Amazing Home
We spent three nights here. 4 couples. Everyone had an amazing time. We have been to the area many times and were okay with being a little farther from town this time. We loved the proximity to Luckenbach. We loved all of the amenities here….hot tub, out door living space and fireplace, ping pong, large kitchen, etc. The only drawback was too many twin bedrooms. We would all enjoy coming back or returning with family for a holiday weekend.

Nice Place
This is a very nice home and property for family gatherings. We had a few glitches but overall a great home. Hot tub was out and the weather was perfect for it, dang. On Saturday there was a land sale event on the adjacent property and the almost constant traffic on the drive adjacent to the fence line created a dust storm that pounded the back patio, pool and building. It was not possible to use the back area while this was happening so we decided to go into Fredericksburg during most of the day. The traffic and dust storm had settled down some by evening but, enjoying the back area that evening was difficult. We cleaned the dust the best we could with what was available basically a water hose, broom and towel. The pool water was too dirty to think about using. I left the towel we used to clean draped over the fireplace end wall to verify that I am not exaggerating this, bear in mind that I rinsed it after we cleaned and it is still filthy. Sorry to dirty your towel so badly but there was not much available to use. An electric or gas blower would have been very handy for the job, just a suggestion. The only other problem was we could not figure out how to get Dish on the main TV in the Den to watch college football but used the TV in the Study.

Excellent Fredericksburg Experience
Sunny Oaks was the PERFECT home base for our family while in the Fredericksburg area. The layout of the home provided everyone with their own space while also providing ample room for conversations and meals in the living/dining/kitchen space. The pool, outdoor kitchen/TV space and game area in the garage were great for football game watching, competitive ping pong competitions, and late-night visits under the stars. I've stayed in many vacation rentals across the country and Sunny Oaks was THE BEST equipped home I've encountered. Every detail was thought out. I would highly recommend this home for anyone staying in the Hill Country. We will be back!

Great Venue for Small Family Gatherings
This turned out to be the perfect place for a gathering of grandparents, great grandparents and siblings to relax, enjoy the pool and games and just spend time together in a private setting. There are restaurants and shops and multiple wineries within a short distance so you have privacy but not isolation. This home is very well maintained and so thoughtfully equipped with just about anything you can think of or need. And of course Tom the cat keeps watch over the grounds without ever being a pest. We had a great visit and wanted to stay longer.

Perfection
This was far more home than my wife and I needed for a much needed extended weekend getaway to the hill country but it checked our important boxes of 1) an outdoor oasis to cool off from the summer heat and 2) close enough to enjoy everything the Fredericksburg area has to offer. This luxurious home is equipped to make everything seamless and Tom the adorable outdoor cat was a delightful bonus. We’ll be back!

Beautiful property with spacious and beautiful home. Perfect for family get away!
Directions to home were a little confusing as I have a iPhone and apples maps pulled up the directions with the actual address listed. Once we arrived it was a wonderful experience. The home was beautifully decorated and we felt so comfortable there with the comfy sofa and outdoor furniture. The hot tub was so relaxing !

Summer Kick Off
Nothing feels better than getting out of the city and enjoying the country to kick start summer. This home did not disappoint. It was the perfect size for two families. The outdoor area was amazing and beautifully landscaped with plenty of space for recreation. The property cat, Tom, was a hit with the kiddos. Our only note is that there is cat hair on all the outdoor furniture and we were covered in it. Not sure there is a solution to that other than having some handy lint rollers. We would definitely go back! Thank you for sharing your amazing property with us.

Home is absolutely spectacular, I highly recommend it. Everything was extremely clean and the amenities are superb. Beds and pillows were more comfortable than my own. I did not want to leave nor did any of my friends and family. This home was a place I could spend all weekend and not leave because it was so clean relaxing and beautiful. Where do I start? This place is FABULOUS! Everything you think you might need is there. House is beautifully decorated and so comfortable. There cannot be enough said for the outdoor spaces....the pool, the hot tub, lounging spaces to include a fabulous Traeger Grill and big screen TV for football or late night movie! We adored the "care taker" we named him Goldie...he loves everyone...and there are armadillos next pasture over grazing. So many memories made here we will cherish forever. I also want to mention Absolute Charm went out of their way to accommodate our requests. We will return...highly recommend in case you haven't noticed! You will love it!

50th Birthday celebration
Came to Fredericksburg for My 50th birthday with some girlfriends. We had the best time ever! The house is spacious and beautiful and had everything we needed. After spending the day at the the local wineries we enjoyed coming back to the house and hanging out on the back patio. It was heaven!I would highly recommend this home to anyone who is looking for privacy and all the comforts of home.
