The hotel was amazing and friendly staff. Our room was absolutely beautiful and big. We enjoyed all amenities and the happy hour on the hall area with lovely Christmas decorations. Great location in 2 minutes walking from the beautiful high street. Highly recommend for a break
The room was very comfortable and spacious, lovely bathroom. There was a good choice of breakfast menu and the food was very good. Would definitely recommend.
I have to mention the outdoor decked area & steps at the top end leading from the car park are an absolute death trap when it’s been raining as it was for us, it’s as slippery as a skating ring
I had such a lovely stay that I didn’t want to leave! My room was large and bright, very clean, as was the attached bathroom. Breakfast each day was delicious, I had a great view, and I felt safe and well taken care of. Beautiful medieval streets and boutique shopping are all easily within short walking distance. I would definitely stay here again.
Absolutely loved my stay here. I had a top floor room with windows on each end, which made for a gorgeous view. Watching the sunset from this room will be a memory I will never forget . The room had beautiful bedding and a bath tub which is always a plus. The bed wasnt the most comfortable but it wasnt too much of a problem.
I would definitely stay here again if I am lucky enough to come back to Rye!
Our room was on the lower floor and although large was shabby. During our second day I returned to the room and noticed a disgusting smell coming from the bathroom, I was offered an air freshener but told them it would take a bit more than that to sort it out. Only when the smell became unbearable we're we moved to the sister hotel where we were very well looked after. However having stayed at the Lookout 2 years ago when we had a great time we felt that this time the hotel seemed neglected, the quality of the breakfast was lacking and it was just very expensive for a very lackluster stay. Will not be returning

Alex was a great front man. The breakfast is a little muddled when busy.
Could be warmer in communal areas. Room had rather a lot of black mould inside the windows, hard when single glazed.
Otherwise room was charming.
Was very disappointed, we stayed in room 20. All the curtains were to long and frayed down the edges, a curtain pelmet was missing and curtains hanging loose. Carpets stained. Corridors need repainting. I could go !!

A great and convenient place to stay
On arrival the receptionist was very helpful and friendly. Gave us lots of information. We were upgraded to a kingsize but although the room was clean and had all the facilities it could do with some TLC.
I understand rooms are being revamped.
All staff were help and friendly and always ready to help.The hotel in in a great position for visiting the town and we would certainly book another trip here with no hesitation.

You are playing a lottery here with room allocation. Will you get one which has already been refurbished or are you going to get something which was last redecorated in the 1980’s? We had 2 so called deluxe doubles, rooms, 1 and 4 and both were in need of full redecoration with, for example, the curtains falling apart from long use in room 1 and the decor in both tired and dated. On the plus side they were large and the beds comfortable. In the public facing area, the space has already been renovated and it is smart and stylish. The hotel is very well located.
The hotel standard was well maintained, cheerful and helpful staff, breakfast was plentiful, our room was clean and well serviced, our only negative was the car parking, having to use an app, not everyone has a smart phone! Eight pounds a day is too expensive. We would come again.
The room was very comfortable, staff helpful and friendly. Very nice location but sadly let down by the poor condition of the building and outside, needs some tlc!
