Situated in the Swan Lake neighborhood, this highly desirable location is close to all the activities and amenities that Surfside Beach has to offer but is just enough off the beaten path in the quiet section of Middle Beach. The beach house is situated on the second row, where you will enjoy partial views of the ocean and easy access to the beach! Walk-on beach access is available across Swan Ct while drive-on access is available a half mile or less in each direction. The Surfside Beach golf cart path runs the length of the island along the Bluewater highway behind the house.
The layout of the beach house is great! Spacious and comfortable, your family will enjoy spending time in the open living, dining, and kitchen areas. In the living area, you'll find comfortable seating, a 65" flat screen Smart Roku TV with streaming capabilities (no Cable TV package), NBA Jam arcade game, a brand new 12’ shuffleboard, two tables for games, puzzles, activities, and dining. Additional seating is available at the breakfast bar.
The three bedrooms can sleep up to eight people. The master bedroom has a king-sized bed. The guest bedroom has a queen-sized bed. In the bunk room, two sets of twin-sized bunk beds sleep an additional four people.
The living room has a sleeper sofa that can sleep two more people.
Outside is a large deck that faces the beach. Relax on the deck with a cup of coffee or a glass of wine! Read a book while enjoying the sun, the view, and listening to the waves!
NOTE: A small charcoal grill is available but please bring your own supplies if you wish to barbecue during your stay and clean the grill after use.

HOUSE RULES
* Person reserving the property must be at least 21 years of age and must occupy the property during the stay.
* All registered guests are responsible for the actions of their family members, friends and visitors while using the property.
* Please be respectful to neighbors and neighboring properties.
* Maximum occupancy for the property is 10 people
* Refund Policies:
* Refunds are not given for an early departure - including early departure due to weather, illness, emergencies, change of plans or being asked to leave due to failure to comply with rules and regulations of rental agreement.
* Refunds will be given in the event of mandatory island evacuations only
* Quiet Hours - As mentioned in the rental agreement for your stay, the city of Surfside Beach has a curfew for those under 18 years of age. We ask that you respect the neighbors by remaining as quiet as possible after 10pm.
* No smoking in the house
* No pets allowed - Violators must remove any animal or leave the property. No refunds will be given if this rule is broken and guests will be charged an additional fee for extermination/cleaning, as well as one additional night's rent due to necessary down time and loss of income for these services.
* Please do not flush any disposable wipes, cooking grease or feminine products down the drain. These items will cause the septic system to back up or fail.
* All trash must be put into plastic bags and placed inside the blue trashcan downstairs. Please place the trashcan at the curb on Monday or Thursday morning by 6am. Any trash outside of the trashcan will not be taken by the collection service.
* If you use a grill, please use it safely away from the house as winds can be strong at times. Guests are responsible for any damage to the property caused by sparks, flames or fire.
* No loud music or parties - Any disorderly conduct will result in guests being asked to leave. Any damage caused by such activities will be subject to additional cleaning fees and billing for the damage caused.
* Do not run the A/C or heater with the doors and/or windows open as it can create issues for the system
* You are responsible for providing any additional trash bags, toiletry items, soap, and necessities beyond what is provided upon your arrival. Unfortunately, we are not able to provide an unlimited supply of these items, as the cost is too great.
* Please do not take any items from the house with you upon your departure. A detailed inventory is maintained and you will be billed for any items that are found to be missing or damaged.
* Please alert us to any damages that occur or issues that arise as quickly as possible so that they may be fixed or replaced in a timely manner.
CANCELLATION POLICY:
A taxable cancellation fee will be charged for every cancellation in order to reimburse the property owner for expenses he/she would be out-of-pocket for your canceled booking. The total amount of the cancellation fee is the sum of the items described below:
•10% of the amount of rent only
•The total amount of credit card processing fees the owner has paid on your booking payments
•Tax applied to cancellation fee
If applicable, refunds will be issued as follows:
•Up to 60 days before arrival, guest receives 100% of the payment less the taxable cancellation fee
•Up to 30 days before arrival, guest receives 50% of the payment less the taxable cancellation fee
•No refunds within 30 days.
