This spacious 3-bedroom, 2.5-bathroom home offers an open-concept design with plenty of room to unwind. The main level features a master bedroom with an en-suite bath, a full kitchen, dining area, and sitting area. The upper level has a master suite with an en-suite bath, which can also be accessed from the guest bedroom with two twin beds. This level also includes separate seating areas with sleeper sofa.
Both master suites come with Smart TVs, with streaming available in the living room and master suite.

POOL HEATING
In climates where average daily high air temperatures aren't sufficient to maintain the pool water in the recommended 77 to 80-degree range, a pool heater is required for comfortable swimming. In NE Florida we have days where we do not reach air temps that will allow the pool heaters to work properly. Because heat pumps transfer heat instead of generating it with combustion, they're most effective in climate zones where the average daily air temperatures during pool season are greater than 50 degrees F. During the winter months, it will be almost impossible to keep the pool temperature comfortable enough to swim as we have days where the temperature dips down into the 30-degree range. Please temper expectations based on the climate and avg weather temps for this region before booking.
POOL HEATER CHARGES
* The pool heater is available only during the cold season. Oct 1 - April 30th.
* The pool heater charge is $100 per week (plus tax) to be set at 80F (standard is 78 or 80F with hotels for outdoor pools) starting at 10 AM.

HOUSE RULES
Please review each rule carefully to avoid any deductions from your security deposit or additional charges to your credit card upon check-out. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this a lovely space to be enjoyed by our guests.
Primary Renter: Must be 25 or older.
Cleanliness: Maintain a good level of cleanliness throughout your stay to make check-out easier.
Accidental Damage: In case of any accidental damage, we’ll assess the issue internally to decide if and how much the deduction or repair cost will be.
Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.
Occupancy: Do not exceed the maximum occupancy for the house (8) at any time.
Smoking/Vaping: No smoking or vaping. Evidence of smoking/vaping will incur a $500 additional cleaning charge.
Pets: Pets are NOT allowed. Evidence of a pet will incur a $500 additional cleaning charge.
Pool: Swim in the pool at your own risk. There is no lifeguard on duty. Please do not run around the pool and do not dive into the pool. You will see a pool technician once a week.
Security: Outdoor video camera for your safety and security.
Service: This is a short-term vacation rental, not a hotel. No daily cleaning or laundry services provided. If you wish to arrange additional cleaning services, please contact management.
