Went to Utopia for a funeral
We stayed Thursday through Sunday and all was good and as expected. Beds were comfortable and that's all we really needed for our stay. It served our purpose for sure. Easy in and easy out.Thank you.

Plenty of space for the whole family.
Our overall stay was an amazing time the cleanliness of the cabin was on point. Beds were comfortable got plenty of rest for sure. The family enjoyed spending time together there. You must check out the creek next to the cabin it was beautiful. Just make sure you close the gates there are neighborhood dogs that will come in and knock over and get into the trash cans. Overall it was amazing.

Good location
This place was clean and quiet. Two things of note: check in email said there is no Wi-Fi password but that's not true anymore and the listing needs to be corrected. Luckily we found the small note with the password on the wall by the tv. In an area where I couldn't get any signal on my VzW cell phone that's an important detail. Second, there's a big difference in temp in different rooms in the house. We froze in the master bedroom while our sons were too hot in the other bedrooms. My step son actually slept on the couch the last night. And it's only June - I would hate to see how hot it is in August. I think adding ceiling fans to the two bedrooms would help a lot. Finally we did enjoy the cats and chickens that hung around the house.

Great home base for hill country adventures
Great small home with just enough space for our family of 6. Perfect location for visiting Garner State Park and Lost Maples. Clean house (remember this is rural Texas), stocked with everything we needed for eating at the house and making picnic lunches. Would stay here again.

Needs painting and cleaning
Plaster was falling off the walls. The doors and walls all have black grimy surfaces. Couch and main chair was old smelly microfiber. We had to put two blankets over them just to feel comfortable sitting on them. The lamp in one bedroom did not have a bulb in it and on the second day the overhead light went out. On the bright side...the roach in the main bedroom was dead when we arrived.

State park getaway
We booked this property for the WiFi, king sized bed and central access to a bunch of state parks. (The area is notorious for no signal because of the beautiful Texas hill country.) The home was well appointed with appropriate and thoughtful houseware. There were a few things that I addressed with the host about cleanliness but never heard back. Was cozy for our stay but not sure if book again due to lack of communication and questionable housekeeping.

Comfortable and convenient!
This charming home was so comfortable and convenient as a base for exploring Lost Maples, Garner State Park and other Hill Country sites. Enjoyed the outdoor sitting area and being able to walk into town for the restaurants and unique shops. Really good bed and shower are definite pluses for me. Highly recommend!
