A lovely place to stay in the beautiful Scottish Borders. I was made very welcome and the two hosts went out of their way to help - offering advice on places to eat and willingly providing an early breakfast on the Sunday morning. Breakfast was excellent with all locally sourced fresh ingredients. Room was very comfortable, really clean and quiet. Would highly recommend Bellevue.
Very welcoming, friendly, efficient and helpful hosts ensured we had a most enjoyable stay. The room was clean, bright and airy and was well appointed with everything we needed. Breakfast was marvellous, an excellent choice available, well cooked and presented. Good off street parking. Large range of tourist leaflets and books ensured you made the most of your stay.
Graham and Hillary are an asset to Kelso, being here for the first time, they made us feel welcome and at home. Their local knowledge and attentivness made a trip so memorable. It was a pleasure to stay here and we will hopefully be coming again.

The whole place needs a good clean. It’s old and traditional in Scottish style however is very disappointing condition. We were in room 4 with a cupboard with shower and toilet in. The wash basin is actually in the room which I don’t think is pieasant. Everywhere was very dusty and the furnishings inadequate. In need of an upgrade!
Not a great inviting smell as you enter either.
I always take other reviews into consideration before I book and there are only a few which tell the truth which is surprising.

Delightful guest house. Host Graham is lovely and helpful. I stayed in room 1 which was a twin, small but enough room for a very comfortable stay. Bathroom looked very new. Carpets very clean. Would stay here again.
The guest house run by Graham and Hilary is fantastic. They are very welcoming and will make everybody feel at home as soon as you enter. The rooms were cosy. The breakfast served was delicious.
This little Guest House was just the image I had of what a Guest House should be. Wonderfully decorated and furnished, a real home from home, Graham and Hilary were simply great hosts being ever so helpful and friendly but not overbearing, breakfast was top notch! Dog friendly (our Labrador loved the place) I would one hundred percent recommend that you visit here when in Kelso as we will certainly stay again, sooner rather than later!
The building is a little tired but this is literally the only negative! Graham and Hilary were amazing hosts. Right from the beginning, Graham was gracious and hospitable when we called to say we were going to be late to check in, then took the time to explain the best places for food and visits in the town. The cooked-to-order breakfast the next morning was perfect and both hosts were incredibly patient and catered well to our 4 month old son (high chair and cutlery and would have had a cot ready had we not had one ourselves). The hotel is only a few minutes' walk from the main square and Kelso Abbey and there is a lovely River walk behind the hotel. We will be recommending Bellevue and its lovely hosts to everyone
Nicely located to explore the town and not far from the racecourse which was the main reason for our visit. Very accommodating host and some pleasant young girls who served the breakfast

Arriving after dark is a problem at this B&B Car Parking is in a back street with little space and virtually no lighting.We are elderly & disabled (81/85) and walking to the entrance via the street which was badly lit,the ground inside the garden is very uneven and also badly lit.The Lady who welcomed us didn't even know if we had paid!! The room was very cold but warm after heating switched on. Shower room also very cold. Beds comfortable.Breakfast on the whole very good but coffee went cold very quickly. Staff could lighten up a bit too,not as friendly & interactive as we find most Scottish people.
We are not allowed to mention room rates but this was NOT value for money,I think rates had been hiked due to number of people in Kelso that night!
