FIRST FLOOR
ā When you walk in, you're greeted by a dining area that flows into a spacious kitchen with beautiful lake views. The kitchen opens up to the cozy living room, complete with a sleeper sofa and a large entertainment center and TV. A convenient half bath is also on this level. Outside, you'll love the peaceful patio, ideal for grilling, enjoying a meal, or even fishing in the lake!
SECOND FLOOR
ā Upstairs, the primary suite offers a plush king-size bed and stunning lake views, along with a private bathroom featuring a walk-in shower. The second bedroom is perfect for kids or friends, with two twin beds and a pull-out trundle, plus its own bathroom with a tub/shower combo. You'll also have access to a washer/dryer on this level for added convenience.
OUTDOOR AREA
ā Step outside to your private patio, complete with a gas grill and outdoor dining setāperfect for meals and relaxing. The patio also offers easy access to the community pool and is just a short stroll to the beach!
BAYTOWNE WHARF
ā Baytowne Wharf, located on the bayside of the resort, offers plenty of activities like zip lining, paddleboarding, biking, and fishing. With a variety of restaurants, live music, and drinks, there's something for everyone. During the summer, enjoy spectacular fireworks displays. You can easily reach Baytowne Wharf by car or the Free Resort Tram, and we provide the passes. Plus, four amazing golf courses are just minutes away!
SHOPPING / DINING AT GRAND BLVD
ā Grand Boulevard is just a short drive from our villa and offers fantastic shopping at stores like Pottery Barn and Tommy Bahama. You'll also find Publix, a movie theater, great dining options, and fun town events. It's a great spot to shop, dine, and explore!
PET FRIENDLY
ā We're happy to welcome up to 2 pets to our condo! Your furry friend(s) should be under 40 lbs, well-behaved, and on a leash whenever outside. Please be sure to pick up after all potty breaks. The maximum number of pets allowed is two. A non-refundable pet fee of $300+tax for one pet $600+tax is required and will be charged AFTER the booking is made, and our Pet Agreement must be signed in advance. If management is not notified beforehand, an additional $500 fee will apply. Thank you for helping us keep our space enjoyable for everyone!

GUEST ACCESS
ā You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
ā Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.
Wi-Fi
ā Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.
PARKING
ā Upon arrival, you will pick up two parking passes from the guard gate. There is no additional cost associated with the parking passes. We have two spaces available for parking, but please note that it is first come, first serve.
BEACH SERVICE
ā Complimentary beach service is not included with the rental. Typically, you can find beach chairs, toys, and umbrellas outside the courtyard. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you'd prefer to rent chairs and umbrellas, we can provide you with the beach service contact info after booking.
POOLS / COMMUNITY AMENITIES
ā There is one community pool right around the corner from our townhome. No alcohol or glass is allowed near the pool/spa. You cannot add anything to the pool/spa, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.
GOLF CART
ā Our villa does not include a golf cart. Please note that the resort does not allow outside golf carts rentals or scooters.
SECURITY
ā Our property currently does NOT have an entry camera. The resort contracts with a security service to provide security for resort grounds and amenities. The resort may have cameras throughout the area. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.
BOOKING
ā You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK-OUT
ā Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST.
EARLY ARRIVALS
ā We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 p.m. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 a.m. CST.
KITCHEN
ā The kitchen has a fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.
SMOKING
ā NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.
REFUNDS
ā Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents and understand the beach flags!
