No hot water in shower!
No hot water for a shower first morning of our stay. We were planning to leave around 8:30 but there was no hot water for a shower. I was told they would send someone to the room. No one came. Then after some time I went to reception and after some probing questions to the manager I was told the boiler had to heat up again. We were 1.5 hours late getting out and that impacted our plans for the day! Upon check out I was asked if I wanted to give two gratuities and I declined as I was unhappy about the service and lying about the hot water situation.

This was my second stay, and it did not disappoint. My room was very comfortable- the bed was great and shower pressure was very good. It is conveniently located to Paddington Station, and a lovely walk through Hyde Park got me to the Kensington area, which I love! I’ll be back in a few weeks for a one night stay. Great hotel.

This property, close to Paddington Station, advertises “sound proof” rooms. They are not. And that is why I am leaving a review, because we relied on that in choosing this hotel. We had trouble sleeping because we could hear the guy next door speaking - he was not shouting but just a normal voice - we clearly heard him sneezing as well. When the person in the room above us walked, we heard every step and an occasional boom that sounded like he was dropping a bowling ball. (My wife theorized he was just dropping the toilet seat lid.) The plumbing system is medieval - turning on the cold water tap created an incredible screeching sound, comparable only to the screech heard when turning it off. The staff was quite pleasant, but that didn’t make up for the false advertising.

This is not a 5 star hotel.
Sheets/covers were dirty, as were the lampshades at the bed - covered in hair. The pipes made a crazy noise when turned on. To say this is a 5 star hotel is a complete joke. Staff were very nice.

The hotel was very welcoming. All of the staff were excellent, especially the staff at reception. They were pleasant and strived to make sure you knew they appreciated you being their guest.

The staff was over the top excellent, they couldn’t do enough to help me out, from downloading an app for me, and helping with public transport, to letting me change in a room because I was early and my room was not ready yet. Beautiful property in a great location for transportation, dining and Hyde Park. It is well appointed with lovely artwork. The staff is excellent and oh so polite. We were disappointed in the location of the room, but still, we enjoyed our stay. The bed was very comfortable and the linens were luxurious.

If you need to be near Paddington Station, this is the place to stay! We have stayed in several in this area and the Roseate is my favorite. It's always an adjustment to come from the US to hotels without AC but apart from that our stay here was fabulous!
