Located minutes from LakePoint Sporting Center, right off i-75. This spacious two-level home with a two-car garage with a fenced-in backyard welcomes your stay. All four bedrooms are on the second story. Professionally designed and decorated to fit our guest's every need. Each room is equipped with a smart TV, and fresh bed & bath linens. The master bedroom has a private bathroom & a king-size bed. The other rooms have two queens and a bunk bed. You are welcome to make use of the propane grill! The kitchen is fully equipped with cooking basics. We set out a variety of snacks, tea bags, and pods for the Keurig K Cups coffee maker available upon arrival. What sets us apart is our commitment to sustainability, highlighted by our 50 amp 14-50R EV charging outlet. Whether you're driving a Tesla, Nissan Leaf, or any electric vehicle, you can recharge conveniently right at our property. Pets are welcome, there's a fully fenced-in backyard and pet fees apply.

*This property includes all utilities, internet, lawn care, and pest services. Ideally suited for home sellers caught between properties or homeowners displaced by insurance claims. Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. The propane grill at the property is available for use during your stay. Please utilize the cleaning brush within the grill, additional grill tools are located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill. The fireplace at the property is solely decorative, non-functioning, and is prohibited from being used. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Pets/Animals
Pets are considered and require approval before check-in, please reach out directly to discuss your and your pet's stay. Upon approval, the fee will be charged to your card on file.
29 + Nights = $10 per pet, per night
7-28 Nights = $15 per pet, per night
1-6 Nights = $25 per pet, per night

Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis.

Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement in an effort to upkeep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Grill
The propane grill at the property is available for use during your stay. Please utilize the cleaning brush within the grill, additional grill tools are located in the kitchen. Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, per every 40GB beyond your stay's total allotted data usage. No refund shall be given for a number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.

Maintenance & Landscaping
The property's general maintenance & landscaping are handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

Trash
All trash must be bagged, the garbage bin is located outside near the garage. The trash bin is to be rolled to the curb Sunday nights for early Monday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.

Wonderful place… can’t wait to visit again! The house was new so up to date. There were some ants in the kitchen by the sinks. It didnt bother us too much because our visit was short and we barely used the kitchen. This place is large and good for a couple families. Check in process was easy.

Great location & clean, comfortable house
We stayed here during a week of playing baseball at Lakepoint Sports Complex and it was the perfect location. Downtown Ackworth is a precious little town with great food options and is walking distance from the house. There are also some walking trails close by. We would stay here again in a heartbeat. It was perfect.

We were looking for a home close to Lake Point since we were heading down for a baseball tournament. This was perfect! Close to the ball fields... Grocery and other restaurants right around the corner, and only a few minutes to downtown Acworth and the lake! The house was spacious, clean.. we had zero issues! Everything was as advertised... Even the wifi worked perfectly! :)

Great house in a good location close to LakePoint and a lot of good restaurants in downtown Acworth. My only criticism is it’s such a nice house but the walls were quite scuffed up. Needs a good clean or some touch up paint. Would definitely stay here again

Baseball Tournament stay
Location was perfect for our baseball tournament at Lakepoint sports. The house was decorated very nicely and beds were all comfortable. It was nice having a tv in each bedroom. A few small things kept me from giving a 5 star rating such as needing more utensils/cookware in the kitchen- there was no whisk, pizza cutter, only 1 Tupperware container. There was also no iron and when I contacted the company they went back and forth with me about it and I finally just gave up. There was an ironing board… but no iron. Also, the gas was empty for the outdoor gas grill so we had to refill it on our own and get reimbursed, no a big deal but frustrating when you are ready to cook and have to stop to run that errand. Overall, it was a great stay and we would certainly stay again but the small things need to be perfect in my opinion for a 5 star rating.

Nice and comfortable
Overall this is a very nice property. It's only a couple of years old so in good condition. Washer and Dryer are very nice. Beds were very comfortable. Living room furnishings were comfortable as well. We only used the master bedroom but the other bedrooms looked good, a large family could be very comfortable in this place. There are a couple of things keeping this from a 5 star. There were some cleaning issues that I addressed directly with the owner and I believe will be resolved. You need to bring your own streaming log ins or version of Roku stick as no cable or streaming tv is offered. There are also no books/games etc that you would expect with a top quality VRBO. Nitpicky perhaps but to get a 5 star you need these items. Overall good and would stay there again.

In town for our sons wedding. House was close to downtown ackworth and the venue This house was very clean and had lots of little extras that made our stay nice such as plenty of towels, shampoo, hair dryer, washing machine. Kitchen had all the things we needed to cook a few meals.

Property was awesome! Super clean and close proximity to eating and Lakepoint for sports events.
This was the best rental we have stayed at. Great indoor and outdoor space. Manager was easy to reach and it was super clean and updated house. We will pass this one along for our team next year. Close to eating places and the highway.
