Kozy Kanab #12 in Crimson Cliff Villas is modern, near downtown and pet-friendly! What more could you ask for? 1,600 sq ft with a sunny, open kitchen, living room and dining area, 3 bedrooms and 2 1/2 baths, walk-out balcony, 2 car garage, private backyard with seating and fire pit - everything you need to have a super stay in southern Utah!

The Space:
Located in the new community of Crimson Cliff Villas, Kozy Kanab #12 is centrally situated between Zion, Bryce, and the Grand Canyon, and is designed to be the ideal hub for all of your National Park explorations. This beautiful 3 bedroom 2 1/2 bath townhome has all the amenities you need to make the most of your stay. We have bedding for up to 7 people (1 king bed, 2 queens and 1 air mattress), but if you brought your own sleeping bag, we can accommodate up to 8. Additionally, there is a desk available and blazing fast Wi-Fi for those looking to be able to work.

This property is a Dog friendly property and does require a $50 Dog fee. if you plan on bringing your furry Dog friends. Policy: Dogs are NOT allowed to be unattended in the home at any time, please understand and respect our policy. NO Cats Allowed in the home.

Living Area - Comfortable sofa, oversized chair, Smart TV, workstation.

Kitchen - Fully equipped, stainless steel appliances, walk-in pantry, blender, cookie sheets, pots, pans, toaster oven, and baking dish. Kitchen island with seating for two, Keurig with complimentary coffee pods, dining table with seating for six.

Backyard - Small fenced-in backyard with seating and BBQ.

Guest Bathroom - Half bath located on main level.

Upstairs - Master suite with ensuite bathroom, guest bedrooms 1 & 2, balcony, guest bathroom, laundry room.

Master Suite - King bed, air mattress, ensuite bathroom with tub/shower combination, complimentary shampoo, conditioner & body wash, large vanity, hair dryer, walk-in closet.

Guest Bedroom 1 - Queen bed, access to balcony.

Guest Bedroom 2- Queen Bed, access to balcony

Guest Bathroom - Tub/shower combination, complimentary shampoo, conditioner & body wash, hair dryer.

The Neighborhood:
Kozy Kanab #12 is located in Kanab's newest development, Crimson Cliff Villas. Please note the address may not show up on some map programs due to the newness. If you need help finding the exact location please let our team at Zion Stays know, and they will send you a direct pin!

There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting and K-hill, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops. We love some of the local tour companies; they can make your travel time far more productive and enjoyable. Many of them even offer early morning pick-ups from Kanab.

Equestrian and biking trails are also available.

Getting Around:
This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell, as well as the north rim of the Grand Canyon.

Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places.

Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away.

Property was clean and close to downtown Kanab. Only one TV for entire townhouse. No TV in bedrooms. Seating in living area was limited for 6 people so could not all sit around together to watch a movie.

This is a fairly new condo building and it is very near downtown Kanab. It was a perfect location and a very nice condo with a great patio. It met all of our needs. We would stay here again and maybe even longer next time. Thanks.

Great home base for our adventures!
Our family of 3 (two adults, one 11 year old) used this condo as our home base for all our Northern Arizona/Southern Utah adventures. The condo was clean and conveniently located to so many amazing parks and hikes. The binder of local hikes was really helpful too. We stayed for a week and visited: Valley of Fire State Park, Red Hollow, Bryce Canyon, Antelope Canyon, Horseshoe Bend, Cat Stair Canyon, Belly of the Dragon, Zion National Park, and more! The town had a few small restaurants and Honey's grocery store had everything we needed to stock the kitchen for our stay. The king bed in the master bedroom was so comfortable, I had to follow up to find out the brand/model so I can look into buying one for home. The laundry was convenient and helped us pack small for our week-long trip. The firepit and grill were a great addition. We also liked the convenience of the garage (and garage door opener) which allowed us to easily bring in groceries to the kitchen. All in all, a wonderful experience and we would certainly stay at this property again!

Great place in the heat of Kanab.
Clean and comfortable lovely townhouse near restaurants. Place was fully stocked. My only suggestion would be to add a coffee maker. They have a Keurig but I'm not a big fan. Would definitely recommend if you're visiting the area. About 2.5h drive to White Pocket, 1.5h to wire pass or buckskin gulch.

A great place to stay in Kanab!
We had 4 adults sharing this property and each of us loved it! The location is really good and is surrounded by other townhomes alike. The place was very clean, and the beds/pillows were super comfortable! The garage is nice and large and provided us plenty of space for all of our belongings. There were ample soaps, towels, blankets, and laundry supplies provided. There is only 1 TV down in the living room, but that was not an issue for us. The fridge is large and the accompanying pantry provided lots of storage space. The back patio is also very nice and has a small gas fire pit. Our only complaints are that there were not enough cups/plates/silverware, the living room could benefit from some side tables, having a grill outside would be a huge bonus, and it would be nice to have more chairs on the back patio. These issues were all things that we could deal with and we would definitely stay here again! The property owner was extremely kind, understanding, and responded quickly. HIGHLY RECOMMEND STAYING HERE :)

Very nice place
Would stay here again. Very clean and nice and new. Excellent location close to town and surrounding activities @ hiking etc. The reservoir is close and amazing! The host of this property was also amazing and easy to contact but we had no issues so no bother! I would just suggest a toaster and it would have been nice to have an outdoor grill. Otherwise great. Ample soaps and shampoo provided. Laundry soap and dryer sheets provided. No need to take any. Very nice to be able to park the car in the garage too. We loved our stay here!!

Great stay in Kanab
This property was perfect for our 3-night stay in Kanab. It was very clean and new. The beds were very comfortable. The kitchen was great with new appliances. Great location to all the great restaurants in Kanab. We highly recommend staying at this property. We look forward to staying again soon.
