20th floor condo at the Ocean Reef in Panama City Beach, FL.

Our condo is a 4 bedroom 3 bath beach residence that sleeps up to 10 comfortably. All the rooms and the living area are quite large. You’ll find the balcony to be quite large as well with plenty of seating for the whole family to enjoy incredible views of the world’s most beautiful beaches. We like to bring our binoculars along when we come so that we can enjoy our morning coffee while we watch the dolphins playing in the gulf. Sometimes it seems like there close enough to touch. Our condo is decorated with a fun beach theme that’s very comfortable. We wanted to make it a family fun beach condo. We also wanted to make this a home away from home, for us and our guests. We hope you’ll have the opportunity to enjoy some of the unique features of this wonderful beach environment:

The assigned parking space (P3-21) is on the third level of the parking deck. The parking spot number 21 is on your left. It's just a short walk to the elevators. From there one of the 3 elevators will take you all the way to the 20th floor where the unit is located!

Ocean Reef, built in 2008, is in a great location and close to everything. It is located on the west end of Panama City Beach and only 1 mile from the new Pier Park mall: 150 stores, 20 restaurants and a 16 megaplex movie theater. Across the street is miniature golf and go-cart track. Gulf World is just a short distance down the road along with many other entertainment and dining choices. The newest beach-front restaurant, Runaway Island, is a 5-minute walk away! The souvenir shop is also directly across the street.
Ocean Reef has unobstructed east and west panoramic views of the gorgeous white sand beaches and glistening emerald green waters of the Gulf of Mexico. Relax by one of the two pools. Very nice condo. Seemed a little older but well kept. Parking space for the condo was great and larger size so we could park our Suburban with no problem. Great place to stay. Have stayed at Ocean Reef 2 different times and it’s great and in a great location.

Overall, it was a great vacation. We loved the location of the hotel. Easy access to restaurants and activities for the kids. Large gap from this condo from others which helped the beach not be so crowded. The 2 queen rooms seemed to be much smaller than anticipated. Some inconveniences being that the pull out couch was broken upon arrival and the broom was child sized which made it very difficult to keep the room clean throughout the week. The room was clean when we arrived but did not feel “exceptionally clean”.

Location and property layout was great; 4 bedrooms and 3 baths with large deck looking out over ocean. The condo had not been cleaned well, the floors and baseboards were dirty. We were traveling with children ages 5 - 13 and they noticed immediately. The rugs were very bad; old and dirty. The beds were very noisy to get on or move around on making it hard when sharing a bed with spouse or sibling! We cleaned a lot upon arrival with vacuum, it was very sad, and several Clorox wipes. No mop was available. The front master bathroom wall was dirty, I actually washed the wall. This could be a great rental if it was cleaned well. It was unlike most all other VRBO rentals we have encountered. I feel that our cleaning fee should be returned since it was that bad.

Ocean Reef 2024
There are several reasons we won’t be returning to Ocean Reef. We paid for a week stay which wasn’t very cheap, and we were promised two parking passes, everything was said to be available upon arrival. We get to the condo with car number 1 and they informed us that they only had one parking pass for us and that the overflow parking across the street was full. I stated and showed the messages of where we were promised to be able to park two vehicles on the property for the week. The employee stated that they had other families bring 3, 4 and 5 vehicles to the condo and they had to let them take whatever parking was available. They gave us a sheet for the overflow parking and the next available lot that was two miles down the street. We brought 3 vehicles and knew beforehand that one vehicle would have to park in a public parking. Parking was very unorganized and hectic. The parking garage is extremely small, our 2016 Nissan Maxima was a tight squeeze in and out of the garage & for the parking spots available. We get into the room and you could tell their management was slacking. The room was clean to the naked eye on first look but as we got into our stay, we noticed the clean silverware wasn’t to clean. The dishwasher had a horrible reak of smell. Some of the cups that were in the cabinet were sticky and the laundry room had sand in the floor and dryer lent left in the dryer. The vaccum was broken and they left us a child’s broom to sweep with before departure. 3/10 stay.

Great condo and prefect location, the views from balcony are the absolute best! The condo could use a deep cleaning. It would also be wonderful if the condo had a luggage rack for bring in and carrying out luggage. Would definitely stay here again.

Perfect location. Condo is HUGE. Plenty of space for everyone. Property manager was great and promptly responded to any question. Beach chair rental was amazing. Only change i would make is have a cart or little wagon that guest could use to bring bags/luggage up in less trips.

Great View
The unit was not cleaned at all. The beds had hair and dirt in them, so we had to wash all of the bedding the day we got there. The floors weren’t swept. It was literally like they used bleach on the counter top in the kitchen and left. We were very disappointed because of the lack of cleaning that was done, even though we were required to pay a “cleaning fee”. We paid the fee and had to do the cleaning ourselves. I do have photos of the filth, but I’m not able to upload here. We did not contact the property manager over this, so I’m not sure how they would have handled it. Once the unit was cleaned, we did enjoy our stay. The property was nice, the unit was decorated nicely, great location, and great views.

Wish we could live there!
My husband and grown children came down for the week. There was plenty of space, great views and great amenities. The kitchen was well stocked with pots and pans and other items needed to cook. We have stayed many times in the past and plan to stay again soon!

As a whole, the stay was nice. Parking is terrible, condo has only one parking spot, you will have to find public parking for additional spaces. We had to clean the entire condo before we unpacked. Zero cleaning supplies in unit (broom or mop). Toilets we covered in dry urine. Spent too much money and time on cleaning before we could actually enjoy.

Great views! Wonderful lay out, lovely decor. Plenty of room. Location was awesome. Loved the beach supplies left in the closet but disappointed that no beach chairs/umbrella reserved for the condo. Cost $192 for 2 chairs/umbrella for 5 days!! Only broom clean but I had read the previous reviews & bought cleaning supplies to spruce it up. I would have given it 5 stars, but the stove cooktop was cracked and I'm pretty sure that's a safety hazard. I was not bothered by the slow elevators, 2/3 worked. I would rent this awesome 4 BR condo in the future.

Condo was beautiful and in a great location, but it wasn’t very clean. The floors were dirty. My 10 month old got black dirt on his feet the first day we got there from crawling on the floor. We kept socks or shoes on the whole time. One of our cousins found shards glass in her bed that cut her foot the first night there. I would definitely look into a new cleaning crew, other than that, no complaints!

Beautiful location, not clean!
The location is wonderful, it’s close to everything or just a few minute drive to either pier. The view from the room was absolutely wonderful. It was definitely a “loud” area to stay in, a lot of partying, but inside the condo you couldn’t hear it. It wasn’t clean at all, every bed had dirty linens… we got in late and had to strip the beds and clean, after a 12 hour drive that’s a little frustrating, also there were some things that were broke when we arrived like the stove top, and some other things. I would highly recommend finding a new cleaning crew, but other than that the condo was nice and we enjoyed our week.

We absolutely loved this condo. Great location and the full time tenants were super nice. The only suggestion i would have is to have some sort of cart for luggage and groceries. We had a beach cart so it worked out well. Looking forward to booking again in the future.

Also would be nice if they had something there to help carry in luggage and groceries.
