A warm Southern welcome to the *new* High Country Overlook at Eagles Nest, where every detail has been thoughtfully designed for your luxurious comfort and relaxation in mind. *June 2023 note: The interior of this property has just been stunningly refreshed by the owner, an interior designer. We love the mountains, and we love Eagles Nest, and we're so happy to share it all with you.
Our main level includes a large open family room with incredible views through floor to ceiling windows. Sink into the huge, buttery soft leather sofa and oversized armchairs in front of the rustic 2-story rust-metal gas fireplace and large mounted TV. Or curl up in the single seat window reading nook, full of natural light and stunning views. Or set up your laptop at one of many options, including an antique desk near the front entrance. We've placed the dining room table for 8 near the floor to ceiling windows so that you can open the deck slider and enjoy the outdoors while you eat inside or out. The kitchen includes stainless steel appliances and granite countertops. There is breakfast seating for 3 at the kitchen bar, and 4 more at the natural wood freestanding kitchen island. There is a half bath off the kitchen area. We converted what was intended as the dining area into a "drop zone" - so that when everyone goes skiing in the winter, there is plenty of space for all of you to comfortably sit and take off all of your layers and gear easily. This area is also a great place for the kids to play games or hang out when they're not in the upstairs loft and game area.
The primary bedroom with a king bed and en suite bathroom with double granite vanities, a walk-in closet, soaking tub and walk in shower is also located on the main floor - with stunning views from a total of 7 windows. The 4 bedroom windows look out on the back and side of the property - you'll wake up to beautiful views every morning!
Upstairs, you'll find our open loft with gorgeous views of the vast green wooded area behind us, a ping pong table, a 3-games-in-1 game table (hockey, foosball and pool), beanbags for comfy kid seating, a low kids game table with poufs and a chest full of countless games and puzzles. Plus, a cozy gabled sitting area with deep leather chairs and an antique hanging lamp - a space just for the grownups, in front of a window facing front.
Two more bedrooms are also upstairs - one, facing front, with another king bed, wall mount tv and spacious closet, and a huge bunk room facing back, with 2 sets of wood twin bunk beds and a closet. (Yes, the kids get the best view! They'll see lots of wildlife through these huge windows!) The second full bathroom (tub with shower) is located between these two bedrooms and has a hallway entrance. We also have a stacked washer dryer just outside the second floor king bedroom.
The outdoor living is equally fantastic at High Country Overlook. We have 2 super comfy custom made adirondack lounge chairs with matching footstools, a dining table that seats 8 and a propane grill on our second floor deck, which is partially under roof. Be sure to plug in the lights at night! Around the side of the house, nestled into the trees, is our Bullfrog Spas hot tub.
We are perfectly located in the Overlook section of Eagles Nest, within walking distance to the Winery and to the North Pavilion, which includes a fenced in basketball court, a soccer field, fire pit, dog park, helipad, the Sportman's Lodge, and so much more.
You also have quick access to Beech Mountain via Mountain Pass Road, just a short drive away. Please note that to return to the home, guests must re-enter at the front gate.

The Eagles Nest community offers a wonderful retreat with as much relaxation or adventure as you desire. With the main gate only 5 minutes from downtown Banner Elk, you will have quick access to loads of fun on both Sugar Mountain and Beech Mountain. Each season presents its own gift full of opportunity to enjoy the outdoors, or just enjoy the comforts of your home away from home. Nearby towns of Blowing Rock, Valle Crucis and Boone, home to Appalachian State University, add to the unique flavor and charm of the area. Additional Notes:
- This home allows up to 2 mature and well-trained dogs with a pet rent of $25 per pet per night.
-Check In is after 4pm. Check Out is by 10am.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are more than welcome to attend however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- The summer concerts are open to all guests however there may be an admission fee for each person and cash bar for food and drinks.
- All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.
- Guests are not allowed to bring their own ATV's. For information about ATV rentals please visit: Off Road Adventures website
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.
CANCELLATION POLICY - Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Wrong location pictured!!!! Location and Hot tub were my requirements and this place missed.
This property is as beautiful as pictured. But, It is not pictured in the correct location. This property is in Eagle's nest, a 35 min drive to Sugar. We were skiing on Sugar during this trip, This is a very important detail! I wanted a house that I could leave my husband and older kids and return with my six year when he got tired of skiing. Unfortunately, the roads to this home were terrifying to drive on in the Winter! We just ended up spending the entire day waiting. The many switchbacks and lack of guard rails, did not lend itself to quick trips back. This is why having the correct location on the map on the listing is important!!! The house is as beautiful as pictured. The loft has games, but they are the mini versions and there is no air hockey, as mentioned. No one got hurt skiing, but there was a resident ice pack for the head knocks on the pitched roof over the gaming tables. The owners have staircase to the hot tub locked. This means you have to go out the front door, to the driveway, down an icy wooded slope to the hot tub AND BACK UP, WET. Since it was Jan, and it gets dark by five, it was impossible to see. There are no lights by the tub or anywhere to set your towels/clothes. I would have expected a lot more for this level of home.

Great stay! The property is very clean and the kitchen well stocked with supplies. The views are amazing! The only drawback is the length of time to get up and down the mountain (very scenic) especially if the road is icy.

Winter break minus the winter
Gorgeous property. Absolutely loved the home. Beautiful neighborhood and great amenities for the kiddos. It’s a bit of a hike up to the cabin but once you get there, it’s worth it. Newer home means newer technology and the fire place a TV’s seemed a bit smarter than us. We had a difficult time figuring out how to turn on some of the televisions. Luckily the kids were able to help. I think we had record heat while we were there which meant no skiing, tubing, etc Nothing you can do about Mother Nature. We will definitely be back!

Fantastic Mountain Getaway
Exceeded our expectations! This is an absolutely lovely home within a very impressive, gated community; the amenities and surroundings are fantastic. The home was very clean and well maintained; it had everything that we wanted including a large private deck with great views. This all helped make for a wonderful vacation.

Excellent new property near the top of the mountain
-very clean, new, well decorated cabin. Perfect for a family. We brought safety gates for the steep wooden staircase for our 2 year old. The older kids loved the loft with games and the bunk beds. The hot tub was large and so nice. Liked the whole Eagles Nest gated community and the small town of Banner Elk. ♥️

Dangerous roads in snow
This house was beautiful and very clean. However better directions would have been helpful. The address given to us would not pull up in Google maps and therefore we found ourselves lost high in the mountains on back roads. Eventually we found the place and, again, very beautiful. Even so, the roads leading to this place are extremely dangerous in snow. I had received emails encouraging four wheel drive or chains for the roads. Although any mention of a 20 min drive to the house from the entrance of the property was not included. Nor the cliffs along steep turns. Unfortunately for us, snow was on the way. Even with our four wheel drive we were nowhere comfortable driving on such roads in snow and therefore decided to leave early. Which then were denied any refund. The fine print had stated “travel insurance did not include coverage if you have to go home early”. Of course we did not anticipate leaving early due to snow. We came for the snow!

Amazing Home, Views, & Neighborhood
We had an incredible time! Home is gorgeous with fantastic views. We loved the neighborhood. Developers did an amazing job of making everything so natural and blend into the landscape while also providing so much to see and do in the neighborhood. Winery is within walking distance which was great the day we got snowed in. It’s quite the driving trek to the house, but pretty views on the drive and plows came multiple times a day. Highly recommend!

Beautiful and brand new, was perfect for our family. Important to note, however, that the fastest I ever made it from the main entrance of the community to the house was 16 minutes. It’s a bit of a hike up the hill but once you’re there it’s fantastic.

Our stay at the cabin was wonderful! Nice kitchen open to the living room and view, hot tub, and remote controlled fireplace. Eagles nest is spectacularly beautiful. Went hiking on site, close to beech mtn, and went snow tubing at hawksnest.
