This was a very quiet pretty street, relatively close to restaurants, Kensington Gardens, and transportation options. The family room was a tight squeeze, but appreciated a 4 person room. Just have to take turns packing. We were disappointed that the park behind was private (Notting Hill) and while the patio was spacious, smokers made it rather unpleasant, despite no smoking signs. Staff were friendly and helpful.

Great Service. Family Friendly.
We had the family room with loft for the kids. The room was awesome. The kids loved it. There was free water, tea, coffee, and cookies in the room. We added the buffet breakfast (kids were free) which was delicious. The staff were very welcoming and helpful. We did have a couple issues with the railing being loose on the stairs, and we accidentally broke one of the banisters when a child's arm got stuck. Also the room was incredibly hot, but it could have just been us. Overall we loved our stay!

The property would appear to have been converted to a hotel but all tastefully done. Although not the most modern, we could not fault the cleanliness and despite a problem with our room, we booked online, due to my wife's health issues, Fahad could not have been more accommodating and went over and above to offer us an alternative. One door was loud when it banged if allowed too either on another room or in a corridor that could do with some attention and it is not the quietest but it did not interrupt our stay. We didn't sample breakfast so could not comment but travel links into central London are excellent from the location with the tube station a relatively short walk away

Old and rundown hotel but clean and in a good area. The ceiling was leaking during a rainstorm waking us up at 3am with a wet bed, reported to reception on check out the next morning and there wasn’t any real concern so doubt it will get fixed. Other than that experience on our last night it was a lovely stay with basic but comfortable amenities.

Needed a place to stay in a pinch and this place looked nice. Our family of 4 with two BIG kids was a little pa led together but the room was clean and comfortable and the breakfast was excellent!

Good location but small rooms
Great location and very close to shops and the park. We were aware when booking that the rooms are small, and with the 4 of us (2 adults and 2 kids) plus luggages space was definitely tight. Room itself is clean, however we had an issue with our neighbour smoking and unfortunately the smell seeped into our room. We let the front desk know and was given an air freshener, however we had the same issue the next day. I don't think it was resolved properly which was unfortunate.

Staff were very attentive. Room was perfect for our needs and hotel is ideally placed for Kensington Palace or Hyde Park. Situated in a very quiet neighbourhood but walking distance to plenty of bars and restaurants.

The room we received was extremely small. We couldnt open our suitcases and need to open and close each time we needed something in our suitcase. Washroom was small as well. Sitting on tje toilet and your knees touch the sink in front of you. Also room was very warm. There was a fan but it still was warm. The pictures do not show the smallness of the rooms. Good thing we were only there 2 nights.

mold in the shower...horrible! The carpeting smelled awful. The size of the room was like a shoe box. Front desk people were very nice. The area was excellent, transport excellent. So, if you want location , this is the area. If you want a cleaner room, go elsewhere.

This hotel is wonderfully located, is safe, quiet and clean. However the room was so tiny as to be unmanageable, not evident from the photos. Also the staff, while polite, could neither make change for a small bill nor mail a postcard.

Really lovely hotel. Good location. Very convenient. Well maintained & clean. Friendly, helpful staff. All in all, a great stay. Would recommend & return ourselves. Only thing was, when booking, we were not made aware that the 'duplex' element of the triple is only half height. This meant it was extremely difficult to move, as bent double. Perhaps it should be mentioned in the description?

The reception was lovely but they had no idea how to process a cancellation. left due to mold in the bathroom and no air conditioning except a small fan, when the listing said it provided air conditioning. we did not like the conditions at all. the process to cancel was a nightmare.

The staff was exceptional. Our room was too small and the pictures online make it look bigger than it is. We were disappointed in that way and would not stay there again. We had the room that was next to lobby so it was noisy at times. Staff made experience better.
