portable folding table, and chairs, games and puzzles, Netflix, and TV.

The kitchen is fully stocked and includes a soft-sided cooler and ice packs, toddler booster seat, wine glasses, coffee machine and filters, a crockpot, an electric griddle, children’s plastic dinnerware, tea kettle, and a selection of basic spices and oils.

Check in is 4pm. Check out is 11am.

Please remember there is no smoking on or near the premises, and pets are not allowed. There will be a minimum of $200 fine for either infraction.

For groceries and supplies, the Walmart in Hurricane (10 minutes east on SR9 at 3400 West) is less crowded than the one in St. George (10 minutes west on Telegraph St or I-15 south exit 10). However, in St. George, there are many other shopping options as well as restaurants, parks, and theaters.

The code to the front door will be given to you on the day of your arrival.

The property has a 1 car garage and 1 car driveway. There are also extra car stalls nearby. If you have an RV, ATV, trailer, boat, or extra vehicles, Block Storage (one mile north) at 6105 W 240 N is available for $10 per space per day.

There is a garage door opener and pool key fob hanging above the computer desk in the kitchen. Please return items there upon departure.
Policies, Rules, & Regulations

By submitting payment you, the guest, are agreeing to adhere to the following terms consisting of policies, rules, and regulations for the Rental Property.

Community policies, rules, and regulations posted throughout the property and community are also incorporated into this agreement set forth by the management company.

Access: If the clubhouse key fob or garage door opener is lost a $100 replacement fee will be charged for each.
Cleanliness Standards: Our cleaning crew follows a strict cleaning regimen. We strive to use green cleaners as often as we can. Our cleaners clean thoroughly and sanitize light switches, handles, remotes, fabrics, and all surfaces. Air filters are replaced monthly. Our 3 part process ensures nothing is missed. 1- The pre-inspection captures security, damages, and left items. 2-The Cleaning regimen attacks all areas of the house working in a deep clean. 3. The Prep & Inspect thoroughly checks for anything missed with fresh eyes and setting codes prior to guest arrival. Guests should leave the house better than they found it so that it can be enjoyed for years to come. Contact us for mid stay housekeeping assistance (fees may apply). Please complete all departure checklist items prior to departure. Trash should be removed from all rooms and taken to garbage cans. Dishes should all be washed and put away or left running in the dishwasher. Please help our cleaning crew by regularly washing towels throughout your stay. If cleanliness standards are not followed, within reason, a charge may be applied.
Stocking: Each property is stocked with the following items - Kitchen: Paper towels, sponge, dish soap, dishwasher pods, trash liners, and hand soap. Bathrooms: Shampoo, conditioner, body wash, toilet paper, and hand soap. Laundry: Allergy-friendly laundry pods, and tissues. Spices, tea, coffee, and other paper products are often left for guest use but are not guaranteed. If you exceed this amount please purchase some at the local store.
Check-in/Out: Check-in time is 4:00 PM. Check-out time is 10:00 AM or 11:00 AM, depending on the property size. If the guest would like an exception to these times, please text customer service.
Late Check-Out Fee: If the guest and/or anyone within their party is still on the premises after the check-out time without prior authorization, the guest will be charged an additional $25 every half an hour.
Maximum Occupancy: Occupancy is limited to the amount of people posted unless prior arrangements have been made with the Owner or if it is a larger property that is intended to sleep more. Guests will be responsible for all actions of members of their party or guests of the guest.
Accidents, Injuries, Illness, or Loss: This unit is privately owned – the Owners and/or property management company are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. The Owners and/or property management company are not responsible for the loss of personal belongings or valuables to the guests. We will do our best to return items left in the unit. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm and/or loss arising from their use of the premises or others whom they invite to use the premises.
Property Damage: Keep the property and all the fixtures, furnishings, and enhancements in good order. A preauthorization hold of $200 or $500 (depending on size of the luxury home) is placed 6 hours prior to check-in and will expire 3 days after check out. This hold is to cover accidental charges that may occur during your stay. Once we see the home was left in good condition, funds will be released.
Locksmith Fee: If the guest locks themself out of the property at any time and a locksmith is needed to let them back in, they will be responsible for paying for that expense.
Pets: Owners reserve the right to reject pets. All pets must be approved and registered through the property management company. A flat pet fee of $250 will be added to your reservation if owners approve of pets. These funds cover carpet and deep cleaning after check-out. Pets are a privilege, not a right. Failure to report any pet shall result in a $500 fine. Pets are to be leashed & immediately cleaned up after.
Smoking and/or Vaping: Smoking and/or vaping is NOT allowed within 25 feet of property. There is a $500 fine for smoking in or around the premises of the property and the community (if applicable). Any smoking or vaping paraphernalia found in or around the property will be interpreted as violation of this policy and the charge will apply.
Local/State Laws: All local, State, and Federal laws must be adhered to including but not limited to prohibited use of drugs and related paraphernalia, guns and weapons, etc.
Parking: Guests are to use the garage and driveway to park their vehicles in, then use the community spaces around the property if needed.
Vehicles: If any vehicles the guest brings to the property leak anything, such as but not limited to, oil and transmission fluid, and it is larger than 3 inches across, the guest will be charged a $75 fee.
Payment Terms: This home is listed on several sites. For VRBO and direct bookings, we require 50% upfront and the other 50% 30 days prior to check-in.
Cancelation Fees: For canceled bookings that qualify for a 100% or partial refund, the guest is held responsible for the credit card processing fees and an added $5 flat processing fee. Credit cards are processed in the USA. By making a payment, the guest agrees to abide by the rules in this agreement. If you are unable to keep your reservation, please contact us directly to see how we can help.
Eviction: The owner reserves the right to evict a guest if the terms of this agreement are not adhered to.
Noise: Please respect other guests/homeowners in other units by keeping noise levels down, particularly after 10:00 P.M. If noise persists after this time, police will be called.
BBQ Grill: (if applicable) Please make sure the gas grill is turned off after use, by turning off the gas. Please scrape and clean the grill after use. We charge a $45 fee to clean the bbq after your stay if it is left in bad condition. If you are staying in a property in Hurricane, UT please note that charcoal grills are NOT allowed on the premises, do not bring or use your own.
Trash Containers: In Hurricane, UT the garbage day is Thursday (the truck comes early). Please pull the garbage can to the front of the house on Wednesday nights. In Washington, UT the garbage day is Friday. Please pull the garbage can to the front of the house on Thursday nights. Trash containers are to be kept in the garage, or in the rear yard except on trash day. Trash containers are to be set out no earlier than 5:00 PM the night before pickup day and returned to their storage place once they have been emptied.

Perfect location
We enjoyed our stay here - we had three couples and the 3 bedrooms + 3.5 bathrooms provided plenty of privacy. We enjoyed the pool/hot tub one morning and it was perfectly located - close to UTV trails and easy access to downtown St George. When we come again next year we wouldn’t hesitate to book here again.

The communication was great and fast! The house was clean. The amenities were nice. Extras of bedding and blankets were helpful. Available pool towels was also helpful. Loved use of garage. Easy checkout! Only issue was WiFi continually going out and router was not in the place listed on the directions.

Clean property, very nice accommodations. The owner has thought of everything! Day trips to Grand Canyon, Zion, Bryce all very feasible. Floated down a river near the property. And several trips to the association pool made for a great vacation with family and friends!

This is our second time staying at this home. The location is great, and the home is clean and comfortable. The fridge-filtered water is super slow, so we went to the local Walmart and bought bottled water, but besides that, everything else worked as expected.

Our stay at Cactus Rose was exceptional. The location is perfect for accessing the attractions in the St George area. The home is one of the nicest and best kept of the many VRBO properties we have rented. If we go back to the area we will try to rent it again.

Amazing Property!
My family rented this property for a week during our stay in Utah for our kids regional SwimMeet at Dixie State University. The ease of accessing I-15 and getting into St. George and Zion was great! Having a home that has a fully functional kitchen with extras like a ninja blender, crockpot, air fryer and multiple tools to be able to cook each meal made our stay so much less stressful; all we needed were groceries. There were plenty of bath towels, hand towels as well as a shampoo conditioner and hand lotion provided by the property. This townhome was so nice with two teenagers each having their own bedroom with a TV and own bathroom as well as additional space for them to spread out. It was super quiet and the property management responded quickly every time we contacted them via email or text. I would highly recommend this home to anyone traveling in the St. George area and we will definitely be staying here again next year when we head back to Dixie State!

Great home
We had an amazing time. The house is very well maintained and is beautifully decorated. It fit our group of 9 perfectly. The community pool was great for the kids to wind down in while the adults relaxed in the hot tub or joined in on the pool fun. Home is great location for getting to area attractions. If we come back to the area, we would love to stay here again.

Beautiful unit / clean / management accommodating to some special needs.
Natasha was great, scheduling athletes and families is challenging. Natasha was helpful and prompt in answering our questions. Property was quiet, close to our venue and clean! I was surprised how well stocked the kitchen was with spices and nice cookware. The Quality really shows, amazing soaps and shower gels. Big fluffy new towels and bed sets. Last year we had a terrible experience with another company in same area. No heater, dirty and missing items. Will book again! K. Grinsell
